Orchard Shipman 

As the saying goes.. you pay peanuts you get monkeys. Orchard and Shipman (now part of Pinnacle Group) do not charge a management fee and they offer guaranteed rent for the entire term of the tenancy, they will take your property off you quickly, not ask too many questions and not ask you to do too much to bring the property up to standard. So if you want it done quick and dirty, you don't really care about the property you just want guaranteed income then O&S could be an option for you. Of course if you care about the property, want to work with reliable and competent people then O&S is not for you.

1 is to high a rating for this company - do message me and I will be happy to show you pictures of the disgraceful mess they have left my property in. Do NOT lease with them.

Right up there with the lowest of the low, won’t fix issues in our property but will happily try strong arm tactics to get “their dues” even though we’ve lived with escaping water INTO our property for over a month (and counting)

Numerous emails & phone calls unanswered etc etc to the point I hope they do take us to court so I can showcase the folder of evidence I have to call them out for the charlatans that they are

I wouldn't even give 1 star to this company if I had choice. They are the worst company EVER! As long as they are getting their money they don't give 2 craps about anything. I rented a property through them...cut story short...the tenant hasn't paid us our rent for the last few months and the company doesn't care even though they mentioned in their policy that they will pay us no matter what and its up to them to chase the tenants for rent money if the tenants don't pay! I wish I had read the reviews before using them as a trusted company. !

Contacted Bromley Council regarding their letting scheme as I have a house to let. They took my number and passed on to Orchard Shipman.
That was 2 weeks ago and heard nothing. A complete waste of time. Now letting privately.

I enquired about a let recently and met with the agent. He assured me he would email the application details through the following day. I texted him the following morning (he originally contacted me this way) and phoned the office in the afternoon. He was out so an email was sent to him. Heard nothing back at all. Followed that up with another text the following week. Simply ignored like I didn’t exist. Decided to take my business elsewhere.
Awful, awful customer service. Just rude! Would give no stars if I could.

Rue the day I heard of these people. Rented a property through them for 6 months in 2017 between house moves. At the end of the tenancy there were arguments over utility charges which they eventually backed down over after it was proved they hadn’t switched suppliers as we asked and now 3 years later we received a demand for £1500 overdue rent with a threat of debt collectors. The full amount had been paid in advance. They eventually admitted their mistake and apologised saying it had been a systems issue. Avoid at all costs. Find somebody else, they’re incompetent!

Iv never been treated so badly in my life , I would not trust this company at all. They lie , they avoid your calls. Just tell the truth that’s all people want.

Worst letting agent I have ever come across. They are a disgrace to the industry!!!!!! If you value your property run a mile from these cowboys!
