Our estimates are based on information we get from third party data sources like HM Land Registry. It includes:

It does not include any work you may have done to the property if it’s not yet been recorded. It can take up to 3 months for registered changes to reach us.

Our estimates are just estimates. For the best and most accurate valuation, get an agent to visit your property in person.

We work with agents
But we are not agents. We direct your calls and messages to them but have no influence on whether or not they respond to you. They tend to prioritise enquiries based on your circumstances, so it’s worth giving as much information as you can when you contact them.

You tell them you don’t want emails , but they just keep sending you them , won’t be using Zoopla again

Valuation and data incorrect

Both valuation and property data unreliable and inaccurate. My property is undervalued by c.£200k because 10 years ago and two sales ago it was a smaller property. Other homes on the same street with the same actual number of bedrooms and floor area are £200k more on Zoopla. My home is listed with inaccurate numbers of rooms and floor area despite an updated EPC. Zoopla has my floor area as around 100sqm when the EPC says over 150sqm. Zoopla’s sources for their data and valuation cannot be trusted. They should be able to do better than valuations out by 30% and data a decade out of date.

The price estimates are based on data fed through an Automated Valuation Model (AVM) powered by Hometrack, the UK’s largest automated valuer of residential property. Hometrack's data is relied upon by 85% of UK mortgage lenders today.

they let scammers place advertisements and fake property ive just over £600 in legal costs due to a fake advertisement this month.

When i contacted Zoopla on there online chat just now to give then the pull detail of the scam they didnt give a monkeys. and started to make fun of me. they just kept saying OK to every message i sent.

Avoid this site as you can see by the other reviews that these ppl think you buyers are jokes and will carry on scamming you until there final shut down

Zoopla unreliable data- beware!

The valuations and information on this site are very unreliable. It has my house under a medium risk of flooding, but I'm curious about where this water is coming from!! There's a tiny stream, about half a mile away... Maybe this will turn into a torrent and travel a 1/2 mile to get me!!
Also Zoopla compare house prices with plot sales on the street, artificially dragging the average house price down. They have been informed but really don't care they are comparing apples and pears!!
So use their information on this sute at your own risk....

Incredibly inaccurate website both on…

Incredibly inaccurate website both on house details and value. Example

Mid size 3 bed semi detached house i sold 3 years ago for 195000 which states 1 toilet but there are 2 now 238000

A detached small 3 bedroom i sold 2 yards ago for 195000 now 253000!

And my current 4 bedroom detached with 3 toilet and huge conservatory i bought for 220000 but it states a 3 bed with 2 toilet states now valued at 239000, yet same house next door which doesn't have a conservatory is valued at 241000. It's incredibly inaccurate!

Edit in reply to your reply, why not give home owners the chance to update property details and this helping the site become more accurate. My last example is obviously YOUR fault. As both houses recently sold. Our house with the extension went for more than the house next door a year later. Yet you now value next door higher. How does that happen? Grossly inaccurate and also damages the values of properties due to you incompetence. I actually believe you have a legal obligation to address these matters and most leave you wide open to legal challenges.

If i could leave zero stars I would

If i could leave zero stars I would.

Zoopla have non stop hounded me since leaving them. I run an investment and development firm and as a trial i joined Zoopla last year to trial real estate management. I realised in that 12 months period that rental management was not a sector I want to work in and so politely I cancelled my contract with Zoopla and even wasted 3 months of no advertising. Given the contractual agreement I did not kick up a fuss.

But since leaving in June I have been harassed by Zoopla employees nearly every week via phone and email asking whether I would like to return. Despite my regular responses to inform them I am not at all interested and whether they could remove me from their records, they still persist.

It is very annoying to receive weekly emails and phone calls from James Kingshott,Ben Mcleod to join despite my regular explanation that I have left that sector behind and have no interest in marketing properties on Zoopla

We will take it to court. They scamming people

Everyone should be careful, this company is literally scamming people. We signed a contract 5 months ago and within a week we officially announced that we could not continue due to special reasons, but they are still demanding payment. We definitely did not receive any service from them, we only terminated the contract during the free trial period. As of today, we are taking them to international court, we will file a lawsuit. We will complain to the Consumer Rights Court.

refuses to correct grave errors that reduce the value of my flat

Zoopla publishes incorrect information, and refuses to correct it even when you provide proof of the errors.
The only way to correct information is if you pay them to publish an ad, and as part of it correct the data. This is simply criminal behaviour.

Edit: Zoopla re-confirmed they don't want to have correct data on their website. The data are provided by an algorithm that is out of their control. Incredible!

Very Poor Service

Only got a 1 because I can’t give 0.
Several emails following almost £70k spent on the house plus a valuation from an estate agent over £60k above Zoopla’s estimate.
Their argument is “it’s a guide” …… but it’s a guide used by buyers to drive a price down.

Then they remove the price but state their algorithm won’t allow them to update it for months, even with a national estate agents valuation.

Are Zoopla trying to control prices?
They certainly need a regulatory body have a good look at their… “algorithms”

Never got a private message from Zoopla as they said below.
I did however look at a house for sale.
It sold in June 2023.
According to Zoopla it’s increased in price by 67% since. In 17 months???
Now Zoopla state they do not take modernisation into account so someone isn’t being honest.

Time to inform the ombudsman I think.

I got in contact with Zoopla about the…

I got in contact with Zoopla about the price listing for my house which was wrong from the land registry.

After 40 days had passed, I messaged again and got a response. After a lot of back and forth, they were insistent that I never sent the first email, despite me literally downloading the copy of the first email and sending it to them.

When I asked to make a formal complaint, the person I spoke to, M******, told me that there is no formal complaint procedure.

Just great stuff all around.

EDIT: Following the reply below from Zoopla, I did not mention anything about the actual request I made. Just your shocking process for dealing with it.

I'll remind you that you have 10 days to get back to me about my subject access request.

Support never reply. There's no native feed sync between your properties and zoopla, you must buy another paid per month service to synd your properties... Unacceptable, after doing a very big sum contract.

Inaccurate Zoopla Property Valuations

Went to 5 independent property valuation companies. Each valued my property within a different range of £10k+/- this being £830k-£840k, Zoopla valuation was £600k.

It is my personal opinion that when I search for property, a minor child is allowed on the property. Council is also not approving, landlord is not accepting, and I am really disappointed with Zoopla.

Just collecting personal data to sell on, avoid the site, not what it used to be.

A simple look at the website to see what a house valuation was had all of the local estate agents ringing for days! All information return was tick boxed 'to email only' but all personal information was sent out anyway... address, telephone numbers the lot! Complete scam of a site, purely logging contact details nowadays, best avoid.
