Warning to Prospective Airbnb Property Owners

If you're considering using this company to manage your Airbnb property — DO NOT.

They owe thousands of dollars to me and other property owners. James Vuong
, the owner, has repeatedly misled us about the status of guest payments and where our funds have gone.

Despite multiple follow-ups, we have received no resolution. Proceed with extreme caution

DO NOT GET INVOLVED. WORST experience and team. They only care about taking money but not providing their service they mention.

Simple. These are not people to be involved with, for your own sake.

Never ever sign a contract with this agency. I moved out nearly 2 years ago and so glad I did. They serve invalid contract to their tenants. They fail to protect their tenants deposits (I actually have evidence of not just my deposit but a list of others that the agent sent to me in an email when asked why and was told it was an error in their system.) They also serve invalid section 21 notices to tenants, I actually went to citizens advice and complained to the council who tried to intervene to which point they tried to increase the rent. FYI you can’t issue a section 21 notice without receiving a gas certificate, protecting the deposit or a how to rent guide. I even contacted a lawyer to represent me and the only reason I left and didn’t start the compensation claim was because it took a huge toll on my mental health. No one should ever have to experience the distress I went through and I hope one day karma gets your asses! The WORST agency, they are amateurs!! Also make sure any issues raised are always done in emails for issues like this, I still have all the evidence and emails!

Well, this company is the worst I have ever seen in my 43 years life. They are not responsive, they couldn't fix the leakage from the top floor for 13 months, they didn't repair the boiler in time, several times. and many many things.

The most important one, they asked me to renew contract because of increase in the rent. I signed the new contract because I agreed in the increase of the rent, but they didn't inform me that they also increased the notice period from one month to two months in the contract, which was never mentioned in our agreement in emails. This looks very fraudulent to me. Enough is enough. I have decided to sue them.

The council should terminate their property management licence, I don't think that they are capable of managing properties.

As a landlord working with Roomerang I would advise you to steer well clear. Unprofessional and zero communication despite numerous attempts to contact them.

I've experienced bad estate agents... this one takes the trophy.For your own peace of mind during the tenancy contract... dont sign up. Even if it's a beautiful home. Just advising. Tbf... Courtney is reasonable. His business partner creates the chaos. My experience. Fyi..They also own Stonebanks estate agent. Good luck in the property search. It's tough out there!

I made an appointment with Roomerang this company on spareroom last September. It was a guy called Zak who met me in the renting house. I chose and paid £200 to secure my room on that day, which will go towards the deposit on 26th September last year. After that, the manager called Courtney says he doesn't want to rent without any reason! Then I said refund the £200 to me, he told me he would tell the financial department on 30th September, but it took 7 days without any message until 7th Octomber. The truth is he never told the financial department, and he also blocked my number!!! Never call back! After 1 week, I posted this thing with details on the website, he messaged me and called me. I asked why block me first, his first sentence is 'Anyway, if you want get money back, you must delete the comment, otherwise you won't get money back'. I said 'That is my money, you can't do that'. He said 'Yes, I can, because I am manager here'. He also threathened me, saying he has many friends both in the government and police station, forcing me to delete the comment. I still keep the messages with him, also have records for calls. Just in case, I can keep them as evdiences. Because his threathening words and no sense attitude. Compared with another guy called Zak, this is an enthusiastic man, but he must follow Courtney's orders, not his faults. Everyone who wants to book room with Roomerang, PLEASE be careful with Courtney as his insolent and domineering behaviour!!!

Property manager Zack constantly gave a high level of customer service throughout my time at property from my initial viewing of the property to my stay within the property very knowledgeable professional and approachable gent any issues that arose within the property he dealt with effectively and swiftly he made my stay very comfortable whilst at the property His team are lucky to have him leading a very high standard as a property manager

From the first day that Courtney showed me room Ive had nothing but positive and professionalism from Roomerang. Zak and Sid respond promptly to any issues and Im grateful to the company for being good landlords...I wish Roomerang continued success and highly recommend them. Thanks guys
