Overpromised and underdelivered
While the builder stuck to the quoted budget and mostly completed the job, the experience was extremely challenging and stressful.
They initially agreed to everything we discussed, but changed things as the work progressed — often in ways that suited their convenience rather than the agreed specification. Payment was a constant point of tension: they repeatedly pushed for payments ahead of schedule, even when the work done didn’t justify it.
On several occasions they promised that tradespeople would be on-site, but no one showed up. Parts of the work were done incorrectly, not because it improved the build, but because it was faster or cheaper for them. The quality is only surface-deep — rushed and full of corner-cutting — and problems started appearing far too soon.
To their credit, they were willing to negotiate on costs when changes arose. But overall, it felt like their priority was to move their team to whichever site was shouting loudest, rather than to complete our project properly.
The project was never fully completed to specification or to a satisfactory standard, and it had a serious negative impact on family life because of the stress involved.
If you do decide to use them, my advice would be: watch them like a hawk, stand your ground, and don’t be intimidated by their aggressive approach to payments and timelines.
