Kings Gate, Macclesfield

I love the property overall, but the finish has been disappointing (attention to detail is non existent) and the snagging process has been stressful.

The team talk about a “7-day snagging window,” but this is not a legal rule. You actually have around two years to report most defects. Although, still try to check everything carefully and insist doing so before completing.

If your home has a driveway that’s marketed for two cars, measure it and test it by parking two cars and opening the doors. I didn’t, and I now step straight out onto mud.

I’d also recommend hiring a professional surveyor, as they can spot issues you might miss.

In the end, I’m having to bring in independent tradespeople to finish things to the standard I expected.

I wrote this review to help others, and I do regret not reading previous customers reviews prior to buying.

Poor Customer Care

We love the house and snagging was carried out quickly because builders were still on site. However, requests for information about suppliers are ignored by Customer Care. That is why I am writing this review.
Furthermore, once all buying had been completed there was refusal to bring the communal grounds up to what we had been led to expect through their sales brochure.
We “upgraded” to NEFF appliances. Very poor, lowest quality provided with only 2 year warranty.

Appalling

The apartment we bought from PJ Livesey has had a problem with leaks since the start. Not been fixed for almost 10 years now. We feel ripped off.

Everyone worked so hard to get us in on…

Everyone worked so hard to get us in on time and made great effort to update us on the process. Very proactive, we probably wouldn’t have looked at the development if we hadn’t been contacted in December as we had another house planned. The after care has also been great. Very happy overall.

Outstanding support and care

After being in our family home for nearly 21 years we made the big decision to move and fell in love with the development at St James Park. From the beginning the team took the time to understand our needs and supported us through every step. Rebecca and Gemma have been amazing and made the process as easy as possible. The service delivery is outstanding as is the quality of the conversion. We feel very privileged to be able to be a custodian of part of such an historic site for the city.

I’m now a resident in a wonderful PJ Livesey conversion property at St James Park Southsea. I can honestly say it’s been a pleasure from the initial viewing to completing and moving in . The design and workmanship is first class and the support from all the staff has been exemplary and in Particular Rebecca and Gemma in the sales team and Kurtis and Oli in construction. Many thanks to all.

Purchased a house in Green Walk

Purchased a house in Green Walk, Standish. Sell themselves as a premium builder, but just as bad, if not worse than other new builds. The workmanship of their contractors is appalling, zero quality control, lots of snagging issues, the warranty they provide is a joke, you report issues to their customer care team who then completely ignore you. It takes repeated attempts to get any action, then eventually it's handed over to Alan the site manager who couldn't care less, turns up with folded arms, disinterested and just brushes off any problems. The actual site remains unfinished, roads are a state (pot holes, raised ironworks), storm drainage is broken with a stream running down the road, and various planning conditions they've breached (low level lighting, no play area, missing paths, unfinished communal green areas, building rubble, metal and pallets dumped in the green spaces like the community orchard).

St James Park - Portsmouth

I visited St James Park and met with Rebecca & Helen. From the moment I drove into the development I was wowed with its beauty. My experience in the marketing suite didn’t disappoint either. Both Helen & Rebecca were extremely friendly, knowledgable and passionate about the development. I was particularly interested in the conversion of the hospital building and was pleased to hear how respectfully it is being developed. It’s like a peaceful retreat in Southsea.

Untrustworthy and not premium at all

Ongoing snagging issues and two major defects after two years and their own warranty provider unable to make them respond. They ignore emails. Formal complaints process was a joke. We know now they submitted incorrect information to the Building Control team. At best they mislead you, at worst they are liars. Do not fall for their sales patter. You'll have a house full of snags and zero "care" in their customer care service.

"Smoke and mirrors"

"Smoke and mirrors" is a phrase that springs to mind when I think of my experience with PJ Livesey. According to their website "If there is one area where the P J Livesey Group stand head and shoulders above the competition it is our commitment to quality"

I'm thinking the directors might need to look again at this statement, as my experience is far from head and shoulders above anything remotely high standard.

