Do not book a villa through Shine Villas

Do not book a villa through this company. We booked them through VRBO and then had to cancel well within the cancellation deadline (like 3 months before) and they will not refund us. Have contacted VRBO who said they will delist this company. Had to file a dispute through my credit card company. The company will not respond to any messages. DO NOT BOOK. I think it's a scam company.

Don’t use shine villas to manage your property

We used shine villas to manage our holiday home in Kissimmee, Florida. We would recommend you AVOID at all costs. There were high charges for maintenance of the property, with new charges every month for replacement towels or bedding etc. . Whilst the property was rented at nearly 90% occupancy we barely broke even on the costs. The owners are a couple whom we trusted with our holiday home but then when we wanted to cancel the contract the way we were treated by them was really difficult and very costly to us. DO NOT SIGN UP WITH SHINE VILLAS.

Post Sale Customer Service......

Firstly I wish I had read the reviews first before I used Shine. In fairness from booking, to arriving, the overall experience was positive, communication was good. However on departing we have been accused of staining towels, flannels and charged around $80 for this. They are a little stained but what do you expect when you use them to wash, make up etc.. yes, but we were washing it during our stay, but on last night and check out morning we didn't have time to wash and we were told to just leave in laundry room which we did. Surely they just need to be washed again and they will be clean, why provide this stuff if you don't expect people to use it! I have questioned charge and they are just throwing T&Cs at me... in my role I know T&Cs as well as anyone, but I also understand customer service and expectations. Customer service post sales is appalling, I wont be using them again.

Run Don’t walk from the company!! Shine Villas

Run!! Do not book here!! This home at 8955 Amelia Downs Trail, managed by Shine Villas, is infested with roaches and ants. We arrived at 11:30 PM after a long drive with kids, only to find stained bedding, an uncomfortable master bed, and dirty bathrooms. By morning, roaches were everywhere—on counters, floors, stove, and in the game room. The kids were terrified, and I told them to keep shoes on and bags closed.

I called Shine at 8:35 AM, and they promised an exterminator, claiming no prior issues—a lie I later confirmed from other guests. After SeaWorld, I called again, left messages, and got no response. We packed our belongings into the car and searched for new lodging for 12 people, including a disabled mom and a family member with cancer.

By Day 3, conditions worsened. Instead of fixing the issue, Shine emailed at 2 AM demanding we leave and offering only $127 for one night. This company knows the property is uninhabitable, ignores calls, and retaliates when you complain. They ruined our vacation, knowingly renting out a filthy, unsafe home under false advertising.

Avoid Shine Villas at all costs. If you’ve had similar experiences look online to find me.

Avoid!!! Will not refund with free cancellation

Avoid!! Booked with free cancellation, after a change in circumstances we decided to cancel. This company do not respond to messages & refuse to refund. Avoid…. We had to issue a dispute with our bank to get a refund after 12 weeks of Shine Villas avoiding refunding us. Our bank sorted within a week.

A Horrible Experience

Disgusting treatment …..Avoid this company at all costs.
As a family of 7 we recently returned from our trip to Florida having booked our Villa through this company within a well known resort area near champions gate area.
The conditions in which we found this Villa were shocking, absolutely filthy, place hadn’t been cleaned prior to our arrival…The Carpets were covered in sick stains top to bottom in all bedrooms, Lounge sofa was literally shedding all over the floors as it was cheap PVC, walls filthy with hand prints all over, pool area had used plasters, used tissues, and pool safety screen had been left rolled up, pool had things in it that I won’t mention on here, lack of cutlery, utensilsand just not properly equipt for a large group, all mattresses were in need of replacement.

When we complained and refused to stay there a minute longer they said they had no other places available for us to move to.
We then proceeded with a complaint and asked for a refund etc.
They then accused us of “extortion and fraud” etc due to a Null & Void agreement.
Also they asked that any refund be time stamped and made contractual so that we could not follow up any complaints against them afterwards.
And absolute amateur company to deal with at best.
Spend your hard earned cash elsewhere, do not give them a single penny …AVOID !!!!

Horrible Experience with Shine Villas in Orlando

Shine Villas intimidates guests who raise concerns and refuse to resolve matters professionally.
1) The actual accommodations (e.g., that the company would only be providing 1 roll of toilet paper per bathroom (x2) for a 4-night stay and 4 guests would not meet the basic needs of the stay and ample time was not provided in order to request a refund for the stay and find another accommodation that would better suit our needs. Cancellation notice is required a minimum of 14 days prior, but these details weren't shared until approximately 3 hours before the scheduled check-in time.
2) The condition of the unit was not as described in the photos or online. Items were broken, the air conditioning could not be adjusted beyond their designated 75 degrees, the water filter was not updated, the furniture was not good quality and at risk of breaking from being flimsy.
3) The mattress was extremely poor quality and very hard. I was traveling with multiple disabled combat veterans for a 4th of July event, and had we stayed in this unit with these mattresses our entire trip would have been ruined from the pain caused by the poor-quality mattresses. Even I, without any disability, felt that my shoulder was being popped out of place simply by laying on the mattress, and my spouse said he was considering sleeping on the floor because the bed was causing him so much discomfort and pain.
4) There was significant noise from the upstairs neighbors well-past 2am, despite there being a quiet time from 10pm to 8am. There was loud stomping and running back and forth until almost 3am which could be heard over the shower, tv, white noise app, etc.
5) Extremely poor customer service. I was accused on multiple occasions of "extortion" and "fraud" simply for raising my concerns and leaving the property early due to the poor conditions. This is the same experience it seems Shine Villas gives to all of their guests who raise a concern based on customer issues raised via multiple sites, including an F rating on the BBB.

If you are simply looking for something close to the parks and are willing to accept the risk that if anything happens where you’d need to reach out to their customer service team, you’ll likely be treated poorly – then go for it. Otherwise, I would recommend saving your money, time, and sanity by booking with another rental company and do your due diligence before booking to save yourself the headache later.

DO NOT BOOK with this company

DO NOT BOOK with this company. We recently booked a villa in Kissimmee Florida for our vacation with our children. We booked a propery through Shine Villas (who were a recommendation). The photos online looked amazing and we were super excited to be spending our 2 weeks in the villa we booked. It is safe to say what they showed on the website and what we turned up to were definitely very different.

The property was extremely tired and smelly. There were marks all over the walls, the bathrooms were dirty, including pubic hair all over the floor and the plug hole in one of the bathrooms was full of black hair. The property was missing basic utensils (tea spoons, scissors etc). Curtains were not in good condition, towel rails were missing or broken off, cleaning was poor, grease all over the cupboard above the microwave, bedside lamps were for show as there was no where to plug them in. The list is endless and I have plenty of photographs to show what poor condition the property was in.

I was so upset on arrival that I contacted the company who said they would send a cleaner - the cleaner never arrived (Yet it was obvious that people were coming in to the back of the property as I found a hair tie that wasn't there before as well as things having moved).

I also explained that it wasn't acceptable as the property was not as advertised and that they needed to resolve this. They said the house was going to be maintained once we left not to cause disruption... We did ask for late checkout for our last day to be told that the house had new tenants arriving. So another lie told. In their contract they state if you contact them straight away they will resolve issues. They definitely did not do this.

In correspondence they were due to send checkout information 24 hours before departure. You guessed it, we didn't receive this. I did what I thought best to ensure the property was given back to standard and in fact it was in a better state then when we arrived.

The service they provided was terrible and safe to say that the house was not up to standard and I would definitely not recommend booking through them. They took our money and didn't care.

We did have a great holiday but didn't spend much time at the property.
