My husband and I decided to purchase a home with a Toll Brothers community based on the quality of their homes compared to other builders. Our realtor also agreed that Toll Brothers were superior to other builders as far as, the overall experience and their homes. Our initial communication with the sales office was just that. Courteous, punctual and thorough. However, we are about 1 month in to the building process and the customer service has gone downhill. Before the initial signing, we reviewed all of the structural changes we wanted with our home. This included discussing in great detail that we wanted a wooden banister up our stair case, to include where a half wall would be at the entrance of the loft. We left this meeting very excited! Fast forward 2 months at our design appointment, our design consultant went over in detail the changes we chose which included confirming that we chose a “half wall” instead of a “wooden banister”. We immediately said that is incorrect. Rachel, our design consultant, emailed Quinn, the sales realtor that it was incorrect on that day (2/28/2025). This was before actual construction had taken place. We followed up with Quinn a day or two later for an update. We were told by Tyler, the construction manager, that a change like that is simple at “this point in construction”. We were told by Quinn, the manager would have a meeting and get back to us on whether the change could occur as they have a policy supposedly no changes once construction had started. Well, construction had not started and likely the materials had not been ordered at this point either. Almost 4 weeks later, we have not heard from a manager. We have not received an answer one way or the other. Toll Brothers is literally evading a conversation with buyers who are spending hundreds of thousands of dollars with connections within the communities in which they build. They are proving they do not care about the relationships they build with their buyers. It almost seems they are going to delay a conversation until it gets to a point of no return in the building process.

Toll Brothers Employee's Discriminatory Behavior Towards Asians is Unacceptable!
I am writing to express my dissatisfaction and request an apology from Jordan, a sales representative at the Lakewood Ranch property in Florida, regarding recent events surrounding the property I was interested in. As a full cash buyer, I was subjected to numerous instances of deception and discrimination during my interactions with the sales office.
Firstly, Jordan misled me by failing to disclose that the property I was interested in had already been reserved, despite repeatedly encouraging me to sign the agreement.
Secondly, it was only when I was ready to sign that Jordan realized the property had been reserved by another client. To cover up this mistake, Jordan attempted to blame me by fabricating false and defamatory statements in an effort to portray me as a bad buyer. On my end, she tried to discourage me by raising issues related to the agent's commission. Her sudden shift in attitude before signing, including the baseless accusations, was completely unacceptable.
Furthermore, because my agency had viewed the property before I did, the decision to withhold the agent's commission based on this scheduling difference feels discriminatory, especially considering I am an Asian client. This treatment is not only unfair, but also discriminatory.
As a result, I have decided not to proceed with purchasing this property. However, I still expect a formal apology from Jordan for her actions. Additionally, I will be escalating this issue to senior management at Toll Brothers.
I look forward to your prompt response and resolution of this matter.
Worst decision ever!
I signed the purchase contract on September 14, 2023, at TB Griffith Lakes neighborhood in Charlotte, NC & closed on the house July 12, 2024.I was still living in my house in another state at the time, so I wasn’t dropping by to check on things. The closing was a huge mess, but I’ll leave that out. Soon after moving in, after being without a home for a month, I started to notice problems. Most of the problems were brought to their attention by August. The two biggest items were my seamless glass shower in the master & the pipe in between the pantry & refrigerator cabinet which prevents my refrigerator from fitting properly. The shower door took until November to get in. The pipe, still not fixed, nor the wall around it. I cannot adequately put in words the very poor workmanship that I got when buying from “luxury home builder” Toll Brothers. (I only wish I could include pictures with this.) That, alone, is bad enough for me to tell everyone I meet, not to buy TB, but their lack of following up with the repairs needed is reprehensible. I’ve purchased 5 new build homes in the last 20 years. NEVER EVER have I dealt with this kind of complete negligence with a builder.

