Buyers/Sellers Beware of this agency !

I had the absolute displeasure of dealing with Nicole Hanlon from Lyv Realty. After losing out on a home on Harmony Dr, I was contacted when the first buyer’s deal fell through. I agreed to raise my offer and we had a verbal acceptance! I signed the P&S, even negotiated some details like appliances, and set an inspection date and time that worked for both parties!

I was told to get the deposit ready immediately - I sold stock that day, incurring a huge tax bill.

That night without having the P&S form signed back, we were asking for "grace" until the morning to allow the seller of the house to finalize the details on his next house. Nothing about any other offers on the table!

The next morning, the seller took another offer with reportedly worse terms. Nicole refused all phone calls during and after the deal. The brokerage gave one quick email reply, then ignored us completely to this point still.

This conduct violates the spirit of the Realtor Code of Ethics: honesty, transparency, and fair dealing. Instead, I was left with no house, a large tax bill, and a devastating experience. Avoid this agency — and especially Nicole — at all costs.
