We live at Walter house in Chelmsford since March 2025 we have had too live with our back balcony door which had a broken glass which was fitted with the incorrect glass, the frame was badly damaged by fitter who was unable to secure door frame satisfactory we have had three visits from glass fitter’s who have said we need a new complete glass door or to have this one re pressed at the factory. Our door at present will not close shut so has to be lashed down with long rope. We have complained frequently to house managers and sent copies and photos to head office. We were promised care free living coming here but it has not been that.

From the very first day I met Annette, the concierge at Clock Gardens, in early May, she put me completely at ease.
Moving somewhere new inevitably comes with a hundred questions — and, in my case, probably several questions I’d already asked before! Yet Annette has never once made me feel that I’m asking too much. She either has the information I need, finds it for me, or patiently reminds me of something she has almost certainly already told me.
What makes Annette so exceptional, though, she goes far beyond simply being good at her job. It’s simply the way she is. She is calm, warm, pleasant and completely natural. She has that very rare quality of making you feel as though you’ve known her for years. There is an ease and warmth about talking to Annette that is difficult to describe — nothing ever feels formal or transactional. It just feels natural.
Annette has made my settling in here at Clock Gardens absolutely remarkable. Having someone like her there when you first arrive makes more of a difference than I can adequately put into words.

Yes. She really is.
In my humble opinion, Annette deserves the very highest praise.

I stayed at Hepworth Court for four nights to visit family and friends. A late booking but Sharon was amazing quickly booked me in and the room was a real haven after the busy days with family. Well appointed and spotless with soft towels too. Thank you Sharon and those living there for your warm welcome.

Kim, the house manager, was very efficient and welcoming. The room was clean and very well stocked with tea/coffee, biscuits and toiletries. The beds were comfy and we had a great night’s sleep.

Our Mother stays in McCarthy and Stone Haddington. Since the day she moved in has felt very welcome and safe. Sarah Bain the house manager has gone above and beyond as she does with all home owners to make her comfortable , Nothing is too much trouble. She is kept very informed of on going events and relevant information regarding the building. Our mother is very settled and happy there.

A Cheese and Wine Party was held on the Roof Terrace at Martin Court Grantham.
It was arranged by our house manager Julie who did all the preparation and setting up.
We had a wonderful evening eating different cheeses and drinking wine and soft drinks, chatting and having a good time.
It was attended well by home owners.
Thank you Julie for organising this and coming in on a Sunday evening over and above your hours of work. It was much appreciated. Thank you Julie.

All staff at Sycamore Court in Scarborough - Claire, Debbie, Louisa, Dawn, Anna, the cleaners - the Julie's, Liv and Cody plus chef Chris & his team were amazing in care their gave to my father in the 3 years he lived there. Following our father's passing they were always very helpful to my brother and I through the difficult process of clearing his flat.

Buying an apartment here enabled my Mum to live independently in the final years of her life. The building is kept in good order and clean. There are plenty of activities going on, everyone is very friendly and the House Manager is exceptionally helpful.

A superb stay in the guest suite at Campbell House, Weybridge in Surrey. Tracy (House Manager) made us feel most welcome and we immediately felt part of the ‘Campbell House’ family. The on-site restaurant is fab (Chris and Lee serving delicious breakfasts) and easy parking just makes the whole stay enjoyable from start to finish.

A wonderfully warm welcome from Tracy the House Manager who checked that I had everything I needed. She kindly recommended a superb pub walk along the river in Walton on Thames which was glorious. A real family feel to this development…. Thank you again for an amazing stay.

As we embark on our 5th heatwave (confirmed by the Meteorological Office), are McCarthy Stone any further forward in progressing application forms (owner paid for) for Air Conditioning in their flats/apartments? It is noted that a recent medical request on Trust Pilot is outstanding an answer. Clearly, excessive temperatures are going to be the norm in the future. It is accepted that external aesthetics of McCarthy Stone assets is a key consideration, however there are systems out there that keep aesthetics to a minimum. Many flat dwellers (both private and leased) are considering the Mono Bloc system. There is no point going into the technical on this forum, however, upon reviewing this suitable alternative to split systems (using compressors) the price is escalating by the week.
Can McCarthy Stone provide an assurance that if a request is received a speedy response is given? Requests seem to bounce around, end up with Ops Managers who have no experience in this area, and delays ensue.

(Urmston, Manchester). My mother purchased a single bed Aug 2021 for £187k. She was hospitalised and had to move to a care home in January 2023. She died there in July 2023. It is now 3 years on and the property remains unsold. It has been on with MS Resales and on the High Street. We have reduced the asking price in stages to £80k with both. Not a sniff of an offer and very few viewings (none from the high street). Honest feedback from the high street is loud and clear - potential buyers turn tail as soon as they learn of the £770+ service charge per month. That is the very real reason they do not sell, no shadow of a doubt. The properties are lovely - the financials are not.
MS - you need to make it very clear to all prosepective residents/buyers that mere death will not forego the ongoing Service Charges and Ground Rent. It is not even reduced. It is the full amount. Ergo MS three years after death are still generating the same monies from her estate as if she was still alive and living there. In the meantime the estate (still in probate because we can't sell) has an accrued debt of £28k payable from proceeds when it does eventually sell.
Why is my long dead mother still subsidising the bistro, paying for garden upkeep that she can't enjoy, paying communal bills for living people, paying for none existent cleaning, water she doesn't use, for a house manager she can't see, alarms she shall never use and all that the service charges include?
The Probate solicitors are now forced down the road of selling to one of these "we'll buy your property cheaply because you are desperate" companies for wait for it.......£40k!!!
I have tried to speak to no end of departments at McCarthy Stone with no satisfaction. In December 2023 I emailed the local Operations Manager a detailed complaint itemising a whole raft of issues. No reply, just silence.
PLEASE - make it clear to buyers that Full service charges remain payable until sold. Falling back on "it's buried somewhere in the contract" is not good enough. Transparency is needed. It's the honest and decent thing to do.
Please don't bring up the sterling work that Resales do. It's lip service and doesn't wash with those that know the reality.

I had an excellent overnight stay last night in the Guest Suite at Kings Scholars Court, Macclesfield.
The suite was large and very well appointed, with a nice big sofa for relaxing and reading or watching TV, good quality comfortable beds, mini-fridge with milk and water, tea and coffee and snacks. Robes and slippers provided! The lovely, well-lit bathroom featured good toiletries and a walk-in shower. I had really good night's sleep in a safe, secure and luxurious environment. All credit and thanks to Julie, the House Manager.
