Blueground cannot be trusted.

Blueground cannot be trusted.

I had a long-term stay with Blueground in Barcelona. The company decided to close its operations in Spain earlier this year and terminated our rental agreement without any discussion, forcing me to make new arrangements with the flat’s owner that entailed a great deal of unexpected costs.

Having already broken our contract, Blueground did not return my deposit, despite a legal agreement to do so within 30 days. They have now asked me to sign another agreement, stating that they plan to return the deposit in instalments, with the final payment scheduled for 2028. Unsigned emails from the "Blueground Team" say there are no other options and refuse to explain legally how they can simply keep my deposit otherwise.

This is illegal, extortionate, and unacceptable. According to the r/Blueground reddit, it appears this is also happening in other markets, including Paris, Istanbul, and Dubai. As they have already proven untrustworthy, I intend to pursue legal action immediately rather than sign another contract.

Overdue Security Deposit and No Payment Date named

I cannot recommend Blueground based on my experience (Reservation BCN-1654). I vacated the apartment on 28 May 2026 in accordance with Blueground's move-out instructions, and my security deposit became contractually due 30 days later. No damages or deductions were ever communicated. After the contractual deadline had passed, I sent a formal payment demand. Blueground then informed me that, due to the wind-down of its operations in Spain, it was not in a position to process the payment, could not provide any payment date, and that the recovery available to tenants was being determined as part of the wind-down process. As of today, my security deposit remains unpaid, and I have no clarity as to whether—or to what extent—it will be recovered. If you are considering renting from Blueground, especially where a security deposit is required, I recommend carefully assessing this risk before committing.

Company exiting Spain, not refunding tenants - thanks for reply

Thank you for the reply on booking MAD-3749. For the record: as of 25 July 2026, no direct contact or update has been received, and the deposit remains unpaid — now 30 days past the contractual refund deadline of 25 June 2026. I note your commitment here to "reach out directly with an update" and look forward to it. I will update this review when it arrives, or if it does not.

iblueground disappointment

i am extremely disappointed with my experience with blueground spain. after blueground ended its operations, my deposit was first promised wi 30 days.after that deadline passed, i was told to wait longer.and after mails, they informed me that they would provide a concrete update by aug 10 2026,including the payment timeline and next steps.the total amount due to me around 7.500 euro. ı sencerely hope blueground honors its commitment and pays what is legally owed without any further delays. until this isssue is resolved, i can not recommend blueground to anyone. blueground .is you are reading me, please kindly make the payment..

Security deposit withheld — company exiting Spain, not refunding tenants

I rented an apartment in Madrid through Blueground on a four-month sublease. The stay itself was fine — the apartment was as described and check-in was smooth. However, what happened after is the reason for this review.
Blueground announced they were exiting the Spanish market and terminated my booking two months early. I vacated the property and returned keys on 26 May 2026. Under the contract, my security deposit of €3,242 was due back within 30 days — by 25 June 2026.
That deadline passed without payment. I followed up on 29 June, 30 June, and 2 July. Each time I received a variation of "we are working with accounting" but no payment and no timeline.
On 7 July I served a formal legal demand. On 8 July, Blueground's EMEA team sent a generic email confirming the wind-down of operations in Spain and stating they would provide "a further update by August 10" — six weeks past the contractual refund deadline. On 10 July, a support agent wrote that Blueground is "not currently in a position to process payments at this time."
As of the date of this review, the deposit has not been refunded. Formal complaints are being filed with Spanish consumer protection authorities.
What concerns me most is not the delay itself but the pattern: a company winding down a national operation while holding tenant deposits and openly stating it cannot process payments. This is not a processing error — it is a company that has acknowledged it owes money, confirmed it is leaving the jurisdiction, and told its customers to wait indefinitely.
If you are considering booking with Blueground in any market where they operate, be aware that your security deposit may not be returned if the company decides to exit that market. I am a lawyer and I am pursuing this formally. Most tenants would not have the means to do so.

Blueground is not returning deposits or advance rent in Spain

I work at a large international media company and rented with Blueground for over two years across Spain. I chose them for the locations and the minimalist, functional interiors, and on that they delivered. There were problems along the way, such as taking days to fix an emergency, slow response times, but nothing I wouldn't expect from any agency.
Then they shut down their Spanish operation, and the way they have handled it is unacceptable.
Under Article 36.4 of Spain's Ley de Arrendamientos Urbanos (Ley 29/1994), the deposit must be returned once the keys are handed back, and any balance still unpaid one month later accrues statutory interest in the tenant's favour. The courts consistently read this as a one-month deadline, and interest runs automatically, without the tenant even having to demand it. Separately, rent paid in advance for a tenancy Blueground itself terminated is simply money held without cause, repayable under general civil law (Arts. 1101 and 1108 of the Código Civil), with interest from the moment it falls due.
I am now well past that month. Blueground's only answer is that they have "no further update until the 10th of August" by which point we would be past two months. They owe me over €7,000. I am not the only one, and it is hard to read this as anything other than stalling a large number of tenants into writing off what they are owed.
When I told them I would take legal action, the reply was that I "have the right to pursue any course of action [I] consider appropriate."
For a company that sells itself as a leading global rental platform, that is a serious failure. I have never written a review like this before, but I was left no choice. Wherever you are in the US, UK, or elsewhere in the EU, my strong advice is to stay well away from Blueground.

