Brilliant experience with Seddon!
Our experience with Seddon has been brilliant. Sue, Wayne, Scott and all the team at Ashway park have made the experience of buying our first house so much less stressful than we anticipated and we are loving our new home. Some small snags as expected but these were all dealt with within 2 weeks and perfectly done. Thank you to all the team!

Well where indeed do I a start….this is my view…
I live in Lavender Fields , in Langley Cheshire.
My experience with Seddons, their Management and Customer Services Is dire to say the least.
We as residents of Lavender Fields will have around our Estate “Public Open Space”The plans sounded delightful full of lots of information about how Seddons would treat this land and landscape it.
I have read in detail these approved plans which are publicly available , but sadly the work isn’t being carried out to these plans .So much so that the majority of the residents , there are 70 odd houses here, have been forced to contact Planning enforcement, and lodge complaints.The work is being carried out by Bora who Seddons employ…
The work is shoddy, unfinished , not at all in line with their plans and quite frankly unacceptable.Seddons homes websites states
“Our Planet - Take Responsibility; always acting ethically by doing the right thing regardless of personal consequence.”
They have left excavated remains on the site, full of plastic , rubbish, concrete etc and just covered it up with Top Soil.This mound should not be here in the first place.
All these items will not disintegrate .
So Seddons if you care as you say you do about the environment, do the right thing , do as your approved plans state, yesterday two men walked the site picking up the odd bit of plastic….the video is quite entertaining……
I too was told our garden although waterlogged won’t be getting any drainage supplied by Seddons, and quite curtly told by email that it’s there final decision, when we tried to follow their procedure and then write to the Construction Director we were told, no point, he was in the meeting ! Top points for having such a good unbiased procedure!
Seddon homes- a response to your response…
We have had to get Cheshire east planning involved , which is why as you state you are working with them, and go to print in the local newspaper as you were not taking our concerns regarding the supposed landscaping seriously, I have email threads which tell me your construction manger was happy to carry on regardless…we have had to submit forms to planning enforcement to get the matter to your attention.
On the subject of my garden…No trail holes were dug in my garden at all my husband was present throughout! We were told by the attending customer services representative that it wasn’t needed as our garden “was the same as the others” waterlogged - we expected holes to be dug and none were. I am yet to receive a report on my rear garden , you only dug holes in my front garden

I would never reccomend seddon to…
I would never reccomend seddon to anyone unless you want issues further down the line.
They hire cowboys to do their work which means problems once the plasters have been ripped off. The toilets being the main issue, we have been fobbed off by both the plumber and Seddon, they are even on site so would take them 2 mins to sort it but no your out of customer care. We have had a leak through our ceiling due to poor installation if the cistern. They already replaced one of them in the other bathrooms. I emailed seddon and they got in touch with their cowboys "Prestige Plumbing" and they said they had already been out to it but that was because some incompetent person had put the wrong room down so having to explain to them that it wasn't. Seddon homes told me to call prestige plumbing who then said the developer csn only book appointment... talk about passing the book.
JUST DONT BOTHER!!! everyone on this estate has had issues, even with walls!!!!

Awful builder that abandons you as soon as you pay
Despite what Seddon might comment below, rest assured that what follows is a true account of our experience and it deviates from all expected and written measures of quality and compliance standards.
We have a garden which floods and does not drain, and we have a number of snags that were originally agreed to be remedied and Seddon have gone back on that agreement.
Our experience is a series of “inspections” carried out by Seddon’s own staff, not independent staff, where they somehow concluded that they had no obligation to remedy the issues we snagged at completion.
Take the garden drainage for example:
On the day of the inspection, there was an inch of water across the garden and a bucket of building waste found while gardening in a 1m2 plot. Yet despite this, they concluded there was no issue?
Take the painting snags for example:
At the point of completion we snagged a large number of painting and decorating issues, such as dents in doors and skirting boards, popped nails and poor quality paint to the wood work and doors as well as a few sealant and mastics issues. Site staff addressed a few, then handed us over to customer care to address the rest. At this point CC kept asking if we would agree to a 4 hour touch up, which we refused, knowing it would take more than 4 hours to resolve. Since then we’ve had two visits which have helped address some, but the second visit ended on the expectation of a third visit to finish off. What’s happened since then is CC have backed out of the third visit and agreed an inspection of remaining paint issues. I took time off work for this to happen. They then didn’t show up to that arrangement, and when I emailed about this to find out what’s happening the response was essentially: “sorry we didn’t tell you we cancelled the inspection, we’ve decided we’re not going to help you any more and that’s our final decision”.
As a customer who’s paid over half a million pounds for a Seddon homes property, being treated like this is absolutely awful. We’re left feeling like we’ve got no support in addressing the snags which should be covered under the two year warranty and somehow Seddon are just allowed to “conclude it conforms to standard”. Again - I have been following their own snagging guide of only raising issues that can be clearly seen from 2-3m away. I have triple checked the standards and warranty and the issues are clearly a breach, no matter what bs someone at a desk, that’s never visited the house, and likes to back out of appointments, wants to say about it. Comment on this review Seddon homes, with your lies about standards - or maybe, treat your paying customers like humans, and like you would want to be treated yourself. Don’t leave us high and dry, because you’ll find I am VERY willing to take you to court over this. I have a loooong chain of emails with your agreements and commitments in writing, which you’ll find very hard to explain in court.
Our dream of the quiet life come true.
After many years of my husband trying to get me to move house, we stumbled across Orchard Court. We arranged a viewing and fell in love with the housw within moments of arriving. I instantly knew I was ready to downsize and move house and made the joint decision to take the plunge to move into a Seddon home at Orchard Manor. We met Heather, our site Sales Advisor who was amazing. Heather is the perfect Sales advisor and her customer service is of a very high calibre. Heather kept in touch throughout our journey and has always gone the extra mile to assist us. The Site Manager, Johnny has been attentive and supportive making our move a very positive experience. Minor snags have been attended to promptly and effectively. We love our new property and would highly recommend a Seddon home. The best decision we have ever made. ❤️

After an initial rocky start, Seddon have come good on their promise to sort out our garden, which had significant issues. We're just waiting on one staircase snagging issue now to be sorted and then we are done 😊. House is good quality.

