We rented our apartment through them. Worst experience ever. I highly recommend not to use their services

They expect the most out of renters and offer ZERO in return. Horrible experience. DO NOT USE THEIR SERVICES.

Very unprofessional experience.
I showed up on time for a confirmed viewing but was not allowed in.
In another case, I was denied a viewing without any real reason – they said someone else “fit better,” even though I was among the first to apply.

Lack of transparency and poor communication.

I rented my first apartment in Oslo through Utleiemegleren having recently moved to Norway. I had a very positive experience, especially with Karolis, who was very accommodating and understanding of the challenges of renting as a new expat/immigrant in Norway. I had a very positive experience overall and would recommend Utleiemegleren on this basis!

I wouldn't recommend trying to do business with this company. You rarely get replies from them and the only reply you get are very unprofessional.

I rented out my apartment in Oslo through them. Their fee is the highest in the market, basically they have rental monopol in Norway so they are doing whatever they feel like. My place was rented below market value. So, combined with their gready fee, I was making 30% less compared to now when I signed with different company, which BTW is handling things much better than them. Utleimegleren service is zero, appart from taking your money, which becomes obvious once you start needing them. My place was damaged by tenants, they were of no help. If you have disputes you have to take it on your own with HTU. Once I broke my contract with them they became rude and disrispectful in communication, basically showing their real face. Big disapointment. Never again.

Just a very off company. They rented out my apartment for me, and was not able to rent it out even though the rental market was on fire and the place was in a prime location in the city, with four rooms. I put it out myself on a site and got 10 interested parties over night. They told me it was impossible to rent out an apartment in January. Where is this ever impossible? Must be the easiest time doing it after August. My tenants ultimately were super nice and great, and then one day they told me that the property manager had been saying very inappropriate things to them ever since they started renting there, actually even before the contract was signed. I in fact didn’t even believe it at first, because it was so insanely inappropriate that it sounded like a joke. But then they had no reason to lie, and gave me multiple occasions and examples. Utleiemegleren reacted by putting the property manager off my unit, but then immediately gave me a new one (they are protected very well in all their contracts, the legal work is seriously bullet proof so even a case like this was not enough to get out of the contract with them). I terminated the contract with them even before that and got stuck with them for another 15 months after.

Viewed many apartments from this company and had mostly bad experiences. Most brokers there are sleazy salespeople just thinking of making a quick buck. Overselling old and/or poor apartments with a higher rent than many other better apartments. Not giving much information and can never think of drawbacks of the apartments, which is never a good sign.
They make zero effort to answer questions and withhold simple information if it could cause more difficulty to rent out. Brokers are very rude by email and on the phone and seems to be much more polite to Norwegians at viewings than foreigners. Beware as well, all the ads show beautiful pictures of light and modern apartments with big spaces but every time the apartment is nowhere close to that.
Also had a broker talk very badly of the previous tenant as he had complaints on the apartment and ended up moving out.
They are almost impossible to miss on the renting market and that’s a shame. They should really start thinking forward and not focus on the quick deal. Tenants might move to change apartments and call on their services again. Or become landlords themselves. Long term clients always bring you more than a one time deal.
Myself, I will never use their services, I would rather rent a more expensive apartment as long as none of my money goes to them.

Hvis jeg kunne, ville jeg ha gitt 0 stjerner. Selskapet er utroverdig på alle måter. Mangler enhver kompetanse. Arroganse og mangel på samarbeid. De belaster gebyrer for fakturaer som vi aldri har mottatt. I løpet av 17 måneder har vi bare mottatt to fakturaer. De hevder at fakturaene ble sendt på e-post, men når jeg ber om bekreftelse på at fakturaene ble sendt, klarer de dessverre ikke å sende bekreftelse. Fra dag til dag økte gebyret for fakturautstedelse fra 35 til 70 kroner. Et depositum for 6 måneder. Sjokk! Ved leie ønsket de innskuddet veldig raskt, men til slutt måtte vi vente 7 dager for tilbakebetalingen. De hevdet at det var bankens feil, men da vi ringte banken, sa banken klart at pengene ikke var låst opp av selskapet. Alt er dokumentert. Jeg er veldig, veldig misfornøyd med samarbeidet med selskapet i Tønsberg. Jeg vil ikke anbefale dette selskapet engang til folk jeg ikke liker. Jeg undrer meg over at selskapet fortsatt fungerer med en slik tilnærming. Unngå dette selskapet.

If I could, I would give 0 stars. The company is unreliable in every aspect. Lacks any competence. Arrogance and a lack of cooperation. They charge fees for invoices that we never received. In 17 months, we only received two invoices. They claim that the invoices were sent via email, but when I ask for confirmation of the invoice being sent, unfortunately, they can't provide confirmation. Overnight, they raised the fee for issuing an invoice from 35 to 70 kroner. A deposit for 6 months. Shocking! When renting, they wanted the deposit very quickly, but in the end, we had to wait 7 days for the refund. They claimed it was the bank's fault, but when we called the bank, the bank clearly told us that the money was not unblocked by the company. Everything is documented. I am very, very dissatisfied with the cooperation with the company in Tønsberg. I wouldn't recommend this company even to people I don't like. I wonder how the company still operates with such an approach. Avoid this company at all costs.

Unprofessional company. They do not communicate well and do not take a proactive approach to solving problems. I am still waiting for the last month of rent because the tenant left without paying and they have done nothing to negotiate a solution. They only care about their fee and do not help with issues. Their agents and legal are extremally passive with no intention of helping.

No communication on what is the progress of renting out the property. Even at the visning, the megler is just standing quiet, hardly communicate and it seems as if they are just doing this visning for a formality and in the background they have already decided on who to get that property. Even called them and they just say "great to hear that you are interested and we will decide in a day or two". These days convert in to weeks and then you see on Finn that the property is rented out. No feedback to those who were in the queue and interested.

Don´t expect good service from Utleiemegleren in Bergen. 1) I had to correct mistakes in the contract - to the benefit of Utleiemegleren 2) As a foreigner I did not know, that I had to arrange power myself weeks before, I moved in. I called the "help" telephone-number they show at the website, because I arrived a Saturday, and was desperate to get a bath and som hot food. I got a visit from a service-person, but he could not help. Afterwards I got a huge bill. As a result, I had to live a 5 days without power. 3) When I sent the bill to Utleiemegleren, the refuse to pay. 4) Later on, when I finally was able to arrange power, I found out that the details, I should to provide was hidden in the power-locker. There was no information about that in the contract, so It was would not have been possible to order power. It would have been so easy for them to just send me a mail with some links to power-providers a couple of weeks before arrival.. Ok, I might be stupid, but my experience with them is bad, so be carefull!
