Poor customer service, excuses and complacency

2 years ago I purchased a Townhouse in Woodhead Glen complex, a property managed by WatchProp. It took me just a few months to realize just how poorly the complex was being managed and what a subpar job WatchProp was doing in both addressing resident concerns and assuring BC Trustees act in accordance with STMSA regulations. I think WatchProp is currently, and has been, complacent in providing proper guidance to Trustees. With this no one within WatchProp up to owner is willing to accept any responsibility for what I perceive as negligence and wrongful actions.
In attempt to address issues with Body Corporate and WatchProp I hired independent legal counsel to assist in educating WatchProp’s owner, staff and Trustees on how they must work within compliance of regulatory requirements. All I received from WatchProp were emails stating that they work on behalf of trustees, they are to busy to address issues or refusing to respond further.
I feel current behaviors by WatchProp and Trustees are in violation of STMSA regulations, their lack of adhering to and enforcing regulations within the complex has led to animosity, disharmony and unpleasant living environment.
I would strongly recommend not hiring WatchProp to manage your sectional title scheme or occupy any property managed by WatchProp due to what I see as a their being a complacent and unprofessional company.

Watchprop never takes any responsibility as is evident from 127 Google review responses

We have dealt with WATCHPROP who manages the Body Corporates of sectional title buildings in South Africa.

We dealt with poorly educated teams who did not know the difference between Exclusive Use Areas (owned by the Body Corporate) and sections as per the Title Deed owned individually.

As a result we have no adequate Reserve Fund, no matching 10yr maintenance plan and EUA balconies and rooftop areas have not been maintained for 3 years. CSOS is now looking into this mess. As owners we asked the Watchprop management team to step in and resolve but they chose to support their incompetent team.

I would avoid dealing with Watchprop

1. Watchprop never takes any responsibility as is evident from 127 Google review responses

2. More customers of Watchprop give them a 1 “very bad” review compared to 4 “good” and 5 “very good” reviews; this in itself speaks volumes about Watchprop’s unprofessional organisation

3. The managing agent representative Denise managed Le Chateau since early 2023

4. Watchprop asked for a direct communication but refused to meet when asked. All just for show, nothing genuine
