Double-booked, stranded without relocation, and unfulfilled financial promises.

Note for readers: While this review is posted here under the host's main business profile, my experience specifically concerns The Wesley City Luxury Apartment in Oxford, which is operated and directed by Tim Dix.

I am writing this review to warn future travelers about a severe failure in customer service, contract fulfillment, and financial accountability by Tim Dix, Director of Urban Living UK (Urban Living Accommodation Ltd).
I booked and fully paid via Zen Hotels for The Wesley City Luxury Apartment in Oxford for 20/06/2026 till 23/06/2026. Upon arrival in Oxford, I was redirected to Castle Mews Apartments. Shortly after arriving, I was informed via WhatsApp by Tim Dix that the accommodation was unavailable due to a double booking. He instructed me to vacate the premises immediately. Ultimately I left on 21/6/26 with the guarantee from Tim Dix that I would be fully compensated, also for the emergency accommodation.

Tim Dix was entirely responsible for this booking failure, yet he completely shirked his duty to solve the problem at the time. Despite having a fully paid reservation, he failed to provide any alternative relocation, leaving me, a 76 year-old foreign visitor, completely stranded without accommodation for the days I would still be in Oxford.
While Zen Hotels has since refunded my original reservation fee, the host left me entirely to my own devices during an emergency.
As a direct result of being abandoned, I had to secure alternative emergency accommodation at the Malmaison Hotel from 21/06/2026 to 23/06/2026. Tim Dix explicitly acknowledged his personal responsibility for the inconvenience, stressful situation of having no accommodation to go to, and he promised, both via WhatsApp and in formal emails, to fully cover and pay the resulting Malmaison Hotel invoice of £488 GBP.

At his request, I supplied my Dutch bank details to facilitate this payout. Since receiving my details, Tim Dix is refusing to honor the written agreement. He is now actively ghosting me by ignoring all voicemails, WhatsApp messages, and emails. I have full documentary proof of all correspondence and unfulfilled agreements. Proceed with extreme caution when dealing with Tim Dix or Urban Living UK.