While we were initially excited about moving into our new home, we have been increasingly disappointed by the number of issues that have come to light since closing, in 2024.
These issues reflect poorly on the quality and attention to detail expected from your reputable construction company. Below are some of the key concerns we faced
1. Mold detected in Attic and Crawl Space during independent home inspection
2. Window frame in primary bathroom separating from the Wall
3. Missing Insulation in key places – issue identified when home owner could feel draft coming from the speaker holes and bath tub gaps in basement.
4. Appliances stopped working within 1 year resulting in multiple calls made to the appliance customer care and out of pocket expenses, DIY fixes etc.
5. Moisture detected at multiple places of the home eg ceiling, attic, crawl space
6. Poorly painted exterior & interior surfaces, cracks across the whole house trims /baseboard.
7. Sewer joint where two pipes connect appears to be separating, or was improperly installed (video shared)
8. Insufficient caulking to exterior paint resulting in multiple tickets everytime a new issue is discovered
9. External compressor making loud crashing noise - tickets created but no response/action taken yet

Idaho- Buyer Beware!!! I recently built a new home in Meridian Idaho and it has been the most stressful and horrific experience for me and my family. Toll Brothers once had an incredible reputation and this is why we chose them but upon moving into our new home it has been nothing short of a nightmare. I have spent the majority of my time in my new home back and forth with Warranty regarding issues pertaining to defects in insulation, paint, nail pops, poor construction of flooring, drywall, cabinets, closet and kitchen pantries. This review is not personal but to warn others to be highly cautious when choosing Toll Brothers as it is well known that these homes failed multiple inspections before owners actually move into their new homes. It is the talk amongst realtors within the community.
Also if you are building a home and live out of state, I highly recommend using an advocate on your behalf as I was deceived of many things. I was told that they would be in constant contact regarding updates on the build but once the Sales Associate from TB got paid, she never kept in contact with us or fulfilled her obligations regarding communication and updates. If I had to do it all over again I NEVER would have used the people in Toll Brothers Sales office and chosen a realtor to speak on my behalf. My home continues to have chronic defects, issues and costly mistakes that I incur for their incredibly poor construction, bad management and execution on the build. They seem to have a high turnover which is concerning as well. I hope to move out of my home as it is not what I had hoped for and I do not wish this for anyone.
Don't Buy From Toll Brothers
Wouldn't recommend and would never build with them again. Close date moved out a month due to losing a construction manager. Not responsive to warranty issues. Sewer line broken in construction but not discovered till 2 months after move in. Had to vacate home for 2 weeks for them to fix it. HVAC system had to be completely rewired because it was shorting out and I wasn't getting heat to 2 floors of my 3 floor townhouse. Oven broken - 3 appointments to repair. Problems with 3 other kitchen appliances. They also rolled a crane through my property after I moved and destroyed some of my landscaping. It took 3 months and the threat of a lawsuit to get them to fix it.

