We couldn't be happier with Xact homes…

We couldn't be happier with Xact homes and our amazing new home, we moved in a few months ago and love it!

Despite some minor delays with paperwork from our mortgage company, the staff at Xact were exceptionally helpful, communicative, and professional throughout. On the day of exchange, when an issue arose with the paperwork, they stepped in immediately, resolved it efficiently, and ensured we could still complete on time without stress.

They couldn't have been nicer or more accommodating, always responsive, proactive, and genuinely committed to making the process smooth. This is how buying a home should be. Highly recommend!

Woeful service (Balsall Common branch)


I don't know why I expected anything else from an estate agent but Xact in Balsall Common are just your typical sub par, estate agent.

If you just want to sell your house stress free then I would highly recommend looking elsewhere! I would also not take their recommendation for a conveyancing firm either! (Sketchleys)

Xact are far from exact when it comes to selling houses. We had Steve Tomnie their sales guy come out and sell us the sell, which he was extremely good at. We thought if he sells houses the way he sells contracts then we are in for a treat! He said he'd be the only person showing potential buyers around our house. Imagine our suprise when Steve turned into Jane Robinson on the first viewing! We left Jane in the house and drove away, 10 min later we got a call from the office, Jane had locked herself out of the house, the keys and her mobile phone were in the house and she had to ask the potential buyer to call the office and ask them to call us to go back and let her in!
Jane knew nothing about our house and simply did not care, I'd watch as potential buyers would wonder around my house unaccompanied and she would call us and ask us questions as they arose time after time "Does the kitchen have underfloor heating?" Yes it does, remember last week when you asked and we said yes! Jane managed to secure 1 offer £39950.00 below asking price, which Xact were very pleased about and tried to push us to accept.
I eventually had to take over and show the buyers around myself, I managed 4 offers 2 over asking and 2 just under asking.
Now the fun began!
In my opinion communication is key to selling houses but Xact have lost the keys! Emails were left unanswered and Roz in the office was abrupt and spoke in a condescending dismissive tone in her emails, she had no empathy and it seemed as if she was working in our buyers best interests not ours.
They suggested we should use Sketchleys conveyancing as they were a good conveyancing firm and they could communicate well together which would speed up the process. Unfortunately the solicitor we received was equally as poor at communication and never worked a full week.The process dragged on and on, timelines came and went and Xact just couldn't get the sale over the line, 4 months after accepting an offer it went down to the last day for Xact to eventually get the sale done. Xact just do not care, we were just money in the bank as they chased the next unlucky fool! They will tell you one thing and then when that doesn't happen they shrug their shoulders and say "it's not our fault it's your buyer/buyers broker/buyers lenders/buyers solicitor that is at fault" they will not take any liability for their woeful service!

A companies recommendation reflects their brand. Xact recommended a sub par conveyancing firm to us and if a client’s conveyancing experience is slow, stressful, or opaque, it reflects on them – even if the fault lies elsewhere. Xact's service quality is less than average.
If you are reading this please, for your own sanity, stay away from this agent.
