Awful company


Awful company, I had a letter to pay for service fee. I transferred them 50% because you have to bank transfer unless you want to pay the 100% for the year. Next thing you know you have so little letters saying they will take you to court because you haven’t paid the full hundred percent. Shambles of a company.

We’re sorry to hear you feel unhappy with your experience. We offer our customers the option to pay their service charge either in full or by agreed monthly Direct Debit at zero extra cost. The service charges we collect on behalf of each estate are paid into a designated account for that development and are used to fund the maintenance and services provided there. Where an alternative payment arrangement has not been agreed in advance and an outstanding balance remains, the account may enter our arrears process, which includes reminder letters explaining the outstanding amount and any potential next steps if payment is not brought up to date. AVOID - Overpriced and does not care for your community

Went from charging our 2 bedroom flat in Forgewood £89 a month for our estate management fees, to almost double £172 there management costs are now more than our council tax… the breakdown of costs they provide appear exaggerated beyond belief, reported multiple issues around my property and they have not been fixed, said they were putting in new fire safety doors to meet new regulation this was around 5 months ago and and our building hasn’t had these changes but you can guess we paid for it as a community, dead tree outside our property sewage grates raised above the ground by half a foot exposing the main pipe which is a tripping hazard and has sharp edges, they won’t even put down some de-icer in winter conditions to make it safe for our community as it wasn’t part of the costs and isn’t there responsibility… what is..

Having checked our records, we can’t find a record of you contacting us directly to report the issues raised in your review. However, if you have made contact and not received a response or resolution then we do apologise and welcome the opportunity to address these points now.

In relation to Service Charges, please be assured that we do our utmost to keep these at a manageable level for residents, whilst at the same time setting them at a level which is realistic to meet the needs and outgoings of each estate. In recent years, the services undertaken on your estate have been under pressure from several global / economic factors including rising insurance and electricity costs and increasing fire safety regulation. However, I can see from our records that between 2023 – 2026, the Service Charge budget increased by an average of 4.5% per annum, which is approximately in line with inflation.

The Service Charge budget us an estimate of what we predict we will spend on your estate during each year. At the end of each year audited accounts are produced for your estate which show the actual expenditure versus the budget. If the expenditure is higher than the budget this creates a deficit which has to be charged out to each resident based on their fair proportion. If the expenditure is lower than the budget this creates a surplus which is then given back to each resident by way of a credit. In the years 2022-2024 there was a surplus each year. The 2025 accounts are currently in production and we are aiming to issue these by 30th June this year.

With regards to the timescales for the fire door works which you mentioned, as you will be aware, we’re completing a Section 20 consultation with leaseholders to carry out these works. We’re required to do this under the prevailing legislation. We have also had to increase the service charge budget in order to raise the necessary funds to complete these mandatory works, which meant a slight further delay. The works will be instructed shortly, and a further update will be sent to residents on this due course.

Preim instructs an annual tree survey to monitor and manage trees in line with good arboriculture practices. During the most recent survey from October 2025, the trees in the area were noted as in good health. By all means please provide us with further location details of the tree you reference. It may be that its outside of the areas which Preim are responsible for.

Regarding drain covers, the loose drain cover was noted on an area of lawn near your property, and we are arranging for a contractor to secure this. You’ve mentioned raised sewage grates, other than the drain cover on the grass, we’re not aware of any further problem drain covers. However, if you can provide further location details, we can address this too. A member of our Estate Management team will contact you to clarify these points.

Gritting and snow clearance on the Preim managed roads and footpaths is not undertaken on your estate. This reflects the same approach taken by the local authority if the roads were adopted, where winter treatment is limited to A and B category roads. The Preim managed roadways on your estate do not fall within these categories and are therefore not included in routine cold-weather treatment. Please note that the Service Charge budget does not include funding for gritting or snow clearance, so residents are not paying for services that are not provided.

We hope that this response addresses your concerns and provides some reassurance. Your Preim Estate Manager visits your estate on a regular basis and would welcome the opportunity to meet with you and address any further concerns you have. Just let us know if you would like us to arrange this.

My apartment is under their management…

My apartment is under their management in B31. Today the fire alarm rings falsely and no water supply to the whole building as the result. We ring them many time and their staff kept asking us to wait for a recall from them but they finally failed us. No one come to fix the fire alarm nor restore the water supply. A retarded company. Strictly avoid.

TO GET A RESPONSE OR WORK DONE BY THEM IS IMPOSSIBLE!PREIM WILL GET YOUR ESTATES LOOKING LIKE A DUMP EFFORTLESSLY! AVOID ENCORE ESTATE AS THIS IS THEIR PARENT COMPANY WHO ALLOW AND PRAISE MISMANAGEMENT ! RUN AWAY

Aggresive and abusive.

Enforced payment on services they don't provide, didn't response to the complaints of residents. Held one meeting and promised minutes for those that couldn't attend, never made them available. When residents refused to pay, we all were sent letters threatening court and additional fees.

Actual awful company that will over quote their work. Avoid at all cost if your estate is managed by these.
