Housing 21 is a leading not-for-profit provider of Retirement Living and Extra Care properties, We help older people live well, with dignity and autonomy, by providing support or care in quality social rent and shared ownership housing services. We operate in 220+ local authority areas, managing over 24,200 properties and provide over 48,000 hours of in-house care each week (Extra Care).

Our history

Our roots lie with the Royal British Legion (RBL), which in 1921 began to house disabled ex-servicemen and widows and, later, older ex-servicemen and women. In 1964, we became a recognised housing association before separating from the Royal British Legion in 1993 to become Housing 21.

Our guiding principles

Our three guiding principles are: 21, Better and Experience. We seek to apply these to all that we do.

This includes updating and modernising our existing housing, as well as developing new and innovative property designs and service models for the future. having read all the negative reviews for the last 12 months i can only find one that has been resolved it seems you tend to pass the buck back to the resident asking them to write to the complaints team why don' t he complaint's team deal with any negative comments directly i am a tenant at carlton cresent stockport

Terrible .For one you have asked about a person…

For one you have asked about a person who died October 23, well done for knowing your residents.
Then whilst on this subject , it's absolutely diabolical that you still charge FULL rent whilst apartment is unoccupied.
Having to pay £175.00 for just the gas per month for a full yr, is down right disgusting, I didn't pay that in my own property for gas and electricity combined.
Would NEVER recommend you to anyone .
It took 18 months plus to sell the property at a dropped price , and over £20000.00 in rent out of my dad's estate .
You definitely no Robin Hood.

New Home

Since moving in we have found every thing above our expectations the Management , Tracey and Ian have been very helpful and supportive . We do not regret choosing Housing 21 and would recommend highly.

Norton Court unpleasant Manager

I contacted the manager of Norton Court to enquirer about a potential home for my elderly but agile and domesticated father as the house he is in is now to big and housing 21 was recommended. Let me tell you I would no way on gods green earth let him live there when I phoned the manager was so rude her exact words to me were “I don’t have time for this” and slammed the phone down on me when me and my husband went to see a friend who lives there again the manager was rude not how can I help but “I’m busy” and walked off our friend who was not the one who recommended Housing 21 said she is always rude and personally I don’t think the woman knows how to do her job and she certainly doesn’t have any people skills. Thankfully we have found a lovely place with another housing association whose manager is lovely and definitely knows her job and has wonderful people skills. Would give this a zero stars if I could.

Make it matter

I work as a Local Housing Manager and the company are very supportive with training with pathways to follow The role is varied but so are the residents and I am proud to be part of their lives in their future chapters

Smoking Policy is all wrong

My mother has lived in a housing 21 complex for over 20 years. Recently a chain smoker moved in next door. This has made my mothers (and upstairs neighbours) life a misery. My mum has had 3 serious chest infections this year alone and can’t open her windows or patio door because her neighbour lights up every 20 minutes and refuses to stop smoking on her balcony (or out of the window when raining) because she was told she is allowed. No response from Housing 21 head office after complaining. The solution of the court manager? Perhaps my mum could move? She will be prioritised because of her health. What happens if another neighbour smokes? Move again. Laughable policy. Why can’t smokers have a room they can go to? Why can’t they smoke in their own home and not on the balconies with is 18inches from my mums balcony and window.

Housing 21 are the worse housing…

Housing 21 are the worse housing association I have ever had the misfortune to come across my elderly mother lives in one of their buildings that was formerly owned by midland heart no problems with getting repairs done but housing are a joke it took them four weeks to repair a shower now her front door needs repairing so god knows when that will get done .if I could give them no stars I would.

Cunningham Court, Heacham, Norfolk

Moved in nearly four weeks ago. Got a fab welcome box, with sachets of tea bags, coffee, sugar and some biscuits. Also some cleaning products, including polish and a cleaning spray, along with cloths, paper towels, toilet rolls and some black bags. All things you might forget, or have packed and take time to find. Took me several days to find my sugar:)

Everyone here very friendly. Best decision I made to move here.

Knaves Court exceeds in its care of…

Knaves Court exceeds in its care of residents. Plenty to occupy their days in a friendly environment with Cafe facilities & the opportunity for families to join together for an entertaining evening. Erica is always a joy to deal with and has been most helpful in settling me in. I look forward to many years living happily here 5 star accommodation from Housing 21.