I moved into The Cedars in Didsbury, a Victorian villa built in 1867, in December 2022. This was after a delay of around 8 months. Finally, on completion day, I got the keys to my apartment in their "grand and luxurious" development only to find my terrace far from complete.

Rusty ironworks and steps that are a trip hazard, combined with missing paint and a membrane left with no gravel stones on top. It was agreed on completion day that this would be fixed, however, 10 months later this still has not been rectified.

Despite having this rectification work agreed by two of the site managers and the iron works manufacturer, I had the repairs booked in for March 2022 to rectify the mess. On the morning of the said works, a phone call informed me this was cancelled and would be rearranged.

After months of emails back and forth, many being ignored, I heard no more about this work being carried out. I received an email in June 2022 from the After Care team to say this will now not be finished at all, as they deem that it is "built to design and correct specification"

Another further complaint that I reported in December 2022 was the issue of the heating system inside my apartment not being sufficient for its size, once again the site manager was sent....and nothing has ever been rectified.

If you're thinking these high standards they promise continue inside the rest of the restored Victorian house, you'd be mistaken. Cheap finishes are throughout, not "painstakingly restored" like they'd want you to believe when you're pressured to exchanging your 30% deposit.

It's not only the apartment though where PJ Livesey fall extremely short of their "high standards" The landscaping of the grounds to the "grand period property" of The Cedars are far from the fancy design plans that they lovingly show you at the sales centre when they are wanting your reddies.

Approved council plans detailing block paving and resin driveways has been replaced with no block paving, badly matching and breaking up, poorly laid resin. Indian flag stones are cracked and have been for around 5 months, which will continue to crack due to how poorly they have been laid.

The landscaping of the gardens is far from another fabulous quote on the PJ Livesey website in which they state they take "a determined approach to put quality first every time"

Lawns missing grass, rubbish and rubble left, limited amount of actual landscaping installed which in reality is just a few cheap bushes which are only in certain small areas.

Basically a cheap, bad job done throughout the whole development.

And then that brings me onto the amazing After Sales Care. Basically, non-existent. Emails constantly ignored, items agreed upon and then cancelled and basically an attitude of "tough, we're not interested"

Be warned, anyone looking at these new prestigious developments on their website and on social media, it will be nothing what you are promised.

PJ Livesey are nothing more than a glorified Barratt home...though to be fair, that would be an insult to Barratt.

Terrible customer service

We completed in April 23, and have felt very let down by this company, terrible customer service once you have completed! I would steer clear if I was looking to buy again.

AVOID AT ALL COSTS.

Terrible experience from start to current with these builders. They forced us to move during the lockdown into the Greenwalk building.

We offered to delay completion by a month as we were unsure of how easy it was going to be to get movers and so on.

Keith (salesman) told us that the reason the final phase is more expensive is because you’re no longer living on a building site (They sold the apartment below ours, exactly the same specification, for £30k less a year later when property prices were rising).

The development is still on going and will be ongoing until Autumn at the earliest... Complete fabrication. Once they have your money they no longer care.

Was a nightmare, a list of snags along my arm that still aren’t resolved since March...

We’ve had 4 leaks in that timeframe.

There’s a reason why there’s no social media presence from this company.

I wouldn’t bother purchasing from them again.

Update.

After owning the property for a year there’s still issues. Recently discovered the extractor fans above the cookers only being held up with masking tape.

The whole process has been a shambles. I’ve noticed they’ve had a drive recently to try and improve their ratings on google. I wouldn’t buy from them again. I wouldn’t buy from any developer without a social media presence. Easily one of the worst companies I’ve ever dealt with.

For the depth of my complaint which included being asked to produce a power point presentation of my snagging I’ve been offered a John Lewis voucher.

Laughable.

Nearly 2 years down the line and we’ve discovered our boiler wasn’t installed to regulation. Not only that they continue to ignore our emails trying to get issues sorted.