Stay away - they are unable to pay back deposits and advanced rent

Update August 7th: They have paid me my security deposit and advanced rent back - however, they still need to fo the right thing for many more customers. 1 star remains and they have lost a loyal customer with me.

Update August 4th: Company acknowledges they are unable to fulfil their financial and contractual obligations. This is a good reason not to conduct business with such company. Stay away!

Update August 3rd: While they continue to recognise that they owe the money, they are unable to pay back in one instalment, leaving their customers to finance their company with their debt, this is no longer an operational issue and you should think twice before renting from them. Also blocking comments from their social media to avoid backlash from many impacted customers, not a good business practice.

As a repeat customer of Blueground (previously in London), I had a very disappointing experience with Blueground in Madrid.

Blueground terminated my tenancy before the agreed end of my contract as they decided to close their business here. Following the termination, they acknowledged that they owe me both my security deposit and a refund of prepaid rent.

My contract states that the security deposit should be returned within 30 days of vacating the property. That deadline has now passed, and despite multiple follow-ups, I have still not received either payment.

Instead, I received an email explaining that Blueground is "winding down operations in Spain" and therefore needs additional time before they can process refunds. While I understand businesses can face operational challenges, customers should not be financing those challenges by having their money withheld beyond the contractual deadline.

Before booking, I would strongly encourage prospective tenants to consider the potential risks if your tenancy ends or is terminated early. If you're required to pay a substantial security deposit or rent in advance, be aware that recovering those funds may not be straightforward.

I sincerely hope Blueground resolves this matter promptly, but until they honour their contractual obligations and return the money they acknowledge they owe, I cannot recommend them and will take further as necessary.

Unreliable and Will Cancel Leases on Short Notice

My family is from Spain and spends a couple of months there in the summer. We have used Blueground to rent the same apartment for several years. This year we paid for the apartment and signed a lease in January and they cancelled the lease via email with a couple of months notice. They claim to have ceased operations in Spain, but encouraged us to find something else on their website where they continue to list apartments. Although we have had good experiences in the past, we can't trust a company that will take rent months in advance and then just cancel a lease and leave us without any recourse. I'm not sure how this is legal but it is certainly unacceptable.

I would give this rental 0 stars if I…

I would give this rental 0 stars if I could. My experience with this management has been incredibly disappointing and frustrating. I rented a place in Madrid, Spain, for $6,500 CAD, hoping for a comfortable and safe environment. Unfortunately, from day one, I did not feel safe.

My neighbor exhibited sociopathic behavior, and the situation became unbearable. Whenever I answered my phone calls, he would stare at me and bang on the walls, regardless of the time of day—this often happened even at 7 PM. It was deeply unsettling and created an atmosphere of fear and discomfort.

When I reached out to management about my concerns, the only advice I received was to call the police. Frankly, I didn’t want to involve law enforcement when I was paying such a significant amount of money to feel safe and comfortable in my home.

Ultimately, I felt I had no choice but to move out. I am extremely disappointed that management was not helpful in addressing the issues I faced. If you are considering renting here, I urge you to think twice. Your safety and comfort should always come first.

And your resolution at the end was for me to call the police even though I told you how unsafe I feel there I cannot wait until I put the Airbnb review and anybody who wants it. I will give them copy of the emails that it shows that I’m telling the truth From day one when I complain, you guys say you guys escalated you did nothing .

Please, from the one that I complain you guys were telling me that you are going to move me to different place which you never did. I have the emails to prove that my safety comes first that’s why I was paying you so much money for that place that he wasn’t worth it $5600 a month, I am not even there. I am not crazy the day that you sent me that email that I should contact the police. I moved out you guys had to reviews on it. I’m pretty sure not too many people rented that place from you so do not tell me you guys been doing this for too long , maybe as a company you guys are doing it for too long, but I’m pretty sure this place is a new place. It’s not old.

"Disappointing Experience: Delayed Deposit Refund Impacts Daughter's Health"

Four months ago, I rented an apartment in Madrid, Spain, through this company. They requested a security deposit, assuring its refund upon the end of the tenancy if everything remained in order. On the 7th of February, my tenancy ended. I contacted the company, and they conducted a thorough inspection, finding everything in perfect condition, just as it was before I rented the apartment. They expressed their satisfaction and gratitude for choosing their company. I then requested the return of my deposit. They informed me that their system typically processes refunds within 30 days. I explained that I urgently needed the money to cover medical treatment for my daughter, but they only promised to do their best.

However, it has now been 41 days, and I have yet to receive my refund. Despite numerous emails and attempts to contact the company, they have not taken any action. This delay has directly impacted my daughter's health, as she has been unable to receive necessary medication. If her condition worsens due to this delay, I will have no choice but to pursue legal action against the company for their negligence in my daughter's case.
