What a waste of money
We are a group of four pensioners that booked Stay Zeni in York for a weekend. The apartment when we arrived was lovely. We brought food with us and went to cook it. We couldn't get the induction cooker to work. We googled instructions but it still wouldn't work - just kept saying F on the led display. I phoned the site manager Michelle who said she would pop in as she was showing someone else an apartment. She tried and said that the pans that were in the apartment were not suitable for the hob. There was one tiny milk pan that would work which wasn't any good for us. We ate out that night. Next morning I thought I could cook bacon and sausage in the grill. We couldn't get that on either it was just dead. We all tried. I am a nurse so i am quite tech -savi as is my husband and 2 friends it would not come on. We checked plugs and switches were all on but nothing. Out of all the food we brought we couldn't cook any of it. we had to eat out the whole weekend which added a considerable amount to the weekend cost. We again informed the Site manager Michelle who said there wasn't anything she could do till Monday. I have sent countless emails and in one I was promised a partial refund which could take ten days. it hasn't arrived 30 days later. Ive also had an email from the site manager saying the oven was working. We couldn't get it on. There is also £100 cleaning bill added when you pay. I think that is excessive for a 2 night stay. We were sent an email before we left telling us to make sure everything was washed up and to remove the bin bags from the 2 bathrooms and kitchen and take them to the skips in the underground parking area!!. There wasn't any washing up because we didn't cook anything!
There is also a hanging rail missing from the wardrobe in one of the bedrooms - making it useless. Apart from these issues - it is a lovely apartment as long as you don't eat and don't have many clothes and you like trekking to underground skips!. Often emails just ignored. I wouldn’t stay here again because they don’t take responsibility for anything that grows wrong.
Update- Booking.com tried to negotiate on our behalf but StayZeni have refused to take responsibility they insist that the grill and oven were working and it was just the hob that didn’t work. Absolute downright lie!! Please don’t book with my property host or StayZeni . They don’t know the meaning of customer service, honesty or culpability!
Thank you Booking.com for the credit you have given me for my next trip which I have already booked-not with the above I hasten to add. Never again!!!

I have booked more than 10 stays with Stay Zeni and they have all been amazing! The customer service is 5* - every issue I have ever reported has been dealt with promptly (a missing cheese grater, vegetable peeler or tin opener always appears rapidly after reporting it). A big thank you to Nathan Brunt for his amazing attention to detail, efficiency in dealing with any and every query and his super fast response time :)
To give context, I can be fussy and have traveled extensively and do expect a certain level of service. The reason I choose Stay Zeni as my preferred company to book with is their level of attention to detail - from reading the notes on my booking prior to arrival, to extras in the fridge, high speed internet, super clean apartments, reliable on-time check-ins and fluffy bedding, it is always an amazing experience.
I would also like to highlight Zoe, Connor and Cherry who always answer the phone in a cheery manner and go out of their way to make sure every stay is a five star stay.
Parking Fine using their own car park due to their own negligence
Stayed at Hardwick House, Derby in August. The check-in host promised my number plate would be logged so I wouldn’t get a fine while unloading. I followed their instructions, paid to park elsewhere, and still got a £100 ParkingEye fine.
I’ve been back and forth with Matthew at My Property Host for weeks, providing every bit of evidence including my booking, parking receipts, and the PCN. Despite this, nothing has been done. ParkingEye confirmed no one contacted them to cancel the charge, and now Matthew is ignoring me completely.
StayZeni and My Property Host caused the problem, promised to sort it, and have left me to deal with the fallout. Totally unprofessional and best avoided.

This is for basement flat in Guildhall Street Parkhouse Preston. The stench is unbearable. It gave me headache. I can't sleep. I am very disappointed to suffer for the rest of the whole week. The worst the most unpleasant stay I ever had.

They took our damage deposit unfairly and there was absolutely no complaints process to challenge it. Booking.com were also no use.
Scammers
Scammers. Ash and Nathan from stay zeni at my property host failed to give me a parking permit and I got a pcn.
They promised (especially Nathan) to appeal the ticket as they claimed the ticket was invalid. Having spoken to the parking control company no appeal was raised by Nathan or ash and the parking fine now increased from £60 to £140 and they won’t return my calls. Nothing but headache so have to fight this legally clowns take your money and never bother to reply.
Not to mention apartment had dirty carpets and water dripping from windows. I will pursue this and get justice as these clowns don’t bother replying!

Convenient Location
This is a stone's throw away from Wembley Park Station. Very convenient location. It is catered for students and is priced suitably. It is easy to email for queries and respond accordingly.

Check in is convenient. The room is clean. But the sound-proofing is so bad that I have to remind my neighbor to lower the voice. Maybe this should be written in the message to guests or students who lives longer here. Or there should be a tip for guests when they are booking the room(“If you need a quiet room” like that, so you can arrange a room without neighbors, if there are)
Perfect for students
I enjoyed staying at this student accommodation immensely. Great location and facilities. One thing that I could improve would be to keep stock some essentials for the rooms with things like hand soap etc.
Bullied. Threatened and ripped off in Bournemouth
I complained about 8 days without hot water I was threatened, verbally attacked repeatedly. They overcharged me by £56 for cleaning. Told me to leave saying my booking was cancelled. Refused so far to give my rent back for the last week. Or compensate for the lack of hot water. I was called a liar and insulted repeatedly. The landlords agent was intimidating and raused his voice shouting again and again.
When I had said I wanted to leave and wanted my money back they instead said they’d call the police on me. Told me to leave.
I was totally shocked upset and felt badly bullied. Especially as they knew I autistic.
Criminal in my view. Horrifying experience. Avoid at all costs.

I was not informed until it was far too late that I would need to provide student ID, and therefore I didn’t have it available and I was left stranded at Wembley
The en-suite wasn’t cleaned
The en-suite wasn’t cleaned, the sink still had dried in toothpaste and spit from the previous occupants. Two people staying in the room and only one towel left?

Great location. Nice, clean room. Bit hot and too noisy to have window open. But otherwise stellar.
Great location and price, some issues
Great location and price and most of the things advertised in the booking were there However it was advertised as having a hairdryer which it did not although we did luckily manage to obtain one from reception . We also had to ask for more towels as only one set was initially provided. The main reason for only giving a 3 star was the flood that happened as soon as we took a shower in the wet room . This went all into the bedroom and soaked my friends clothes . We were left with inches of water on the bathroom floor overnight which was quite dangerous As this happened quite late at night , it was difficult to get hold of someone managing the apartments to let them know . We again alerted reception as was quite concerned it would go into the apartment below . They kindly us with extra towels to soak up some of the excess water but it was right up to the beds in the apartment. Sent a text (as it was late) to emergency management number provided on the door but no one answered . Rang the emergency management team number in the morning to make them aware of the situation who said their system had been down so they didn’t get the message . No one has spoken to us since regarding this as we had to check out the next day . Good job it happened on our last night really as it would otherwise potentially have ruined our stay . It was also quite dangerous from a H&S perspective with the floor being that covered in water for so long .

No much to say. The bathroom was disgusting, dirty and hair everywhere. The bedroom too dusty and dirty. No hot water. Towels and the bed smell like been used. I do not recommend.
