Posh Pads are scammers and are being investigated

Should be ZERO stars. Go with any other student housing company and you’ll have a way better experience. At the start of tenancy, you move into a house which is not cleaned and has numerous problems. You tell them about the problem and they take days to reply and weeks to fix these URGENT and health hazard repairs. After the end of tenancy, they charge you for repairs that were not there when you moved out. You won’t get your deposit back, and everyone who has gone with them have never gotten it back too. You will have to pay for extra utility bills and when you try to ask questions about these extra charges, they will not reply to your emails. Me and my housemates were charged thousands for repairs that we were not responsible for. We also payed for the posh pads cleaning service before we moved out because we were threatened that we would not receive our deposit back if we did not go with THEIR cleaning service. However, this is false as the extra charges invoice included cleaning fees. I was also accused of a damaged TV and damaged drawers when me and my housemates didn’t even use that TV once as we were all busy with Uni. This is just two of many extra charges they hit you after the end of your tenancy. Everyone I know has experience the same problem. They only reply when you are about to send them money. Very greedy company and do no care about the well being of students. There are a lot of other student housing companies in southampton and everyone who has gone with them have not had a bad experience , so go with them. When someone at Uni tells you not to go with poshpads, believe them because all the stories are true. I have reported this company to the university student hub and SUSU, and they have told me that this company has received numerous complaints, and students should avoid renting from Posh Pads no matter what. They overcharge, they don’t care about your well being and the employees are rude and unprofessional.

Avoid this Company at all costs!

Avoid this Company at all costs!! They are rip off merchants who keep your deposit by saying they need to send in their cleaners at a cost of £450 even though it was in a better state of cleanliness than what it was on arrival, it was disgusting cleanliness before moved in, then charge you for any little mark or thing that was originally there, absolutely disgusting company. They also warn you not to get your parents involved with anything. Rent at your peril.!!!!

My experience so far is that Posh Pads…

My experience so far is that Posh Pads have been responsive to the needs of our son who is in one of their shared student homes in Southampton.

Before Christmas, his radiator was not working and although this is not classed as an emergency, it was freezing weather outside and an engineer came out to fix it within the day. Service was good.

Today, the boiler stopped working in my son's student house so there was no heating and no hot water (6 people house-sharing) and freezing cold outside. This was reported through the usual email to Posh Pads and I can say that an engineer was at the property within the hour - albeit this is not classed as 'an emergency' in the literal sense, as a parent we felt that no heating or hot water is not great. I emailed Posh Pads to say "thank you" for the prompt attendance of the engineer and thankfully my son has heating and hot water again.

This was reassuring to me as his parent as he lives away and we are not local so we need to know that his accommodation needs are being attended to promptly and this was certainly the case today so a "big thank you" to the engineers.

Would recommend!

I have lived in two Posh Pads houses over two years and have loved it. The team is great and very responsive and the house was immaculate when we moved in. Great facilities and rent the same price as other houses in Southampton. Most amazing thing was no or little deposit. Would definitely recommend!

TERRIBLE SERVICE

TERRIBLE SERVICE - we recently used Posh Pads for a student house rental. The service was slow and bureaucratic. When we moved in to the property a significant amount of additional work was required which had previously been promised would be complete by our move in date.

Do not use posh pads

Do not use posh pads, they will force you to use their cleaning company and take the money out of your deposit despite their being no evidence of them cleaning the property, the property was filthy when we moved in, and we had to deep clean most of it despite them claiming they had used professional cleaners, when we moved out the property was in better condition than when we moved in, however it was not up to their standards despite them not providing any evidence of this

You'll regret renting with Poshpads

Please do not rent from Posh Pads as a student or in general! I rented from them for a year, we'd made a real effort to clean it up. Then they claimed we owed 1000 pounds for 'waste removal' (they reduced this a lot as soon as we sent photos). They're dishonest , no respect for their customers, and are just looking for any chance to get money from you. You'll regret renting from them.

Posh pads are a scam - students avoid

Posh pads are a scam. you house will be in a barely liveable state and they will refuse to repair anything. My window has a hole and they will not repair it. Your ceiling will leak and they won't repair it. They fabriacte the cause of the few maintenance issues they do actually fix so that you have to pay an extortionate amount for it. For example, many students have been told random items were found in their dishwasher during repairs but they were never shown any evidence of these 'items'. You will not get you deposit back even if you do a perfect inventory and don't cause any damage to the property. The company regularly has random people paying a visit to your property and prospective tenants to come and view the property and be allowed to move you belongings?! Also the house was filthy when I moved in - during covid - so clearly no one cares to clean the property between tenants. Furthermore, the company workers and viewers don't where masks when they come into your house multiple times a week and touch all your belongings. Appauling, fraudulant, definitly illegal company. If someone investigated them, they could definitely take them to court, just they have got away with this for so long because they expect students to put up with it and known they won't know how to file a complaint.

Students please stay away.

Stay away from posh pads at all costs. Overpriced and full of lies. On 2 occasions they have entered the property without permission which is against the law as it’s deemed as harassment. Both times, tenants have been in bed when contractor’s have let themselves in. The first time wasn’t to do work. It was to go back the next morning to pick up his milk from the fridge! Posh pads call this human error. Your gas and electric are not free. You can only use a certain amount before they cut it off and say to you you’ve used to much. Andrew is the most unhelpful member of staff. He says he’ll keep you informed and never does. The maintenance person I charge always seems to be on her phone or in meetings. Any university’s that use posh pads please reconsider as your putting your students through a rough start to the adult world. They just want your money and nothing else

Disappointing stay at Posh Pads

Stayed at Posh Pads for one night last week and have to say we were very disappointed in how much the standards have dropped. We have stayed here quite a few time but not since 2019. So initially new extra cleaning because of Covid means you cannot check in until 4pm and must check out by 10am or face astronomical charges.
We were told our room was not ready and the receptionist she'd call me when it was, she didn't call so around 5pm after wandering around we went back but there had been a shift swop. If our room had been cleaned I'm sure I wouldn't have found another customers specsavers receipt on the bedroom floor and crumbs on lounge floor. The rooms that were once nice are worn and shabby with rips in the wallpaper and marks on the walls.
In the kitchen only 2 odd glasses, grotty cheap cutlery and not enough tea/coffee items for two people. Didn't sleep well as lots of noise from street below, windows do not block out any of it.
Overhead shower did not work only smaller one on Flexi hose. Covid signage (1 household/couple) ignored by staff who got in the lift with us wearing a mask below her nose. The staff used to be great here but now are miserable and unapproachable one actually ignoring a direct question.
Location is ideal but there are so many others offering double glazing, sound proofed rooms that are cheaper and cleaner. If Posh pads dispute any of my issues I have photos.

Students: Avoid this company

Support what has been said on here already. Seem absolutely intent on ignoring emails asking for deposit back. Completely fabricate issues to try to extort money from students, then offer no evidence of the (false) issues. Never allowed to speak with the person managing deposits on the phone. I will be taking this as far as I can to protect students in the future, the University is already investigating and monitoring our situation closely.

Please AVOID Posh Pad

Please AVOID Posh Pad, absolute disgusting people, never repaired any maintenance issues after many attempts, promised certain things would be fixed before move in - and didn’t care when enquired AND charged my deposit for those same issues.

I gave up on the deposit dispute as it took me so long to try get the money I am owed

I asked for the 2-tier deposit company, but because they didn't register me in time I was not eligible

They take advantage of students as friendly as they may seem at first. You’ll have no chance in speaking to the person who manages the deposits if you call or email. Horrible people! AVOID
