Please be careful with Jenish Shrestha from SAPPHIRE REAL ESTATE AGENT. I think he is based on Blacktown sapphire. He will rip off your money when you buy property from him.i have put deposit for turnkey package in Ripley Brisbane . The builder was creation homes. Build house price is $400.9k for 171m2 single storey from this agent.I felt this price is incredible expensive and ask reduction. He(Jenish) said this price from creation homes and they cannot reduce anymore. I do not believe that the builder cannot reduce price soI try to contact builder directly . I found out price for build house $330k for 23sq( southcote 23)from builder. I sent the turnkey package from JENISH( the agent)to creation homes and they can give price $345k for turnkey . I cancelled the deal with this agent and requested refund. He(Jenish )on 7th Nov 24. He said the processing refund will take 5 working days and till now I still not received refund. Do not deal with this agent( price $400.9k for smaller build house size 171m2 and 345 k direct with builder -you get bigger size for house-223m2 ). I have calculated he tried to rip me off for more than100k -(52m2*aud 2k)

Rented a property from this agents, mid contract I was told I had to leave property for no reason at all.
I decided to leave and when i left the property it was left cleaner then it was when I moved in.
I was told I had to be out by a certain time and date (3 weeks after being told I had to move) as someone else was moving in same day I had to leave (paying a higher rent).
Asked when I'd get my deposit back and was told a few days.
It took close to a year.
Out of £1,200 I was told I'd only get £243.
Other costs were to replace light bulbs at £40 each!
Told their not electricians so had to hire one to fit light bulbs.
£320 for new toilet seat even though their wasn't one fitted when I moved in.
Other money taken was to remove items from property, but they wasn't mine and was there when I moved in.
I contacted company who held deposit to fight to get all my money back but I never did.

I left the property in perfect condition and was expecting my deposit to be returned within 10 days of the landlord agreeing how much they would give back, as per UK Law. I sent an email (the method by which we corresponded throughout the tenancy) asking when I should expect my deposit to be returned and was ignored. I sent another email 2 weeks later and was ignored again. I sent another email stating I was going to go to the Property Ombudsman if this was not resolved and was ignored again. 25 days and 2 chase-up emails after my first email, I called the office to complain and was told that the deposit was not put in a Tenancy Deposit Scheme but was put in a Client Account belonging to Sapphires instead. They said that they did not see my emails and that the member of staff dealing with my deposit left which is why they hadn't released it back to me. Given that I spoke with the Landlord and they confirmed that they instructed it's release via the telephone, I do not believe this to be the case. They did send me my deposit back however the whole experience left me infuriated when nothing more than a phone call setting my expectations would have left me happy as Larry. NOT IMPRESSED!!!
