Seemed to be ok, to many "coincidences"

Been interested in buying a house they offered. At the beginning it's been going really well, the only annoying thing were additional sites giving you the opportunity to find solicitors, move companies, and plenty of other things at extra and insane costs.
And at some point we decided to do the lvl3 inspection to make sure, that the property is worth buying. Results were devastating: Roof would need replacing, daylight been coming throug a part of it, so I said, that I' m no longer interested.
Surprisingly they told me, that it's nothing unusual, and that they'll sort it out with a seller. Surprised and happy, agreed to this solution and after just a few days got an email stating, that issues were dealt with. First warning light - in just a few days?!
So I asked for the picture of the loft, where daylight been getting in. I got one - looked like taken in the evening, with a flashlight on - another warning light came on, and I thought that something's fishy going on.
So I told them, that I'll do another inspection, and the lady dealing with me asked me: "Oh, is there a point doing another inspection, spending more of your money and postponing the purchase date, when the seller sorted it all out for you?" At this point I knew, that I need to check it. So I hired a roofer to check the quality of repairs.
Verdict: Plenty of broken tiles, some still missing, hole left between the roof and wall on one side, rotten wood covered with gravel to hide everything, chimney repaired only on the visible side - massacre!
Got back to them, offering 15k less, they replied, that the seller is happy to repair it cheaper. Reminded them, that he stated, that it has been repaired before and withdrawn my interest, loosing over 1k in the process. 2 stars as I have no proof, that they've done ot deliberately, but too many unfortunate coincidences in my opinion.

Extremely Disappointing Experience

Extremely Disappointing Experience – Ongoing Issues Ignored

I feel compelled to share my experience as a long-standing local resident who has been affected by the way this agency has managed a neighbouring property. Over many months, I have raised repeated concerns regarding persistent disturbances, property damage, and distressing incidents involving the tenants of a property under their management.

Unfortunately, I found the agency to be consistently slow to respond, unclear in communication, and unwilling to take responsibility for resolving serious issues. Despite multiple attempts to seek support and clarity, including providing documentation and police reference numbers, I was left without any clear outcomes or evidence of proper investigation.

In several communications, there were even references to the wrong property address, which raised serious concerns about the accuracy and care with which the situation was being handled. This created confusion and further delayed any meaningful response.

The agency’s handling of complaints did not align with what was outlined in their own published procedures. I had to chase for updates on matters that were highly distressing to my household. At no point was there a clear explanation of what steps were being taken to address the issues reported, nor any reassurance offered to neighbouring residents affected by the situation.

There was also a lack of follow-through on key safeguarding concerns raised about the behaviour of individuals associated with the property in question. The emotional strain and disruption caused by the unresolved situation has been significant, not just for my family but for others in the area as well.

This experience has left me deeply disappointed and feeling unsupported. I had hoped for a more proactive and responsible approach from a professional managing agent, particularly when residents are impacted by ongoing concerns. Sadly, that has not been the case here.

Simply the best

Stunning. Thanks to Susan King for getting the price right and the rest of there support during the selling process. Property sold in the first afternoon of viewings with 3 offers. Obtained a price that was perfect for me.
By far the best Estate Agents and I dealt with in Rotherham. great fees and fantastic staff . I highly recommend them

