I am a neighbour of one of their awful properties. A condition of an HMO license is responsible management and disposal of waste. Not only are the bins always overflowing, there has been household waste dumped outside the front door for a month, which has been ignored by S &P staff that have attended to the property. These properties are not only a poor accommodation solution, they give nothing to the communities impacted. I recently contacted them to ask if we had their blessing to have a self funded tree planted on the street in an effort to balance off how unsightly this property is. That request was ignored, just like the abandoned rubbish.

Trust pilot you need to have someway that we do not have to give a star! What I would like to know is how can their website spout such lies so as to give people the illusion that they have their tenants at heart. My son is one of their tenants. He lives in a room no bigger than a bathroom and no window. He has been there for 2 years. His mental health is getting worse. There was a leak 4 months ago. No insurance to pay for loses. Still to damp proof and paint. They don't care. All they are interested in is the money they are making every month from the stupid council who allow for it!!!!

It is shocking that they are not out of business by now and shocking that the local councils, Westminster in my case, engages with them at all.
I live next to one building "managed" by them and it is one thing after another. All of the complaints below and more. Rubbish dumps, unrepairs, drainage system leaks, antisocial behavious, you name it.
I have reported the issues on the phone, via their website (they usually just hung up :-) and via my local council. They just dont give a damn. Or they say they say they will fix it and months later still unrepaired.
Just to think they are paid with our tax money....

Was suppose to meet at 1pm and they continued phoning me and stated they was 25minutes away, they managed to take 4 hours!!!! Leaving me in the burning sun and turned out burnt, my phone died and lost contact and eventually when they arrived they took ages to explain the self explanatory things and wasted my time further, If I could rate this 0 stars I would, if you ever need to work along side this company I would recogmend you to run as fast and elegantly as you can

This company is lucky I had to rate them to give them a review. If you get given a time be at that address at the time given or at least 15 minutes late. Was left waiting for almost 3 hours before I met with the assigned person and kept getting told he’s only a couple of minutes away only for them to call and try sweet talk the whole situation saying that they were coming from far, it’s not only them who have to do the travel but I still managed to get there at the right time. They also didn’t pick up the calls for the first day which left me behind schedule. If your going to lie about how far you are make sure you have a good lie or just be honest next time because to be waiting 3hrs in the boiling ass sun getting told that they’ll be there with you shortly is just not good enough. THE WHOLE COMPANY NEEDS TO SORT IT OUT!!!!!
Whenever you are approached by a recruitment agency with the aim of recruiting you to work for Stef & Philips Ltd which is a social housing company - head office based in Southgate, I would advise you to run for your life. This is not a company you can rely on in terms of long-term career prospects as their hiring managers can easily terminate your contract after you had put in so much work and effort in your role. They will listen to cook lies by staff assigned to induct you, when in reality, your manager should have been the one to take you through induction. They can terminate your contract anytime and whenever it suits them by claiming you are inexperienced for the role just by listening to false lies and allegations. This is by far, the worst company I have ever worked for. PLEASE RUN FROM STEF & PHILIPS LTD!
Ignored serious antisocial behaviour complaints for an unacceptably long time (Feb-Apr) then issued warnings that had no effect only seemingly after council prodding (SIX seem to be their protocol) for routine door-slamming at around 2AM following loud talking on approaching the house and inside which routinely woke myself and other tenants up. Some of these worked and two of us, including a working one, complained on the same day, March 23rd, about this to their housing officer in person as it was very disruptive to our sleep. I even sent the landlord a picture of the road-digger-style ear defenders I had to wear (impractical and very uncomfortable) and showed them to their housing officer. There was also a strong smell of drugs from this tenant's quarters: weed and a sickly-sweet, pervasive cloying smell which is consistent with much stronger drugs, so online research tells me, (and the disinhibited behaviour) and a very odd visit at 6am on a Sun which resulted in a big argument between the tenant and his visitor. Visitors routinely called well after visiting hours and throughout the night, against the rules, as two of us reported to the HO, and there was much loud talk throughout these nights. Since there is no CCTV it is impossible to prove these after-hour carry-ons (why don't they have it? It would protect good tenants), but I complained by phone, e-mail, and in person about it plus alerted the Council and have e-mails to prove it. There was also drinking going on against the rules with the empties discarded in the recycling that the HO could have responded to at any time, only noticeable after that tenant moved in. Ditto the drug smell. Registration forms documenting the presence of tenants were delivered between 20th-25th of the month for that month from Feb till May, making it impossible to track the presence of tenants if needed for the first 3 weeks of each. I told the landlord that all this disturbance had led to insomnia and a reversed sleeping pattern on my part which was now on my medical records and was probably actionable. They said they were 'extremely sorry' but still did not track properly via the forms (one way of evicting him) and insisted on yet more warnings despite these being ignored, the behaviour being seemingly trivialized instead of taken seriously even though it was anything but trivial and potentially criminal given the drug smell. Weed for sure. Harder drugs suspected too. The situation became so untenable to me that I simply walked out at 60 and went to live in a tent. Yes, I can prove it by reference to both Council and DWP records. Prior to that it was a great house share and I liked living there. One tenant changed everything and he should have been dealt with far less leniently than he was given that in TA there are no protected rights. So why all those warnings? So no, I would have nothing to do with this landlord again, and far from relieving homelessness, their failure to resolve the situation in a timely manner, if indeed they actually have yet, has made me homeless. This should never have happened and is an even bigger injustice if the offender is still in place.

The most rubbish company ever, where I paid a lot of rent for that place since I started working, I went through abuse under their nose which they were aware of, yet again failed me to the point I had to report my situation to my council. I have asked for help over and over again with this rubbish company and they have neglected me, I ran away from their property (my home) on the same day I paid rent as the situation has escalated, I AM TELLING ALL WOMEN NEVER TO JOIN THIS COMPANY IF THEY REALLY AND TRULY CARE ABOUT THEIR SAFETY, I went through depression and anxiety the whole way through yet nothing was resolved. Their comment always was “we are dealing with this” like really? By the time they dealt with this, things just got worse! To the point I am now left homeless under their nose! Please do not advertise about relieving homelessness on your website when you really aren’t! Instead all you people want is people’s money! Disgusting, you should be ashamed of yourselves! I pray no women have to go through what I went through, no cctv cameras, no security gate, no facilities are even really provided, no wifi, which is a joke because all hostels and private accommodation atleast have a wifi and the rent that they charged me for a small claustrophobic room is £892.53 on top of that £50.00 service charge which is absolute joke, on Friday I was left on the street because of their carelessness, I was too scared of my life and I will ensure non of my people ever join this company. This company should be closed for good because all they are after is big money with nothing provided. GOOD RIDDANCE!!!!!!
