Faked records, gaslighting, victimisation, and repeated service failures

I live in a one-year-old high-rise in London developed by Latimer, managed by Clarion Housing and have experienced many issues within just a year:

1. Communication mostly one-way: I email and usually get only generic acknowledgements.
2. Lifts failed frequently, often weekly.
3. Windows not cleaned for over a year despite paying a service charge to clean quarterly.
4. Multiple heating failures; responses delayed for days; no temporary heaters provided.
5. Teams chats mocked me and complained that I kept raising concerns.
6. I was threatened with legal action for “excessive” contact, which felt retaliatory.
7. CORE form sent to government contained made-up data about me and my tenancy; later promised to correct, still not corrected.
8. Protected characteristics I provided at sign-up were later removed from the documents.
9. My email address was marked as spam the day after I raised a discrimination complaint.
10. Fire-door remedials shown as “completed” in Clarion’s system even though no works occurred.
11. Person-Centred Fire Risk Assessment still not completed despite promises.
12. Advice to test fire alarms weekly led to multiple building-wide evacuations, especially hard for disabled residents in a 32-storey block; despite apologies and a promise to correct, the wrong notice remained.
13. Sharing of the Fire Risk Assessment delayed for months, citing lack of access to the safety platform.
14. Sign-up papers state smoke and carbon monoxide alarms were tested, but they were not.
15. My request for email communication was often ignored; phone calls were made despite my disability.
16. Safeguarding referral sent to the wrong local authority.
17. Clarion’s own lawyer advised breaches of the Equality Act 2010, Data Protection Act 2018 and UK GDPR; Clarion dismissed this.
18. I was recorded as deaf, which is incorrect.
19. Numerous errors in my tenancy records, including the tenancy type.
20. Incorrect advice about the building’s water supplier.
21. Incorrect advice to escalate loss of heating or hot water to security.
22. Access to BuildingLink app not provided for a year, cutting me off from key health, safety and management updates.
23. CCTV fitted in post room and chute room, yet Clarion said they could not access their own recordings, resulting in parcels being stolen and fly-tipping in the chute room.
24. Access to electricity meters to get meter readings delayed for over a month.
25. Subject Access Requests were often delayed and incomplete.
26. After moving into the flat, I began reporting an issue that I can hear noises such as dishes, cutlery, cupboards, the microwave, and voices on a daily and nightly basis. I reported this as a defect, as it is unlikely that the sound insulation meets the standards expected of a modern new-build property.
27. The complaint response incorrectly stated that an acoustic test had been carried out in my home following my concerns.
28. A 10-second “subjective” noise test concluded there was no issue; later admitted rushed and inaccurate, yet still relied upon.
29. Internal messages urged pushing that the property is “fit for purpose” and that the problem was me, before any investigation.
30. Three staff attended my home with a hostile approach despite my known social phobia.
31. Noise monitoring equipment was installed but was not recording properly.
32. A promised reset of equipment visit never occurred.
33. Instead, they pushed to collect the device and ignored the promised reset.
34. A second installation of noise monitoring equipment was attempted without reasonable adjustments.
35. I was promised a Noise App link but never received it.
36. The ASB case was closed after an incomplete investigation that mixed up events and facts.
37. Promised carpeting installation was never followed up.
38. After case closure my health deteriorated severely, leading to A&E, an Urgent Treatment Centre visit and two ambulance attendances.
39. No updates followed after I sent new video evidence and diary sheets.
40. My Mental Health Team and GP urged urgent action on the noise issue; there was no follow-up.
41. Another resident reported similar problems; each of us was told we were the only one, which appears to isolate tenants.
42. A survey finally happened after a year and confirmed my concerns, after prolonged gaslighting.
43. I feel I have been subjected to victimisation.

Please stay away from this company

We tried to purchase property with this company. They asked reservation fee which is paid same day. Because they over valued the property mortgage lenders gave 26k less than purchase price because they didnt negotiate we changed our decision now they refuse to send my deposit back. They are just suitable for Cash buyers they try to sell their property over price

Buyer beware

Bought a new build property off plan but it was built to a different plan. Eventually agreed a compromise resolution after much stonewalling by Latimer. Have since discovered they are not signed up to the New Homes Ombudsman Service, so you’re on your own if they decide not to uphold your complaint.

Brunswick house
- 4/5 days without water, unacceptable
- gates haven’t been working for 4+ months, advertised as gated community
- nuisance and uncleanliness in common areas with no accountability, no point of the CCTV

Avoid Forest Gate (Wardens Reach Latimer)

Avoid at all costs, especially Wardens Reach Latimer in Forest Gate.

They have already delayed numerous times and the sales progression executive (named Kay) will do whatever they can to feed you delayed or old information.

If you're lucky, they'll respond to your emails once a month and if you're even luckier, they'll respond while ignoring half your email.

At this rate, I'd be surprised if this is done by the end of the year.

I would like to give a 0 if I can

I would like to give a 0 if I can. This is the third leak we've had! And it's after some so-called professional teams inspected and repaired it multiple times... I find this incredulous! Who would accept a new house repeatedly leaking like this? It leaves customers thinking:
1- The basic design of this house is fundamentally flawed.
2- the team is utterly unprofessional and negligent.
3- the company fails to meet even the basic standards of home construction.

