HIU BREAKDOWNANDREPAIRS LTD caused a leakage following avalve replacement carried out on the HIU at my property.

On Tuesday, 7 July, at approximately noon time a HIU BREAKDOWNANDREPAIRS LTD technician attended my property to replace a faulty HIU valve. During the replacement, the work was not carried out with appropriate care. The technician made abrupt and rushed movements, which caused another component of the HIU assembly to become loose and begin leaking.

I discovered the leak later that evening and immediately contacted the company by both email and telephone requesting urgent assistance. Despite their website advertising 24/7 emergency support, I did not receive any response until normal business hours the following morning at approximately 8:30 am. Although I was informed that my case had been prioritised as the first job of the day, the technician did not arrive until around Wednesday 8th of July at 11:30 am. Given that water had been leaking throughout the night, I do not consider this to be an appropriate response to an emergency.

The technician advised that the issue had been resolved after his visit on Wednesday 8th of July at 11:30 am. However, at approximately 6:00 pm that same day, I discovered that the exact same component had started leaking again. This clearly demonstrates that the repair was not successful. I immediately contacted your office again by both telephone and email, only to be informed that another visit could be arranged for 9:00 am the following day. When I called your office at approximately 18:30 pm, there was no answer, despite your advertised emergency service. This suggests that, contrary to their marketing, they are operating only during standard business hours and are not providing genuine out-of-hours emergency support.

I have repeatedly informed their team that I am flying abroad on Thursday, 9 July, at 10:00 am and will be away for one month. There will be no one at the property to monitor the leak or respond if it worsens. Despite making them fully aware of these circumstances, I have not seen the level of urgency or accountability that this situation requires. Furthermore, given that I have already been informed once that the repair had been completed when it had not, I have little confidence that the issue will be permanently resolved during the next visit.

Whilst we completely understand your frustration at experiencing a leak before travelling, there are several statements within your review that are factually inaccurate and we feel it is important to clarify the circumstances.

Firstly, we would never knowingly leave a customer's HIU leaking, nor would we ever refuse to return to rectify an issue that had been reported to us. Our priority is always to ensure our customers' systems are operating safely and correctly.

You state that our engineer made "abrupt movements" which caused the leak. This is not an accurate representation of what occurred. The engineer replaced the faulty valve using the correct procedure and exercised appropriate care throughout the works. Your HIU was manufactured in 2009 and is approximately 17 years old. With equipment of this age, components can become brittle, seized and worn over time. Unfortunately, when working on ageing mechanical systems, additional faults can sometimes become apparent once the system is returned to operating pressure. Whilst uncommon, this is a recognised risk and does not indicate negligence or poor workmanship.

You also state that you contacted us by telephone on the evening of 7 July but received no response. This is incorrect. We operate a genuine out-of-hours emergency telephone service and all calls are recorded. Our call logs confirm that no emergency call was received from your number that evening. If an email was sent, it would not have been seen until the office reopened at 8:30 am, as our emails are not monitored 24/7. This is precisely why we provide a dedicated emergency telephone service.

As soon as your email was received at 8:30 am, your case was prioritised and an engineer attended at approximately 11:30 am. This was well within our emergency response SLA of four hours. We also wish to clarify that we would never have confirmed attendance for 9:00 am, as engineers are dispatched after the office opens and emergency jobs are allocated based on priority and location.

We acknowledge that the repair carried out on 8 July did not permanently resolve the issue. However, our engineer explained that the work completed was a temporary repair and that a replacement component was required to carry out a permanent repair. We immediately arranged to collect the required part from our supplier and return the same day. When we contacted you 30 minutes before arrival, as requested, you advised that you would not be home for another 30 minutes and asked us to attend the following morning instead.

Despite this, we went above and beyond to accommodate your travel plans. Two engineers attended your property that same evening, working from approximately 7:00 pm until 9:30 pm to ensure the issue was fully resolved before your flight. During this visit, they not only rectified the original issue but also replaced several additional ruptured washers within your unit at no additional cost.

We genuinely appreciate that this situation was stressful, particularly with your holiday approaching, and we did everything reasonably possible to resolve the matter before your departure. However, we cannot accept a public review that contains inaccurate statements about our engineers, our emergency service or our response to the issue.

We are pleased that the matter was resolved before you travelled. We wish you a safe flight and hope you have a wonderful and relaxing holiday.

They fixed our HIU quickly and professionally

We had a problem with our HIU which the company hired by the landlord that hadn't been solved, in almost two months, by the company hired by the landlord to maintain them. We hired HIU Breakdown and Repairs, which sent an engineer on the same day. The engineer was professional, checked everything, and found the fault. Unfortunately, he could not fix it on the same day, as he needed to order some parts. He came back two days later with the missing parts and finished the job to a high professional standard. He also suggested a temporary fix to have the hot water running while waiting for the repair. Finally, they guarantee the work and the parts for one year. I highly recommend them.

Rude and overcharged

Very rude in office team. Engineer mis assessed the broken parts (which were working fine and we have evidence of it) and they over charged.

Excellent service and scale—highly recommended for block management

We appointed HBR in October 2025 to manage the HIU maintenance and repairs for Riverdale House, a development of 154 flats. Their service over the first four months has been nothing short of excellent.

They successfully completed full annual maintenance across the entire block, providing clear reports for all residents and efficiently carrying out all necessary remedial works.

The clear "winner" for us has been their turnaround time; they frequently resolve issues on the same day, which has been highly praised by our residents for ensuring minimum disruption. As a manager dealing with them daily, I find their engineers and office team professional and incredibly reliable. I would highly recommend them to any building manager or residents' committee.

We went we HIU after completing RTM on…

We went we HIU after completing RTM on our apartments.

It has the best experience and beyond expectations.

HIU had 154 units to Service.

The identified faults with many repaired the same day.

They interacted with Owners/Tenants/Concierge very well and received positive feedback.

So glad about this partnership and feel positive for the future

Very reliable!

I had 2 separate appointments (investigation and repair).
Both engineers were very knowledgeable and kindly answered all the questions I had.
The first engineer was right on time, the second was slightly late but I was made aware of it after having a quick phone call with the company.
I appreciated they made an effort to respect my property and clean as much as possible after the job was done.
Between appointment, I also appreciated the constant communication between appointments to keep me in the loop.
HIU Breakdown Repairs is not the cheapest company but they did a great job!

Highly recommended service for HIU with Central Heating

I have a HIU and two of the radiators were always cold. I have tried bleeding them and rebalance them, to the best of my knowledge. Furthermore, I tried different plumbing companies and engineers, and nobody could fix it. HBR sent a couple of engineers who spent 45 minutes and left all the radiators working. They even followed up to check on the service a couple of hours later.
It feels almost impossible to find this kind of professionalism in London anymore.
