This is my 5th year using Abode as Letting agents for my property in Liverpool. The same friendly, efficient, knowledgeable and highly competent team have just set up a new tenant in my property and I couldn't be more satisfied. Lynsey and Amanda completed everything at really short notice and for this both the tenant and myself are really grateful. I love the fact they are an independent estate agents and can say the same team is assisting me now as assisted me 5 years ago. I think this speaks for itself. A stable team of very competent professionals. My property is in good safe hands.

I moved into Liverpool recently from overseas and was looking for a property to rent so I went to several agents along Allerton Road. Abode were the most responsive and helpful. They quickly identified a suitable property that would soon be available for me and my family. The process was very smooth. Lyndsey and Amanda were very professional throughout our interaction. I would highly recommend their services.

We was actually referred to Atlas by friends on FB as my wife and I were from London, we took the chance to come in to Abode as their offices are nearby at the Allerton Branch.
Warm greeted and we felt welcome as Amanda looked after our requests over a quick chat and emails we also met Lynsey who handled all the paperwork.

Though they didn't have many suitable properties at the time we got contacted with additional options selected by Amanda within the same week we applied and luckily landed our offer on our 2nd viewing.

Long story short, great team, fast response and Services with affordable options to our needs.

Abode have been absolutely brilliant from beginning to end. They got the flat on the market quickly and marketed to the right people to get it sold within 2 days and significantly over asking price. They were also invaluable in progressing the sale when there were issues with solicitors, and they were always happy to speak to me on the phone or answer emails. I honestly can't recommend them highly enough, and I'll definitely use them again.

The previous rental agency were ineffective at marketing our property which is located in one of the most sought after rental areas in Liverpool.

We moved our property to Abode following a number of reassuring conversations with Lynsey. Amanda attended the property at short notice and our rental property was effectively marketed within hours. We now have a new tenant in place :)

Lynsey and Amanda have been brilliant and kept us informed throughout the process. Great communication and promptly clarified any queries we had.

A massive thankyou to abode I have been looking for a property for nearly 6 months and had no luck until I went went for the viewing that will change my life. I am a leaving care kid and they helped me not only get a house but a home somewhere I can build my life up and I was moved in within 2 weeks ! I instructed Abode in Formby to sell my property in a very difficult market. Unfortunately they didn’t achieve a sale however they did work tirelessly hard on my behalf. Sue in particular from Formby office is very knowledgeable, friendly and professional when dealing with both vendor and purchaser. I would definitely recommend this local agent.

Overall I'd massively recommend them, they have a great team and definitely work towards the customers interests 100%. I've had mixed experiences with other estate agents in the past but I speak with experience that Abode are definitely trustworthy.

Been trying to sell a difficult property, primarily because of the changes mortgage companies made to lending as a result of Mr Kwatengs budget changes. We lost 4 buyers for one reason or another and Abode was always able to find us another even as the selection pool was shrinking. The one constant was Ann from Crosby who handled the sale(S) once a buyer had been found.. We really felt in safe hands with Abode & especially Ann who moved heaven & earth to move things forward with buyers & solicitors, and dealing with me ;-). Eventually last week the property sold after Ann's super human efforts.. Highly recommend this outfit. Thank you all!

We switched from an agent who had made promises they could not keep and provided a sub-standard service. Abode was the reverse. No false promises but definite effort to market and sell the house. It paid off. Attentive, friendly and helpful service. Unlike the previous agent, who promised to provide accompanied viewings when we were at work, Abode took much of the strain out of what is undoubtedly a stressful time. Very pleased with our choice to switch.

The initial meeting with Adam left us feeling confident that Abode was the right estate agents for us. Managed our expectations all the way through the process. Very accessible and kept us informed. Ann did a great job of getting straight on the case whenever an issue presented itself. If you are selling a house in Liverpool would definitely recommend.

Sue (Formby), Anne (Crosby) & Mike (Crosby) have been nothing short of amazing throughout this whole process. The Vendors of the property were absolutely awful to deal with, from asking for cash payments to pay their potential rental costs to refusing to move resulting in losing a buyer, however the 3 wonderful people persevered to make our dream happen. Sue, Anne and Mike you are all fabulous and I hope your boss is reading this and rewards you all for your on-going determination and excellent customer service. If you guys had not worked tirelessly displaying such excellent negotiation skills I am under no illusion this purchase would never have happened.
Abode also found the new buyer for our property, even though it was not for sale with them at the time. What more can I say!!!!!
Never in my house buying experience have I ever been happy to pay my Estate Agency fees.....definitely money well spent!