I had a worst experience with Toll Brothers Construction and Sale of my home. The sales person talks very smoothly before buying the home which is in litigation as a corner home it was not going away he made sure we became the scape goats and take that home. and eventually we did became. It's our bad we fall for his pray. Its our mistake. Then after we bought the home his tone changed with an arrogance and if you ask him about his tone he will say he is normal. But as a common sense human being we can understand who is talking to us smoothly and convincingly and rudely? right ? do you agree? yes but he will not agree even he spoke that rudely and arrogantly infront of my dad who visited home while i wanted to show him many many issues which i can see with my BARE EYES but he cannot see and says nothing is wrong. Then i approached construction manager he was good enough to understand and instructed his team to check on them so I took a note of items which are wrong inside the home and boy everything around kitchen cabinets itself looked like YEK color with scratches as if they are bought from someone's home and pasted it here along with the counter top and cabinets are wrongly done and have gaps all over the home from my LVP to cabinets...gaps from main doors to LVP infact all the doors in home have huge gaps from LVP ...as if home is constructed with a zero interest the entire home has holes and gaps from outside to inside. I cant forget to talk about vinyl outside is like hell too many gaps and breaks and also if you see front everything looks very imperfect and incomplete with cracks and gaps I don't know where to cry and speak out loud so i just came here to give my honest opinion. Try to avoid Toll Brothers it is not the same like decade before when it was ruling the building industry...Now we have many other builders Ryan, Pulte, Lennar, Heritage, Taylor, David weekly, Meritage and so on who have been so good and my friends are happy with those builders now i became a scape goat for toll brothers i really didn't like the way they treat customers especially if you are Asian please don't opt-in for toll brothers....First of all Sales person treats Asians so differently and others going forward so please if you have other options go for them don't suffer like i am suffering now.. I am writing today after so much of patience and waiting i closed home around october end and till now i waited to see my dream home like a home atleast where i can move in but till today i see lot of issues unresolved and i demand a courtesy refund of my design which is another worst experience toll brothers studio is as expensive as building a new home itself. The design studio will show you only expensive items and there broachers which i saw had lot of discrepancies...for example Arctic white is Quartz level 1 which was listed under Granite category in the brocher and design manager gave me option to choose Quartz level 3 she never intent to reduce our price as we are middle class people we don't have any business or second income we were expecting an affordable design but that was never the case here then i researched online for quartz level 1 to reduce my design rate where I found this Artic white in level 1 and boy that reduce almost 3000 for me in kitchen total expense....what a difference? they think the amount we spend is just we get from money plant but i say this is my hard earned money after working for 60 hours a week i get my paycheck. Like wise another example the toilets she selected she charged around 300-500$ and when i saw the broacher they are included with construction means included ones which was by mistakenly charged in the excel i have all the papers with proofs documents for whatever i am saying now...just to change a flex room and keep 2 doors they charge 5000$ to add 2 doors and boy they didn't add good doors for me they changed twice and the painting after adding doors messes up the entire room and i asked them to paint my home but they don't respond. they wont do anything after closing the home....also while installing appliances all my surrounding walls and cabinets broke there were huge gaps between cabinets and walls and scratches on the walls of the cooktop on backsplash when i asked to fix that they patched up with grout color and make it look like nothing happened when i asked to replace backsplash tiles...they patched it up....there are so many issues as of today december 3 2024 from october 27 2024 i am crying out loud for choosing this home and when i show Sales person he would give arrogant response which made me feel more bad and things are not getting resolved i wanted to demand a refund on whatever possible way from toll brothers could do it ....don't know how to handle these type of issues never been through these situations before and I need help!!!
Toll Brothers Mortgage ignores VA protections.
Toll Brothers referred us to their subsidiary Toll Brothers Mortgage. Then, Toll Mortgage ignored the VA (VETERANS ADMINISTRATION) requirements for a mortgage loan designed to protect veterans. A VA appraisal for the home we were trying to purchase determined Toll Brothers priced the home above market .
Poor Experience Right After Moving In
We had a positive experience with sales team in the beginning, but it turned in to a negative after closing and moving into the home. We felt like some of things were not disclosed to us that should have been disclosed before signing the contract and at the time of closing.
Toll Brothers did not put sod in the front of the house after two weeks of closing. That resulted into $900 water bill as we had to water the sod. We noticed that in the entire neighborhood they put the sod couple weeks before the closing, so they did not have to bear the cost of the huge water bill. Toll Brothers should be responsible for water bill.
Cheap quality material was utilized like paint, doors (It’s not even two months and paint started peeling off the doors) The glass cabinet door in the kitchen is loose.
We paid $1,900 for frameless shower door as displayed in the model home. But they add additional penal which was not in the model home stating that they had to add it as the frameless door works better with tile not fiberglass pans in the shower. This was not disclosed during the designer studio meetings. After each shower we have to dry the floor by the shower door because water is leaking on the floor.
The garage stairs are built with a rotten and damaged wood, and they said they will fix it. WE waited and ended up placing epoxy as it could have cause injury by stepping on it with bare foot.
When we went to see the home before closing the kitchen drawer had tray to organize the serving spoons, but it was missing after closing.
Be careful before you take over the house key.

My wife and I purchased a home in NJ which was built on clay and or wet land without the correct drainage. We are unable to walk on either side of our house as the grass is saturated and soft. The catch basin behind our home is swamp , infested with fly's , insects allergy. The fountain is out of order and has been for weeks. The trees planted in the common area behind my house have stagnant water at the bar of the tress.
This is not only a safety hazard it if health hazard. Calls to Toll corporation have gone unanswered. Walt has no answers , no idea on corrective action to remediate the situation.

All I have to say is these people are the rudest in the industry. I have built with many in Atlanta, Pulte, John Weiland and David Weekly. I walked in a house to look at fixtures etc. the project manager yelled , literally yelled at me to get out of the house, no one e should be in a house during the day. I felt threatened, like, should I call the cops. Bizarre behavior when we are their customers. Guess they don't want to sell homes. When I walked I the other properties, they were glad I was there and wanted to show us around and show off their homes, not berate us, the customers!!
Caution
From day 1 we've had problems with Toll Brothers. Most of the contractors they use are inferior. I have problems that they won't address nor even have the courtesy to return calls.
On top of that I received a Certified letter telling me that there is a lien regarding my house because Toll Brothers didn't pay the drywall company.

