I have found TDS to be extremely professional and helpful to deal with, and can highly recommend them. Lynn in particular who we were dealing with has always gone out of her way to address and resolve any issues for us in a speedy and very efficient manner. Any issues we raised were addressed and resolved immediately by Lynn in a most helpful, professional and pro-active way. She has been a pleasure to deal with.

TDS took the landlords side who left me living in an uninhabitable property. I had the council out who couldn't get the repairs sorted either so I ended the tenancy early. Because I ended the tenancy before the stipulated time in the Contract this is the reason why the tds adjudicator sided with the landlord. I provided evidence of my deposit being paid before signing the tenancy, provided evidence of contacting the landlord repeatedly and getting ignored, provided evidence of the council inspecting the property and confirming they where getting ignored by the landlord as well. I asked for TDS to review the adjudication as all the evidence I provided was clearly ignored and was told they found the adjudicators findings to be right. All rent was also paid right up until the tenancy ended early and the termination of the tenancy was done properly through a letter and email to the landlord.

So the takeaway from this is, it doesn't matter if you pay your deposit before the tenancy agreement is wrote up (which after researching is illegal and should void the tenancy agreement) or if a landlord violates your tenancy rights and leaves you living in terrible conditions, if you end a tenancy early, TDS will side with the landlord. Also this process took approximately 5 months, with the current house pricing for letting and the cost of living crisis if you where reliant on your deposit you'd be homeless going through this scheme waiting on your deposit.

I emailed TDS to update the details on a certificate. I received a reply confirming it was done on the same day - which was sooner than I had expected.

My entire experience which is still ongoing has been incredibly good. Each call has been professional and informative. Staff are clearly highly trained and efficient. The website is also good and user friendly.

I have been dealing with TDS NI for a number of years and found them nothing but professional. Recently I had a number of queries regarding tenancy agreements and inventories/check-in/check-out reports. The replies I got were very insightful in helping me understand the adjudication process, what is required from me, and how this can be used to both the benefit of the tenant and landlord. Without doubt TDS NI is one of the most professional government bodies I have come across.

Painless experience for sorting out our deposit. Adam was very helpful and happy to answer all of our queries.

Absolutely dreadful service. Took THREE MONTHS reviewing the decision, only to say that my contract - drawn up by a pro letting agent - did not specify the deposit could be used for damage, rent arrears, etc. Have the strong feeling they are understaffed and/or cld not be bothered reviewing properly. Strongly advise using any alternative to TDS, totally failed to protect me as landlord. Communications are from a generic email, cut-and-paste. Stated response times are not followed, virtually impossible to contact by phone. You cannot speak to the suspiciously anonymous "adjudicators". Total waste of time.

I was unable to access the details of a quite old account. I had also recently just been set up a new account, after a house move.
Ashleen was very helpful and quickly identified and merged my accounts, so I could request a repayment.

had a bad experience with TDS, had rented a luxury apt to 2 overseas professionals. When leaving the flat was left in a dreadful state and despite evidence and receipts submitted to bring the flat up to a reasonable standard the adjudicators ruled in favour of the tenants. What a waste of money and time spent, would not recommend joining this scheme.