Unprofessional and unacceptable…

Unprofessional and unacceptable treatment.
I have got a terrible experience with the company. With tenants, I always thought agents are generally kind and helpful. Especially with tenants who never defaulted any payments and was very responsive we expect some support (at least some) which wasn’t the case with this company. We went through a discriminative, unhelpful annd unkind time. Landlords have their rights and they may wish to change their minds (unreasonable as well) what they wanted but we believe that the agent has to keep up their word.
We were tenants in a property under this company and when we raise a fault in the house, we will be informed that the contractors are expensive to book in so we have to try and DIY first. Once I was said I will be charged for call out of the issue is a simple fix by a contractor. I never understood the logic behind that, if I am able to fix a problem then why would I bother to raise the concern. Why would I spend my time waiting for this expensive contractor to arrange both parties time and come over to rectify the issue. This was also a major issue when the house was not heating, isn’t that enough during winter for a tenant to notify. I had to negotiate with the office to get that sorted. It was sad and I was not sure what a tenant should know.
I am happy to forget all the rest, but when it came to renewal of my tenancy agreement, I was promised that I will get it 6 months or 12 months and after a week I was offered a rolling monthly renewal. As with any family, with made our plans. We have got 3 children, all school going and 2 of them are primary schooling. All of a sudden in a couple of weeks of the renewal promise we were called to inform that we will have to leave the house in 2 months. I don’t want to mention the reasons we were told over the phone because all that sounded difficult to grasp. By the time we got agreement that our renewal will be done we already signed contracts with broadband (losing cause now for early termination) and also planned our household which included 3 children. I never understood what made them not accept our multiple requests to kindly extend the term for few more months or few more weeks at least. Not even for few more days extension was granted. We received the solicitor’s section 21 notice, to leave the property in 2 months. We will definitely leave the property even without a notice of that kind, we are not of any who would want to live without a reason and cling to a house with excuses. We always complied with the rules, are high tax payers, professional job holders, serves public and understood difficulties that people struggle with. Despite all the above, when we were in such a difficult situation, in the middle of a school academic year for 3 children, with including important board exams at school for children we were treated with no kindness. We expected some understanding and respect, which neither the company nor the landlord (we never had any direct communication with landlord, we believe our messages and request are always directed to the landlord) appreciated.
The day we were supposed to leave the property came in and we kept the promise and left the house. We stayed a small AirBnB apartment, 2 bedroom place which we paid a huge amount as expected. Finding a rental house or buying a house is not easy for a household of our size with school going children. Everyone appreciates this but not this company unfortunately. We don’t know if the landlord appreciates that either. Anyways, we couldn’t find a suitable home by the notice period so moved out and lived in a small AirBnB apartment, moved the furniture to a storage space, paying everywhere a big money. Had we got a bit of understanding and support we would not have been put to bear all the stress that we went through. Our little 3 years old daughter got admitted in the hospital for 4 days for serious illness, this was not a problem for them either. We had sleepless nights, struggles and became so stressed. Finally a days notice we were asked to handover the key, what more.

As agents, we have a responsibility to follow the landlord’s instructions and ensure we act within legal guidelines. Tenants are encouraged to try simple maintenance fixes where appropriate, for example changing light bulbs or repressurising a boiler, before a contractor is called out in order to avoid unnecessary delays and costs.
In terms of your tenancy ending, once a Section 21 notice is served, the legal notice period is 8 weeks. Unfortunately, we are unable to extend this period beyond what is required by law.

Very helpful and efficient

Pleasant enough to deal with.

Pleasant enough to deal with. I offered £140000 on a property back in May 24 only to be told that I would need to significantly increase my offer in order to be in with a chance of buying. The property was listed for £120000. I have just seen on Zoopla that the property finally sold for £125000, significantly lower than my offer. It would be interesting to know why I wasn’t contacted prior to the house selling well below my offer price.

Top tier estate agents

I don’t even know where to start. We cannot thank Allie and Rob at the Barnsley branch enough for their fast service, excellent communication, going above and beyond and most important…the patience they have had with myself and partner. I would not use any other estate agents as I have never felt so secure leaving the team with the house sale and assisting with buying our property too and ensuring we are protected mentally in such a stressful time. Thankyou both if you get to read this.

Helpful & easy to contact.

From arranging our initial viewing of a property through to completion, we found staff helpful, specifically Allie Rogan & easy to contact throughout the whole process.

Lack of communication

Lack of communication, we put 4 offers on a probate property and were told were the only ones interested in that property. Then, out of the blue the solicitors (executors) sold the property to a different person. Do not recommend. We could see a huge difference in communication with other estates agents.

There staff are so good at Rotherham branch. Nothing is too much trouble and the girl who dealt with me is leaving to go Australia. That's a shame as she was so lovely.

Professional and Excellent Communication

Laura and Emily are both professional and friendly. I had no experience of selling a property, but they both took the time to advise and guide me through the different stages of the process. Merryweathers Maltby Were Amazing!

Buying through Merryweathers Maltby was a smooth easy process, Emily was my negotiator and she kept me well informed on a weekly basis and provided me with a good solicitor. Both Merryweathers and my solicitors were very supportive during the whole process wouldn’t go anywhere else! We completed in 4 weeks! Service was amazing!
