Housing 21 is a leading not-for-profit provider of Retirement Living and Extra Care properties, We help older people live well, with dignity and autonomy, by providing support or care in quality social rent and shared ownership housing services. We operate in 220+ local authority areas, managing over 24,200 properties and provide over 48,000 hours of in-house care each week (Extra Care).
Our roots lie with the Royal British Legion (RBL), which in 1921 began to house disabled ex-servicemen and widows and, later, older ex-servicemen and women. In 1964, we became a recognised housing association before separating from the Royal British Legion in 1993 to become Housing 21.
Our three guiding principles are: 21, Better and Experience. We seek to apply these to all that we do.
We are committed to providing a modern, forward-thinking 21st century service. This includes updating and modernising our existing housing, as well as developing new and innovative property designs and service models for the future. We will challenge ourselves to think differently, embracing the disruptive potential of new technologies and the challenges and opportunities of social change.
We strive for continuous improvement and innovation in all that we do. We will never become complacent and will constantly challenge ourselves to do better and achieve better performance, quality and value for money. We aim to be ‘better than good’ and work hard to provide excellent services we are proud of and our residents deserve.
We aim to provide a consistently excellent service and a great experience for all the people we serve. We seek to engage and empower residents to make choices and exercise control over the services they receive and to devolve decision making to local employees who are closest to the residents whenever practicable and possible. We are committed to acting ethically and openly in all that we do, questioning whether we are ‘doing the right thing’ and being ready to acknowledge and learn from mistakes. Ultimately the success of Housing 21 rests on the satisfaction we provide to our residents.

Local management so friendly and helpful, makes such a difference to living here. So welcoming and makes it so easy to join in, they make sure noone is left feeling they dont fit in. Facilities good, and improving with more things becoming available. Community charge too high.

Only moved in after a week or so I had to dispose of a heavy broken computer desk, which the removal company had to take apart. My site manager help me put this into the back of her car with a broken bench she was taking down to the local tip. I was very grateful for what she done. First class.

I would just like to say a special mention for Fiona in Enfield. A lovely housing manager who has gone above and beyond to help my mum settle in. Anything required Fiona has dealt with quickly and efficiently

Still waiting to hear back from Housing 21 about 3 residents moving from the same property at John quinn court due to other residents being verbally abusive for no reasons whatsoever.Absolutely disgusting that it is called sheltered Housing???

after the general stress of moving home we are very pleased to have arrived at Cuthbertson court, Housing 21 on May 24 2024. Every one was very welcoming and especially Alison our warden that always has a smile on her face when you go to see her. We are settling in nicely now and are hoping for a nice summer to enjoy the beautiful coastline on our doorstep. thank you. from Joan and Don Ross.

Harmony House is a clean well-run home The manager (Sarah) is always kind, caring, approachable, and professional. She goes out of her way to welcome any inquiry with warmth and politeness. I lived at Harmony House for almost two years and was treated with so much respect and care, that nothing was too much trouble. The manager was always available to answer any queries.
Sarah's positivity and willingness to help never go unnoticed and always appreciated.

Mums rent was supposed to have been reduced on 13 May.You in formed Housing Benefit who reduced her benefit.Low and behold full rent was taken out.Several emails and telephone calls over a five week period and I am now being told she now has to fill in a refund form, bearing in mind it was Housing 21 error and I’m now being told it could now take another 7-10 days.Sorry no 6 weeks is totally unacceptable.Witholding money from elderly residents is shocking.Customer service is very poor.A complaint will be going in.

I moved into Edward Jenner Court at Emersons Green in Bristol in February. I love my flat, I have everything I need. I feel safe, the staff are amazing and there is help and anytime should I need it. Kelly the Manager worked closely with my daughter both supplying information to the other to help make the move much easier. We have a bistro and hairdresser on site. I visit the bistro regularly for my meals and they are delicious. The hairdresser is also very good. I'd like to say thank you to everyone who works here for doing a great job.

I love the apartment and so happy to be finally here after many stressful months. It has been tastefully decorated throughout with high quality fittings in all the communal area and prints on the corridors are particularly pleasant. everything in the apartment has been thought out very well with a locked cupboard for important document medicines etc. Plenty of plugs and safety procedures in place. The box you left with lots of useful contents was a nice touch and thsnk you very much for that. However one or two items need thinking about in future like the taps in the sink appear to be designed for left handed people, there is no sink trap to stop objects from going into the drains,(which I have bought) same with the shower room you cannot lift the plug out to clean it. There are many very stressful episodes leading up to my finally moving in :
1 I was given the name of Sam to contact but only found out later that when she was away no-one picked up her messages till I made a fuss and was transferred to someone else.
2 No-one responded to calls most of the time after 3pm Friday and lunch times and there were two days when everyone was sent on training days so no one available
3 I frequently asked the question why number 40 was such difference in price to the other apartments 40 was £131 000 and the others for sale at the time £175-180 000 and was told that an independent surveyor told Housing 21 the amount. Then a week before Christmas I was told that the property was undervalued and also Probate was still outstanding and not likely to be granted till March. As I had sold my house this left me in a very difficult position. Luckily I had a partner with his own house who I could live with which turns out to be from the 19th of January till the 19th of April. This led to a lot of re-organisation for both of us and a lot of cancelled utilities etc as well as the expense of storage.
I was able to meet the extra cost because of the sale of my house. But if I had known this previously I would not have been in so much rush to sell my house and would have hung on to the price nearer the valuation which I sold at lower than that for a quick sale.
So a lot of stress was caused to me and my family and they especially were worried thinking of my age at 84 and increasing challenges of Parkinson's which is one of the reason's that I wanted to move in here.
I hope this may instigate some thought in the way your office works as when my children come to sell this I would not like to think that they would have the same problems.

The welcome from the Residents.
It would have been an added bonus to receive from the Housing Assoc. a welcome pack stating how to work the storage heaters and alarms, what day the bins were emptied, etc

Reported a resident at the court where my Mum lives for anti-social behaviour, nothing done, yet I was promised that this person would receive an anti-social behaviour warning for their continual hatred & aggression towards my Mum. Minority of the residents are nasty, selfish & 2 faced. Area Manager is useless. This company does not care about their residents, as long as they are getting the rent that's all they care about. Disgraceful company.

The manger has never let holly court know about tenants moving in if so they give notice to the other person who’s stuff is there and never kick out a person
When they have not any right in the matter the manger is a disgrace to holly court where some staff at holly court do in fact care weather right or wrong key works to a tenant or tho doing there work and it is towards staff they just have left it to that key work do the work
I must say one or two staff are getting my very nerve

The difficulty in obtaining information throughout the purchasing produce was very poor. However, the local Housing21 Manager, Michelle Linton, although being new to the post, has and continues to be very helpful and prompt in responding to all matters needing attention.
