Sadly they have no desire once sold to do anything !

Sadly they have no desire once sold to follow up on anything, happy to take the sale value, happy to tell you how great the building work is but after that; silence.
Snagging lists 3 years later are still not rectified with specific issues with the windows. We are having to now use the NHBC complaints and mediation process. If you think of buying a house from them ensure legally they have contracted penalties for snagging failure that can be legally binding in court.
If the development has an obligation to set up a management company for maintaining the grounds and public area and utilities, don't even think of buying one as Ruddy have failed to set it up, wont communicate on it and have stopped maintaining the grounds and abandoned the site.
All the owners on the development have had issues with the windows and plumbing and some have had catastrophic leaks that took ages to fix.
So buyers be very wary and make sure you have a very good solicitor.
The promises, nice brochures do not reflect the reality, you are abandoned and commitments are never delivered on.

Incompetent and unprofessional with no standards

Incompetent and unprofessional with a moral compass that is off the charts. We bought a brand new Patrick Ruddy home on a million pound estate in Hertfordshire in May 2018. We had two significant floods in our first year damaging the entire downstairs of our property (including our own furniture). It took us more than a year to get the main repairs started never mind completed (and this was only after a significant amount of pressure from me, calling, emailing, writing with very little response from them). We finally received a settlement letter in June 2021 (two and a half years after the first flood) which included a mild attempt at an apology for their slow response to the repairs and snagging issues and confirmation that the repairs to our windows and doors (on our original snagging list) would be completed that month. The repairs to the external windows and doors have been an ongoing issues since we moved into the property in 2018 and in September 2020 we were told that a contractor had been confirmed and a PO raised to complete the works the following Spring (they needed dry weather conditions). Despite our letter in June 2021 confirming they were still coming that month, we have since been told (from the contractors) that they have been stood down as Ruddy no longer intends to carry out the works. No explanation to us, nothing and once again they're ignoring my emails and calls. We've filed a complaint and raised a claim via NHBC and intend to make a legal claim against them. I know that we will eventually resolve this but the stress and legal expense has been and will no doubt continue to be very stressful and expensive. The homes are good quality and we love where we live but Ruddy are a running joke among the entire neighbourhood, everyone has had the same experience and we can do nothing but laugh and this shambles of a business. I would be embarrassed if that was my name on the door. Their own employees tell us how bad the senior team are.
