I can tell you one important thing bait and Switch
I can tell you one important thing. I went in last week and found they were running a special interest rate. Spent hours with the agent, employee of Smith Douglas, who went over every aspect of three different homes under this “umbrella”. I decided on the home I wanted to buy and the agent started the process. I also had my agent with me. Communication started earlier in the week regarding a contingency on one of the homes. It was agreed upon. I was sent to the mortgage company to expedite the process to lock in the rate and secure the home.By the next morning, I had my preapproval and was ready to place my earnest money. Everything was good. Late that afternoon my agent called and told me we were denied the special rate because of a timeline. another agent said it had to be within a 60 day from the closing. Today is July 26 and the closing would be September 30. That is over 60 days. I would assume that someone employed by this company would know these stipulations before directing you through the approval process. They will not in good faith honor the agreement that they were selling me the house under. But now they have offered up a solution to this problem. Of course it’s a high interest rate, a bait and switch from what was offered. I don’t find this company, honorable or professional at all. The houses are the same quality as another builder that is in the area with another bad name. I did check their reviews and Smith Douglas comes out at a 2.6. I think I dodged a bullet due to their unethical practice.