Orchard Manor, Grimsargh
Its two months since we moved into our new Seddon home at Orchard Manor and we are really happy with the quality of the house (both external appearance and internal finish), its location and the development it is located on. We have had great support and help from Heather during the buying process and Johnny, the site manager, for managing the handover and rapid completion of snagging list.

First Time Buyer at Roman Heights, Seddon Homes
Me and my Gf recently purchased a house through Seddon at their Poulton site (Roman Heights) and I can’t express how good the process was!
The Site manager Matt has been unbelievable, going above and beyond to make sure everything goes smoothly. Regular check ins, swinging by on his day off when needed and just being honest with us at every step helped us feel comfortable and confident when buying our first home.
Likewise the same can be said for the sales woman Dolores who was brilliant and incredibly helpful when working through the process!
I would massively recommend this site and other Seddon Homes as they really do go above and beyond for their customer!

Do not buy a house with this company.
15 months after buying my house we still have major outstanding snags. They cant fix anything first time, iys usuwlly between the third to fifth attempt they manage to sort something which speaks for the capability of the tradesmen they hire. When they are fixing something they often break something else in the process.
The communication is shocking, you can send email after email about your outstanding issues and dont get a reply.
I raised a formal complaint with them, that 6 months on nobody has even addressed.
Avoid at all costs, if i could gove 0 stars i would. They completely ruined our first time buyers experience.

Beware of Seddon Homes developments…
Beware of Seddon Homes developments with estate management charges, or any other property with an association to Trinity Estates. They have shown a scary level of incompetence as managing agent at the housing estate on which I live. The estate is served by a foul pumping station with 2 pumps in the chamber, unbeknown to the residents one of these pumps has been out of action since at least mid 2021 which Trinity either failed to recognise or chose to ignore. This led to a real problem in the autumn of 2022 when the 2nd pump went down, it took Trinity 7 days to arrange for attendance to the pump by which time foul effluent was overflowing across the estate footways. The pumping was belatedly done at exorbitant emergency call out rates. Trinity continue to insist that the residents are liable for the costs incurred rather than acknowledging that their negligence and incompetence is the root cause.

Awful service.
Issues with build and sewer works at Belvedere site have been ongoing since new and 3 years still no ownership or resolutions. Sewer gas leaking into new build homes through internal drains and floorboards!
Because it's intermittent, seddon turn up a few days after when the smell has gone and claim everything is fine. Happens multiple times a year, is disgusting and a massive health issue.

Orchard Manor
We've been in our home for the last 8 months. We dealt with Andy and Vicky who were very friendly, approachable and helpful throughout our house buying process. Time was taken to show us our home during the building process as well as answer any questions we had at the time. We received regular updates and were provided with support and guidance in personalising our house with the options we went for. Since moving in, we have continued to be supported by the two amazing site managers - Jamie and Harshal. The site managers ensured to check in and to speedily resolve any queries / small snags we had. We are very happy in our new home and find that the building and finish are done to a very good standard.
What a total disappointment
We were so excited to finally have the green light to put pen to paper at Orchard Manor as it’s our dream forever home in such a picturesque location. The sales guy was new to Seddon however, he was so lovely. He took the time to talk through the plot and what we wanted from the house. He showed us a plot that was ready for completion and wow… what a complete mess inside. Chipped paint work, mouldy walls, damaged kitchen cupboards, marks on the dark windows, mouldy skirting boards and lots of other issues. When it came to the negotiation side of things, well… this is where it took a downward turn. We asked for flooring and were told by his manager that we could have option 1 which meant carpet in the bathrooms! Really? We asked about vynal at least and were told it would be an extra £550. Told him to call his manager back and negotiate for the extra which he did. He called us back and advised they were not going to budge and we were lucky to even get the first offer. Advised him that other builders in the area were offering 5% deposit plus carpets and upgraded kitchens. How do they sell houses if you can’t even negotiate the smallest of things? A dream location but a nightmare of a company. Safe to say Barratt, a true 5* builder have now gained a customer and couldn’t do enough for us. Maybe you need to see how they treat future customers, a lot could be learnt.

Our experience with Seddon Homes as been fantastic from start to finish. Emma, our Sales Advisor couldn’t do enough for us and was always around to answer any queries and provide suggestions. Like any new build home, we had some snagging issues but these were quickly resolved by Vic; again Vic is a great member of the Seddon Team. We bought a 3 bedroom Bowland on orchard manor,the sales team was excellent.
Jamie the site manager and deputy site managers have been fantastic the guys working on site are polite and curtious, just waiting on some snagging bits to be completed,and some paint to touch up keep asking for the paint,but all in all cannot fault our new home we love it
