A Positive and Seamless Experience with Willmots
Earlier this year, I put an offer on a property managed by Willmots and began planning a refurbishment. At first, I was concerned that working with a management company might feel bureaucratic, but the experience has been nothing but outstanding.
Property manager Sara Al Tahan and building surveyor Lee Spearman have been incredibly supportive throughout the process. They are not only highly professional and responsive, but also extremely knowledgeable. Their expertise gave me complete confidence at every stage, and they were always willing to explain details clearly and guide me through what could have been a complex process. They are a true credit to Willmots and represent the brand to the highest standard.
I’ve been so impressed by their dedication, their approachable manner, and their commitment to protecting both the community and the integrity of the building. It has been a truly positive experience, and I am very grateful for their excellent work.

Avoid Willmotts – costly mistake and zero accountability
During a handover from the previous property management company to Willmotts, my paperwork was overlooked and Willmotts had not reached out to me. They sent me a legal letter and claimed I didn't have the official documentation in place. My solicitor provided everything and clarified this was because Willmotts was never provided the correct/missing paperwork.
Willmotts had contacted my mortgage company which paid £4,313.13. Unknowingly, I also paid the £4,313.13 which meant Willmotts now holds £8,626.26. Their delay in refunding my mortgage company directly caused me to incur a financial penalty with my lender. Despite repeated requests for resolution, the process has been dragged out for months with poor communication and no urgency.
If you are a landlord, tenant, or mortgage provider, be aware: their financial mismanagement and lack of accountability could cost you money. Professional property managers should act swiftly and responsibly when mistakes are made — Willmotts has failed on both counts.
Willmotts was not a company of my choosing but if you have a choice...run away!

The worst experience I’ve ever had
The worst experience I’ve ever had – avoid Willmotts Estate Agency and especially their block manager, Chris Goulden.
On August 14 – yes, mid-August – I finally received a spare key to the flat I’m renting. I requested this key at the end of May. It took them 11 weeks to hand it over.
From day one, I only got one set of keys, despite living here with my daughter, who comes home with her nanny. Naturally, we needed another set so they could enter without me. But apparently, cutting this “special” key requires a security card – which Willmotts had stored… and lost.
Because of their incompetence, my daughter and her nanny were left standing outside in heat or rain, waiting for me to get home. Sometimes I was the one stuck outside. It took them a week just to figure out that they „had misplaced” the card, and then another week to request a replacement. And a day, let’s say, to cut the key.
But the rest of the time, Chris Goulden was apparently just sending pointless e-mails to people sitting a few steps away in the same tiny office. No follow-ups, no progress checks, nothing. I had to remind him eleven times – yes, eleven – to do his job. He would multiply times promise me the thing will be solved „by the end of the game this week”, but weeks passed and he kept playing. I must admit, he knows 1000 synonyms to „I don’t care if this causes you problems”
When the key was finally ready after almost three months, I asked them to at least post it to me as a gesture of apology. The office is only 0.4 miles away, and it would’ve taken Chris ten minutes to drop it into my letterbox on his way home. But no – he insisted I come and collect it myself.
And here’s the cherry on top: in the very same e-mail, Chris asked me to leave a review. So here it is. If you value your time, sanity, and basic customer service, stay far away from Willmotts and Chris Goulden.

Shocked at the confrontational and aggressive behaviour from Varol Zafer at Wilmotts.
Varol swore and stated he wanted to ‘ditch this instruction’. Also, he withheld our property keys once we had terminated the contract. I felt like he blackmailed us, saying that if we wanted our keys, I had to go and see him face to face, which seemed extremely confrontational.
With years of experience managing an estate agency, I couldn’t believe that I was dealing with a clown like Varol. And clearly his lack of competence trickled down to his team. Here are a few examples of the terrible service and lack of communication encountered:
* Viewing appointments and feedback were not communicated. Despite asking twice for this to be done.
* Our keys that were left in the property for rear access were taken to their office, so we couldn’t access our garden.
* Our main point of contact went on holiday for 2 weeks and there was no handover nor did anybody else know what was going on. I questioned if the commission structure was individual which was confirmed, as clearly nobody else cared because it wasn’t their ‘deal’.
* No pro-active advice on the market conditions or what to do regarding price to try and find a suitable tenant.
* EPC was never added to the brochure.
* I gave written notice and this was not acknowledged until 6 weeks later
I’d suggest not wasting your time with Wilmotts like I did. 3 months our property was vacant for and I had to deal with a so called estate agent where the right arm didn’t know what the left was doing. All ‘managed’ by Varol…
Thankfully, another local agent was on hand to take on our property and it exchanged and completed within 12 weeks. A professional team who knew how to do the basics well.
P.S I am still waiting on their complaints procedure and governing body after requesting this over 3 months ago…
