A huge disappointment with Alesco! We applied to them for Mill conversion project. They changed the date of the project two times after they took our money. The project was not delivered on time and clashed with my husband’s visa extension period and he could not take mortgage as he does not have visa result which is still in process for 8 months. This was a buy to let project and we would pay through mortgage. Also we learned that high street lenders do not lend for this project which we were not informed at the beginning. When we said we had to cancel as we can not have mortgage due to visa processing time, they told we can not have any of our money back. We paid 31.000 GBP at the exchange of contract. I will try all legal remedies to get my money back but please do not trust this company.

WARNING! DO NOT DEAL WITH ALESCO!
As you read this, bear in mind I purchased a property from Alesco a couple months prior to the date below, so there was a trust and rapport built.
December 2023, I was sold an opportunity for a great return on investment - a buy-to-flip deal.
I was told this location had a high investment worth £1 billion and the development was located 5 mins walk from here. The advice given and plan was to pay a deposit and exchange (off-plan flat), then closer to the time 6 - 9 months prior to completion (estimated completion Q4 2025), contact Alesco to list the property up for sale.
I contacted Alesco very early June 2025 to do so. But was told that they could not list my property for sale because they still had other units remaining to sell. Apparently this clause was in my contract, which I know I should have checked, but as mentioned prior, I trusted them - lesson learnt. My solicitors also did not advise me of these clauses. Flash forward a couple of months into August and upon clarifying with my Solicitor, it appears this was not correct and I was given the wrong information.
I went back to Alesco and wanted the answer in writing to confirm exactly why I wasn't allowed to list and equally, I wanted to know how many units were left for sale, so I could list mine. I have emailed them twice including phone calls to chase, but zero reply. At the point of writing this, it has been 10 days since I sent the email. How long does it take to type an email with an answer you gave me over the phone? Surely you know the reason why, if you were able to give me the answer in the first place. Secondly, how long does it take to contact colleagues in your sales team to find out how many units for sale you have remaining? Emails seem to be rather quick when things are in your favour. Yes, I am looking at you Completions Team. I called again on 11/09/2025 for which I was told she will get round to it on that day, but nothing still.

Eventually a director/partner(initials RF), replied to me using email. He advised that to rectify this, they are putting it on their "internal system" so it can be resold. I asked why they couldn't list it publicly? Apparently, it's not allowed as the developer may "see it". But, they also need to take a £10,000 brokerage fee - another thing I wasn't told in the sales pitch.
So in summary:
1) Not only have Alesco shown how unprofessional they can be.
2) But are doing what feels like delaying tactics by ignoring my emails.
3) Giving me the wrong information, therefore, I lost 3 months of potential sale time for my unit.
4) I now stand to potentially lose £37,000 of my deposit. But lucky for you, you have a tight clause in your contract that says I cannot challenge if I feel I have been mis sold to get this back.
5) The Director seems to have lied about attempting to sell my unit, but I now believe they were delaying tactics and will never materialise (see my update below)
Yes, I have emails and chat screenshots telling me how wonderful and great this opportunity was going to be.
You never disclosed the restrictions. And instead, denied any responsibility and shifting the blame onto me.
Needless to say, I will never be dealing with Alesco again.

Interestingly I had found out I wasn't the only one to have been "mis-sold". Apparently Alesco have sold to other customers including those considered "vulnerable". And they have been removed from acting as a sales agent for the development.

The developer and Alesco are working for same. The reservation was done on 30th Jan and there was 28 days cancellation period but still Alesco is not refunding the money. They did sell the property of lease hold buy giving the wrong information of shares of freehold and the exchange docs can't be incorporated. The tried to take your space for their use of service things and they don't offer and change the cotract accordingly. ALESCO IS VERY CHEAP and LOW GRADE ESTATE AGENT ONLY. It would’ve shame if we called them any investment company- DON'T USE ALESCO for any investment. Sharing my further experience after escalation and complaints with Alesco Director who has replied to my complaint even without doing his own home work and due diligence. I had cancelled my purchase well ahead and within in the time Frame of 28 days which was mentioned in their reservation form and asking my refund. He even didn’t seen the his own reservations form and others emails correspondence which I had with his team and he just replied that I my cooling off period was 14 days and cancelled is not refundable. This shows they are not even looking their own docs and just pass the wrong, incorrect information and misinformation and try to make fools to people by manipulating with Paid reviews and TAKE YOUR MONEY. They are far below the bar of working people and dealing with these unprofessional, non educated people and company for any investment or buying should be TOTALLY AVOIDED TO PROTECT YOUR CAPITAL. They are just a cheap estate agent/broker who takes your money. I am sharing my latest experience where they have sold me a leasehold property by saying that property is shares of freehold. Soon I paid my reservation fees and after receiving the exchange docs, I found that this is not a shares of freehold. Also the information on the exchange docs was shown only to protect to developer not to buyer. The layout and specifications was not even known at the time of reservation and there was a lot of discrepancy was notices post reservations which leads because of wrong and incorrect information and misleading to buyer. So I asked to return of my refund they simply lied and refused to return even though they had confirmed to me in writing that my reservation fees are fully refundable in case of not proceeding but they didn't pay and were not willing to return my reservation fees even ALESCO DIRECTOR is acting like a broker. So please be careful with this company. They will mislead, misguide and give you wrong information and will try to push you to buy and do the investment through them so that they can get your reservation, deposit fees and also make a huge commission through developer. But by the time you come to know about reality and facts (only after receiving the exchange docs, specification/Layout) and discrepancy, it's too late for you as they have already taken you money and wouldn't return even though they agreed to do so. They are not any investment company, they work only as estate agents DON’T GO THROUGH ALESCO and avoid them to protect your money. Please check, ask all the exchange docs, specification layout before paying any reservation, deposit or legal fees. There there is no any guarantee that your money or your investment is protected if you deal with them so please be aware of this SCAM and CHEAP UNPROTECTED, UNPROFESSIONAL COMPANY and CHEAT PEOPLE.

5 Years Later, No Construction, No Returns
At the time of purchase, I was informed that investor funds would be protected and held securely by Alesco representative. However, under the contract structure, the developer received the funds directly.
Within approximately one year of purchase, I raised serious concerns with management about the lack of visible progress and the risk to investor funds. I was advised not to take action and was told that doing so could jeopardise deposits for everyone.
Alesco were involved in marketing and facilitating sales across multiple developments connected to the same group of companies, many of which are now facing insolvency or administration processes. In my experience, once the sale completed, meaningful support and accountability effectively stopped.
This has been financially and emotionally devastating.
I strongly urge any prospective investor to conduct extensive independent legal due diligence and not rely solely on marketing assurances.

Having a committed consultant who actually took my calls was what I valued most. I had a lot of fundamental inquiries as a novice investor. They kept me updated, but some of the paperwork took longer than I was expecting. Although it has been a learning curve, it has been constructive.

When buying property, such as Liverpool properties, Cambridge Terrace, Kingsway Square, Westminister Park and Westminster Point, buyers, like myself, depend on good, honest estate agents for good, honest advice on properties they should have researched diligently, before selling those properties. What happened to Cambridge Terrace, Kingsway Square, Westminister Park and Westminster Point, for which huge deposits, well above regular deposits, were taken, only for such buildings to never materialize? And like magic, all our money disappeared, too. Where did the millions of pounds disappear to?
Ben Whittaker informed me by text that Kingsway Square’s first phase was already completed, and the second phase was about to begin, then said that he didn’t know where I was getting my info about the site being pretty much empty, suggesting that I was talking nonsense. Ben must have magic eyes as only he could see the first phase😅.