Delays again and again. Another disappointment

I received a phone call from them, informing us that we could move on the 19th. However, they postponed it again, which doesn't come as a surprise given their poor communication and frequent delays. If they lack the ability to do basic math or have difficulties reading, they shouldn't be in this line of work.

Finally, everyone has a job to do, we don't have time to spend so much time waiting due to your faults. Super unprofessional and ridiculous. Such a useless company please optimise your management.

This is a disgraceful company

This is a disgraceful company, just sent the same review to Clarion, avoid at all costs do not buy from them, they take your money and there is no customer care, no snagging completed despite numerous emails and confirmation it would be done.
It is now 18 months since I have been trying to get my issues resolved, the only thing left is to take legal action.
I bought a freehold property and its been a nightmare, the management company is also to be avoided, we are supposed to have a small service charge for landscaping and maintenance of the private road and the charge just keeps escalating.

I would not even give them a single…

I would not even give them a single rating but am forced to give one star as otherwise I cannot write a review. We moved into a new build in June 2023 and the absolute havoc we have been through in just getting this pathetic company to come out and complete a surveyor visit to fix issues relating to damp, mould and heating has been ridiculous!! To put into perspective how pathetic it is, we have still not had anybody out to check the issues. Clarion and Latimer work alongside each other and it appears as though they do not have any type of communication or correspondence with each other at all. Its like the blind leading the blind. I have been accused of not confirming appointments and have been spoken to with no professional mannerism, despite confirming and responding to emails sent. When i have rasied this, i just get told they're sorry and the atrocities continue!! I have never ever come across such an unprofessional,non compliant company and truthfully they show no compassion or care in regards to the impact their disgusting service has on customers. They are more than happy to recieve rent every single month and want to increase this in April but do not want to take a single step to acknowledge or take action in response to concerns. Avoid, avoid and avoid. If you cherish your sanity and life, please stay away!!!!

Property viewing scam

I recently went for a property viewing in Ashmere, Kent on an invite sent out by Latimer, Clarion Housing and the experience was a bit Puzziling. The moment i reached, i was taken to a show home by Natalie and the first 15 minutes was spend to take me through a website which sells sofas and beds. When i did not show too much interest and insisted i would like to seen the property for sale, she took me to a property which was baricaded and said the work is still in progress, but unfortunately these properties have already been sold. I had called her the preevious evening to the viewing and checked with her if the property is still available and she had confirmed it was, so i was a bit perplexed. After this shes said she had another two flats with the same layout and she will send me the plans, to which i said ok. She did send me the plans on Saturday to which i responded on Monday, indicating the flat which i was interested in and she responded immediately sayng the flat was promised to a person 6 monyhs ago, i was a bit taken aback by this response and am not excactly sure as to what is happening. After this there has been one email from her something about no outside space, which was utterly confusing as i dont recollect haveing a conversation about outside spaceas the plan clearly indicates that. I dont know why she was playing me Or it could be because i did not show any interest in buying the furniture this company is promoting that i was not permitted to buy a flat. And i dont know where Countrywide fits into all this, as she took me to thier office and showed the model of the development. I am not sure what the whole charade was for. Left me wondering if this is some kind of a scam in progress. Be aware.

New build from Latimer

We bought a new build from Latimer, up until we moved in everything was very helpful and accommodating. After we moved in and reported snags we saw little or no response from Latimer (the developer) or Clarion (the builder). They elongate the process or just do not respond so in the end you fix it yourself at your own cost.

Great experience

I'm a First Time Buyer through the Shared Ownership Scheme and Latimer by Clarion Housing Group is my Housing Association. My experience with buying with Clarion was fantastic. Kam, Karolina and Michelle were extremely professional, knowledgeable and helpful  made the process run smoothly, answered all my questions promptly and communicated well with both Censeo Mortgage Broker & Direction Law Solicitors. Kam has gone above and beyond to help me find the right flat for me and to solve any issues pre and post completion. Karolina has made the sale process run smoothly in the background answering any questions I had and Michelle, my Customer Home Experience Executive was there for me from the moment of completion onwards helping me with the home demonstration and solving promptly any issues that came. Everything went like a well oiled machine with less than 2 months from the first viewing to the day of completion.  Thank you for making this important step so easy for me.

My 1* rating is for Latimer homes.

I reserved a property but due to a change in circumstances I was no longer able to purchase the property. I was told I would be issued a refund for my reservation fee over 7 weeks ago. I have had no contact from the company and had no written conformation of my cancellation. There is no way to contact Latimer and have heard from other buyers they are experiencing the exact same issue. I completed a form to have my funds retuned the day it was sent after having to request them myself.

This is now an ongoing issue I am going to have to pursue as they are not following the "good will of Help to Buy"

This is not how 3rd time’s the charm works

Bought their new development - The Boulevard. Keeps delaying for nearly a year now. (btw we anticipated 6months delay already) Missed all stamp duty holiday and no compensation is offered. as a result we might have to pay at least £23K more. AND Imagine the frustration of dealing with mortgages - having told by the developer that there’s a delay and so your current mortgage deal will expire :) AND you have to keep asking your Landlord to extend your lease (if possible) in a 3 months manner because each delay is 3 months apart? That’s the frustration i am dealing with. I am surprised that no one has reviewed about this. The frustration is so bad that i have to open a trust pilot account just so i could write reviews (since their sales would only tell us the completion is delayed). Lesson learnt: never buy from Latimer or it’s parent group Clarion Housing. It is not worth your time, money, OR efforts.
