Stacey was very quick to respond to my query, and extremely flexible and understanding in reaching an agreement that is reasonable for all parties. Sometimes management firms can be quite rigid and leave you feeling a bit like a number rather an a person - Stacey ensured this is not the case with Principle in my experience.

The worst people I've ever had to deal with.
I've lived in my flat for 4 years, and I've spent most of that time chasing them to do the most basic parts of their job. We've gone months without the communal areas being cleaned, weeds left overgrown, walls left damaged, yet our service charges keep going up every year with nothing to show for it. They even claim they carry out monthly maintenance while the place was clearly being neglected.
The biggest issue has been the £65,000 they demanded for "fire safety works." They couldn't explain how they came up with the figure as they had no quotes and even admitted in a meeting it was based on a bigger building nearby. They started demanding payment before providing proper quotes or a breakdown of the work, while threatening leaseholders with solicitors if we didn't pay.
The whole experience has been incredibly stressful. Poor communication, no accountability, and constant excuses. I would avoid buying anywhere managed by Principle if you can.

Avoid this company if you can. They manage the property are the worst property management company I’ve ever had to deal with. Despite myself and the other residents paying a considerable amount for them to manage the estate the do the opposite. Nothing gets done nothing gets repaired. Initially communications with them is good when report issues/faults but when it comes to resolving the issue or fault ie them actually using the money we pay them that’s when they go quiet! They say they are going to do something and then never do it, string you along with sporadic responses to queries or just pass the book and blame others. They take no responsibility or accountability for their failings. And if that doesn’t work they just simply ignore you and don’t reply to your emails! Don’t bother ringing them, as the person you speak to doesn’t have a clue what’s going on and just asks you to put it in a email which never gets a reply.
Absolutely disgusting Abysmal customer service they just take your service charge do the minimum and run with your money.

I purchased a leasehold property managed by this company back in December 2025. I have been waiting for them since then to create an account for me to register for paying service charges, report maintenance, etc. I've sent emails and webforms ad nauseum and received no help.

I have lived in this building for 8 months, and unfortunately my experience with the building management has been extremely disappointing.
The biggest issue is the bins and rubbish outside the property. The bins are constantly overflowing and are often left outside instead of being kept securely in the bin shed, which is available but seemingly never used properly. Homeless people regularly dig through the rubbish, leaving waste scattered all over the front entrance area. It creates an awful first impression and is embarrassing whenever we have guests over, as they have to walk through the mess right in front of the main door.
Now that the weather is warmer, the smell from the rubbish is unbearable. I live on the ground floor and cannot even open my windows because the smell fills my flat. The rubbish has also attracted rats, and we can hear them running around in the bushes outside. We are genuinely worried that they could make their way into our home.
Security is another major concern. The entrance doors are extremely weak and are frequently broken. Homeless people regularly gain access to the building, where they have been seen taking drugs in the corridors and behaving aggressively towards residents. There have been multiple confrontations, and walking through the building often feels unsafe. The doors are repaired and then broken again shortly afterwards, yet no long-term solution seems to be put in place.
There is also very little security within the building. Some residents have had parcels stolen, and there are no working cameras covering the main areas. This only adds to the feeling that residents’ safety and security are not being taken seriously.
In addition, the communal areas inside the building are not cleaned properly, despite there supposedly being cleaners. The middle internal door is also broken and has been for some time.
The only positive thing I can say is that the flats themselves are nice on the inside. However, the exterior of the building, the lack of cleanliness, poor security, and the failure to address ongoing issues make living here far less enjoyable than it should be. Management urgently needs to take responsibility and make meaningful improvements for the safety and wellbeing of residents.

I have just visited my sons flat in a property managed by yourselves and I cannot believe how appalling the standards of the outside of the property are and how badly they are being maintained by yourselves. You should be ashamed if your standards of care and service. I have taken videos and photos of you would like to see them.
