As much as I love Zoopla and found nice flats through it before, I wish they worked harder on making their filters more stringent. I am not interested in living in shared accomodation at all, I'm also past my student years and definitely not retiree. However, whenever I exclude those options as well as chose properties with "maximum 2 beds" shared accomodation still shows up in my search to a point where it dominates the pages!!! Sometimes in smaller towns there's obviously not many choices so it's easy to scroll through 2-3 pages, but for example in places like London in Bristol you need to read every entry carefully because the website treats "1 bed minimum, 2 maximum" as a "1 bed in 6 bedroom shared house" and makes a search tiresome.
Where do Zoopla get their estimates? An algorithm? Estate agents? Why do all the houses in my village that I looked at tonight seem to be experiencing “High Confidence” while mine is showing as “Low Confidence”? How do Zoopla know what work you have done on the property, what outbuildings you’ve put up? They don’t appear to take into account the position, privacy or any other nuances of rural properties. For a brick build in a town they have a lot of comparables to work with, but these estimates can be very damaging to unique properties in a small village.

I have been chasing regarding a one bedroom flat which was very convenient for me and was available from the September. Since I had 2 months notice period for the current apartment I had planned in well advance and was happy with the same .There was some access issues for viewing the property which I completely agree but at least I should have been updated regarding the same.
I have set up their alerts for detached properties, but they send me dozens of semis every day.
Now I am unable to view any of their listings on my MAC due to some ridiculous security verification process. Security is stupid if is stops legitimate customers; get this sorted along with the alerts.

I have been looking for house or bungalow to rent for about two years now, i must say this sites rental prices are delusional, nobody with a brain is paying over £600 per month for any of the houses listed on their site, we would all rather live in a box...
this is not sustainable for anyone's income or as a business model, house rentals should be no more than £500- £800 at best, these houses keep coming back to the market over a period of six months, because tenants are moving out to avoid paying the rip off delusional prices being quoted on this site...
its is a "Rental" not the "Hilton hotel", west midlands Estate agents need to be forced into rent caps because nowhere except London cost this much & the west midlands is not the same quality as London wake up!!!!GREEDY PIGS

I am due to sell my property and Zoopla historical data is incorrect as they missed off my purchase back in 2009 it therefore makes the house look 30K cheaper than it actually was . They have the house listed as leasehold when it is freehold. I tried to rectify these issues but it appears you cannot and Zoopla customer care doesn't exist. Do not believe these sites (and Rightmove) as they are factually incorrect.
Rightmove responded and referred me to HMLR data which i downloaded and is completely correct (although i forgot that i had purchased the property a year earlier). Transaction history

Well Zoopla you need to get your act together as Rightmove have and they clearly exhibit a professionalism that Zoopla fail to have. Rightmove have stated that as i have provided confirmation from land Registry of the correct information held by land registry they will seek to amend, manually, the record for my property. They acknowledge that referring to the property as leasehold when it is freehold is clearly wrong and would affect a sale. Now when i come to sell and i get arguments over the value and status (leasehold/freehold) because "it says so on Zoopla" i will be looking to bring a claim against Zoopla under the Tort interference with goods act 1977,as a wrongful interference, due to your misleading and factually incorrect information that Zoopla are stating to the world at large . It is just pure negligence on YOUR part.

Since April 2026, I have been actively searching for suitable accommodation and contacting multiple letting agents.
Many properties listed on Zoopla require a guarantor, which has made the process extremely difficult for someone in my situation without family support.
I have found the experience emotionally overwhelming. I am doing everything correctly and honestly, but I am still being declined because of strict guarantor requirements.
I do not understand how some applicants are able to secure properties without guarantors, but I am simply asking for the same fair opportunity.

Please do not ever take the monthly valuation service seriously. It is wildly inaccurate, by more than 30% in my case. Protest and their robot will simply say that it's not their fault, or their responsibility even to be accurate. Ok, so what's the point of it then?

It is misleading to quote a value on a flat without distinguishing between RETIREMENT FLATS and ordinary leasehold flats since the Service Charges are grossly higher on the former, and have a huge effect on the resale value.

I went onto the Zoopla site and heartened by the offer of an instant quote ended up with estate agents around Swindon ringing me up, one even rang me early morning as I was getting out of bed. The instant quote on line is misleading!

I was asked for viewing the house with zoopla. I went for viewing we are waiting for results they try to call me to say landlord selected different people unfortunately I missed the call .its ok no problem for me but until I call them they didn't mail me we aint gonna get the house. 2 min email makes hard to answer back to us. honestly the shitty response.

After once using the site on my android mobile I received constant junk mail and cannot unsubscribe.
Selecting the unsubscribe option does not and immediately results in a demand to accept cookies.

Extremely disappointed with Zoopla for allowing dodgy agencies to operate under their name and doing nothing to protect customers. It feels like they are covering and supporting unprofessional companies instead of helping people who have been treated unfairly.
1505 LTD Properties Agency has refused to refund my daughter’s £1300 deposit, which is completely unacceptable. They are holding onto money that rightfully belongs to her, causing unnecessary stress and financial difficulty.
We raised this issue expecting Zoopla to take responsibility and investigate properly, but they have shown no real concern or action. A company like Zoopla should not allow agencies like this to continue misleading customers and damaging people’s trust.
I strongly advise everyone to stay away from both Zoopla and 1505 LTD Properties Agency. Be very careful before dealing with either of these house agencies, as customer protection seems to be the last thing they care about.
