Poor Management, Stress and Communication Issues – Proceed with Caution
I rarely leave negative reviews, but my experience with Morgan Aps Sales & Lettings was serious enough that I feel others should be aware of it before engaging with them.
From the outset, I experienced repeated communication issues and significant delays. The property I agreed to rent was initially expected to be ready within around one month, but it ultimately took months before I could move in. During this time, communication was inconsistent, at times rude, unclear and often only came after repeated follow ups, which created unnecessary stress and uncertainty.
Shortly before move-in, after months of delays, I was sent an amended tenancy agreement and told that the property would be re-marketed and the advertised rent had increased. At this point, I was in regular communication and still actively in the process of negotiating the contract, including requesting changes the day before and had already paid a holding deposit to secure the property and take it off the market. Despite this, I was informed that the property had been re-marketed due to what was described as a “lack of progress“? I’d been waiting months for it to be ready! During this time living in hotels as I’d already sold my home.
This was particularly stressful as I was still engaged in finalising the agreement and planning to move in but had also just experienced a sudden loss of my job at the same time that day this “re-marketing” happened.
During the tenancy, I had to raise multiple concerns regarding property condition, maintenance and health and safety issues. In my experience, these issues were not addressed in a timely or satisfactory way. On one occasion, I was told words to the effect that I “may not like living in the countryside,” which I found very dismissive given the seriousness of the concerns being raised. Due to ongoing issues, I had no other choice to involve the local authority. Following an inspection by Property Standards and Enforcement Officers, multiple Health and Safety issues were identified at the property that required action.
The end of the tenancy was equally stressful. A dispute arose regarding my deposit, with the agency seeking to retain over £400 for a carpet replacement, due to an alleged stain for a report conducted 10 days after I checked out. I did not agree with this claim, and the matter was escalated to the Tenancy Deposit Scheme (TDS) for independent adjudication. The claim for full carpet replacement was not upheld, as it was found that replacement was not justified due to “betterment”.
I also experienced administrative issues during the tenancy, including a Section 21 notice that contained dates that I believe to be incorrect, which caused confusion and further uncertainty and stress at the time.
Overall, my experience was defined by poor communication, avoidable delays, inconsistent information and a lack of responsiveness when issues were raised. At times, I found the process unnecessarily frustrating stressful and lacking in professionalism.
While others may have different experiences, based on my own, I would not use Morgan Aps Sales & Lettings again. I would strongly advise anyone considering them whether as a tenant, landlord, buyer, or seller to ensure all communication is clearly documented in writing.
