Terrible experience, avoid is possible…
Terrible experience with Stirling Ackroyd, particularly due to the poor management by our assigned agent, Dottie Wilson. Communication was consistently lacking — we had to chase her with multiple emails just to get basic responses, and even then, the replies were often vague or unhelpful. Throughout our tenancy, she offered little to no support, and never provided real solutions to the issues we raised. It always felt like she was acting entirely in the landlord’s interest, with no consideration for us as tenants. A very frustrating and disappointing experience — I strongly recommend avoiding this agency if possible.

Unresponsive Property Manager
The property manager assigned to us has been extremely unprofessional. He failed to acknowledge or respond to our concern for two weeks, despite our repeated follow-ups. When he finally replied, he promised to get back to us the same day, yet another week has passed with no further communication. As the end of the month approaches, no action has been taken. This level of service is completely unacceptable.
Incompetent and unprofessional
I rented out my property through this company and it was a nightmare. The tenants were not properly vetted and almost every item of furniture in the property was either destroyed or soiled beyond salvage during the course of the tenancy. I paid for background checks and inventory check, in and out. It was an utter waste of money as although damage was noted, I was not reimbursed at all. A lot of damage was missed at inspection, including a door taken off it's hinges and a completely broken dining table.
The flat was infested with vermin by the tenants, which I was charged for, to the tune of £500. The flat was left in a filthy state after the tenants vacated it and, I was charged over £300 for cleaning services, contracted by the agency which were very poorly executed. The person assigned to deal with the property, Joanna ,was completely incompetent and had a poor grasp of the English language, citing 'miscommunication' for a catalogue of errors.
The only function carried out with any efficiency was the collection of management fees, which applies regardless of whether the job is done or not. My property value dropped by £12000 after a year of tenancy.
Do not engage the services of this abysmal rental office.

Misleading marketing
Had a bad experience with Stirling Ackroyd whilst purchasing a property. Unfortunately, the vendor did not disclose some significant information about the property. This information was also not included in the marketing. A previous buyer had withdrawn from the purchase of the same property, with the same agent. The agent claims it was for a different reason, but we cannot confirm that was the case. Sadly this is the second time a property purchase fell through due to misleading marketing and dishonesty. The agent stated that he would not deal with this client again, due to trust issues, yet they are still marketing the property. Estate agents should ensure they have all the correct information before marketing a property especially when it comes to leasehold which is more complex. It saves buyers time and unnecessary costs.
Deserve zero stars
Deserve zero stars. Extremely slow to fix issues because they want the cheapest contractors. Send multiple people to inspect the same problem at the inconvenience to the tenants and then no follow up. Left without a working shower for over 2 weeks. When an issue is finally addressed, it’s a cheap fix and the problem inevitably happens again and again. Not to mention they can’t hold on to a property manager for more than 6 months. Owners are not interested in health and safety and send their mates round to “fix” things. Demanded a rent increase when multiple issues remained. Old and dated property with ant infestation and holes in the roof. Boiler is too small for the house and constantly breaks down. Gas fire disconnected as “tenants can’t be trusted”. Both the agents and owners treat tenants like they are stupid and don’t like it when you state the law. The only stupid thing we did was rent from these cowboys.
Reading the positive reviews, I have to wonder how many are fake as they always come in abundance after a negative review. I urge anyone considering using Stirling Ackroyd to seriously rethink your options. They really are disgraceful and many of the employees have no experience and need to be educated on a) the law and best practice and b) customer service.
Unfortunately for the owners, they will eventually have a lot of costly repairs due to their cheapness and incompetence. Enjoy!

I recently sold a property with Stirling Ackroyd in Woking. Matt, Anna, Richard and Sandra were excellent. Experienced, knowledgeable, attentive and supportive. We had difficult circumstances with buyers and their solicitors.
We got through it despite the challenges.

I recently had the pleasure of booking a viewing appointment and was thoroughly impressed by the exceptional customer service I received from Mia Bearne. From the initial contact to the confirmation of my booking, the entire process was smooth and very efficient and she went above and beyond to call me back regarding some questions that I had. Five star!
Terrible experience obtaining deposit
My flatmate and I had a fairly torrid time regaining our deposit. Despite the contract stating the landlord has ten days post move out to assess the state of the flat and decide on possible reductions, SA ignored us for a number of weeks following our leaving. Only after several emails, many phone calls and a number of promises that the property manager would be in contact, did we finally hear anything.
We were given the excuse of a system error and that the landlord had finally been contacted to discuss release of the deposit. Having again not heard anything for a while after this, we contacted SA only to be told we'd been accused of dumping rubbish/furniture in the hallway outside our flat. They couldn't tell us what rubbish this was until producing a photo the next day. The items were clearly not ours and seemed to be a picture of somebody's possessions when moving in/out a flat. We of course reiterated that these were not ours but this did not result in the release of funds. There were also concerning discrepancies in the story such as when/where the photo was taken etc. Growing increasingly concerned at the lack of progress, we contacted the deposit insurance firm mydeposits. This only further increased our anxiety as we were informed that SA had unsecured our deposit some 4 months prior to leaving, resulting in us not being able to launch a complaint. This is totally against legislation.
Following this, we felt there was not other option other than to use the promise of legal action if the funds were not released. After yet another round of questions on the dumped rubbish, we were told the landlord would be happy to release the funds if we agreed to a small reduction in relation to cleanliness. Despite leaving the flat in cleaner state than we found it, we decided to cut our losses and accept this. The deposit was finally released after what seemed like weeks and weeks of needless difficulty. We have still not received an explanation for why our deposit was unsecured.