Poor building materials, Poor building quality and horrible workmanship. We all have our Chimneys leaking and my neighbors get basement flooded event in Light rains. We are so regretting buying a house here and then the HOA keeps increasing every Year. They State Government should take action and stop the HOA or get us money refunded for repairs

My wife and I are writing to formally express our deep concerns and dissatisfaction regarding significant issues encountered during the home-buying process with Toll Brothers.
The contract for a property located in Elkhorn Grove has been plagued with multiple inconsistencies, which have caused confusion and jeopardized the integrity of the agreement. Upon our initial review of the document, my wife and I noticed discrepancies in the incentives stated in the contract. The contract listed a reduction of $75 off, whereas the agreed-upon incentive was $75,000 or $75K. The sales agent stated she “forgot the 'K'” but advised she would "edit prior to signing if it made us feel better". Furthermore, the verbiage concerning the homesite premium deposit for VA homebuyers remains inaccurate. The sales agent stated she “wrote it into the contract herself” and would try to revise it so it would read clearer. At the time of us signing, the verbiage used still indicated a lesser deposit was required than what was requested.
In addition to these contractual discrepancies, our experience with the home options presented has been distressing. During the structural meeting with the sales agent, they specified lower cabinets were included, only to discover that the actual offering was different from what was conveyed. Despite our verification with our realtor, the sales agent has refused to acknowledge their misinformation. Moreover, the area and sales managers have shown an unwillingness to resolve these issues, resorting to intimidation tactics and leveraging incentives against us. Their dismissive attitude and attribution of our concerns to an overload of information rather than acknowledging the misinformation provided is disheartening.
What's more, the lack of clarity and information shared between the sales team and the design studio has compounded our concerns. The viewing of different floor plans for our home and the unavailability of pricing for essential features like cabinetry, insulated walls, and electrical options during design and structural meetings have left us uncertain and dissatisfied with the process. While we initially held high hopes for our new home, the multitude of inconsistencies, unresolved issues, reviews of other customer complaints in the area, and the unprofessional conduct displayed by the management have deeply unsettled us. As a military family, attention to detail is paramount to us, and the experience thus far has fallen far short of our expectations. We anticipated a professional and seamless process but have instead encountered behaviors that do not reflect the upscale, luxury image associated with Toll Brothers.
We implore the corporate office to thoroughly investigate these matters and take decisive action to address these issues promptly. As responsible buyers, we have shown flexibility and understanding throughout this process. Still, we cannot continue to overlook these substantial discrepancies and unprofessional conduct demonstrated by sales agents Saeedeh Saatchi, Lauren Beauchamp, and area manager Julia Nova.

Do not buy a toll Brothers home. I gave them a one star but it should be a zero. I have been in my toll Brothers home for 18 months. I am still waiting for them to correct building flaws. The list is long. We had a home inspection done before our 1 year anniversary and the inspector found 10 building code violations. We sent the report to Toll but to date none of them have been fixed. We have an upgraded fireplace that emits a toxic odor but they refuse to fix it so we cannot use it. Shoddy workmanship all around. Toll does not return phone calls or emails. We have been after them since day 1 but still things are not fixed. We even threatened to sue them but they don’t care. If I ever have to sell this home, I will have to pay for getting things fixed.

Ww have been dealing with Toll Brothers on a purchase in Coeur d Alene, ID for approximately 6 months. We have found them completely lacking in transparency on their pricing, when questioned about discrepancies non responsive to the level of frustration....and this is from the bottom of their hierarchy to the top, failing to adequately inform us of important changes. Overall a dismall experience leaving us wishing we'd purchased elsewhere.
Worst decision I have ever made was buying a home from Toll
Purchased a condominium home in a Toll development in Massachucetts(Regency at Glen Ellen in Millis). So many problems. A/C barely worked on second floor but after every song and dance in the book they refused to resolve the problem. Did a few things like moving the furnace over 8 feet, wider duct work and “balanced system” but never addressed main problem of undersized unit. Today it is set at 70 and temperature is 78. Only 79 degrees outside.
When first moved in they forgot to put any heating ducts in the two first floor bathrooms. After months of waiting finally did a very poor job so that the master bathroom still always cold in the winter.
The list goes on and on.
My advise -stay away from Toll-only in it for the profit. Not a quality company.

Purchased a Toll Brother's home and paid premium for view lot and expensive structural upgrade sliding door to take advantage of that view. But this got ruined as Toll Brothers allowed neighbor to build a backyard structure that blocked the view to the point that resale may now be difficult. Their only response was to send me a printout of the technical guidelines without addressing the actual problem of the negative impact this has had on the property... I would be very cautious and think twice if you are considering purchasing a home with this company as their guidelines will not protect the integrity of premium they charge.