Housing 21 Takeover of St Crispin Retirement Village

H21 - Responsible for St Crispin Village since October '24. taken time to view what happens, listened to residents and now March '25 proposing investments and continuing to review areas of concern to residents.
Issues to resolve are TV License; ATM and 888 weekend cover.

Down sizing

After the battle to complete the purchase/move the actual move into the apartment was reasonably OK.
Initially, the weather was cold and the flat was cold with limited hot water.
Management rectified the heating supplying 2 radiators and the water gradually returned. We frather feel that the apartment had remained unoccupied for a lengthy period and lacked habitation.
We have now settled in remarkably well considering we moved from a 4 bedroom house to a 2 bedroom apartment. The apartment is comfortable, warm with plenty of hot water. A couple of minor problems were rectified swiftly and we have been welcomed into the Village by both staff and residents in a very good manner.
We now look forward to the next few years here.

Bullying tactics and residents who…

Bullying tactics and residents who think they own the place seems to be a common theme within Housing 21 properties. A friend of mine moved into Yarborough Ct Scunthorpe last year thinking she would be in a safe secure friendly environment after the passing of her husband. HOW wrong she was within 4 days a male resident told her not to bother unpacking as she wouldn't be staying he continued to bully her and encite other residents against her (and his bullying also escalated to bullying and threats to myself off the premises)making my friend an 80yr old widow scared and vulnerable and her friends not able to visit her because of his behaviour all this led to my friend having to move out after only four months. My friend had absolutely no support from the staff in fact they said it was her fault. We tried to make numerous complaints but could never get through No call backs repairs that were promised never done. This is lapse management and we also found out confidentially went out the window as this certain male was telling me things he shouldn't have known The atmosphere in the building is awful and knowing some of the other residents who have also said it's dreadful because of 2 certain people mainly this male who reeks of a certain AROMATIC smell when smoking is not allowed his dog poops all over and he kicks it onto the flower bed I really don't want to rate this Sheltered Housing as its disgusting and the manager needs to do her job.This is over 4 to 6 months.

Emails

Did originally send one to Trustpilot but thought it was perhaps too lengthy so deleted it.

Keeping it short, I sent an email to a Housing 21 employee expecting some kind of a reply, but nothing, I presume they read it! It wasn't offensive quite the reverse. I may only be somebody who rents, but a reminder that I am still equal to them and indirectly pay their wages.

A mixed blessing!

Reading through past reviews for Housing21, this enormous organisation, one could see a great variety of experiences, some very good, some very bad.
My initial experience was not good. I had lived for 18 years in a similar charitable organisation, but much more commodious and less controlling.
The pathetically small kitchenette and even smaller, inadequate shower room...not a fault of Housing 21 as this is how it was built originally, butI will never get used to the cramped lack of space.
I was staggered by the Service charge...so much more than anywhere else, and £150 a month more than in my previous place for the same service....although there we did have our own electricity meters and could control what we used, and did not have to pay for everyone else's extravagant use of power, or exterior lighting left on all night.
There is no communal satellite dish, (although there used to be...it's still there!) nor is one able to have their own.....it would "spoil the look of the building". Really?Is it that beautiful?
The pleasant maintenance men are just that, and the place is tidy and clean, but gardeners they are not! A couple of residents are able to tend their own little patches, but generally residents here are physically unable or just don't care. A great pity.
Our cleaners are excellent...the well decorated corridors and communal rooms are always tidy and clean...no problems there, but some residents are very careless in their disposal of rubbish/food waste etc. So unpleasant for the guys who collect it, and very attractive to vermin. Our manager continually reminds them but it falls on deaf ears.
Our manager does her very best for us all...she is (in my opinion - not hers) worked to death, has far too much heaped upon her from H21and has to deal with many issues she shouldn't have to. In the Court News, we are continually advised to 'ask your manager' for every little thing, every question or unsatisfactory situation which might arise. She is only one person! She also tries enthusiastically to engender the community spirit and encourages people to participate in activities available, but many (including myself) are just not up to it. No fault there..... preferences differ.
Overall, it's OK....could be a lot worse, and maybe a little better, but nothing and no-one is perfect. I'm here for the duration.
