In early 2023 I invested through Alesco Property Investment and paid a deposit for an off-plan development in Liverpool called Westminster Park. I was assured at the time that the project was secure and that my deposit was protected.
The development has now passed its contractual long-stop date by a considerable margin and it still has not been built. There is no clear completion date and no meaningful progress.
Despite the missed deadlines and the failure to deliver the project, I have been unable to recover my deposit. What was presented as a safe investment has turned into a long, stressful and expensive problem. I have also had to spend significant additional money on legal fees trying to resolve the situation.
Communication from Alesco has been poor and the assurances given at the point of sale have not been honoured in reality. After a long period of delay and uncertainty, I see no resolution in sight.
Based on my personal experience, I would strongly advise extreme caution before investing any money with this company.

Very very disappointed with Alesco. I was sold a penthouse apartment at Liverpool’s Central East development - it looked and sounded amazing - they even threw in a furniture pack and I was even rang by the sales agent after he had been to visit the ‘development’. But sadly the development has never been built and probably never was going to get built. There was excuses about delays but in short the company has liquidated and stole millions of buyers money.. The after service has been a handful of emails over nearly three years. The development should have been ready May 2024. I paid 40% of the cost of the apartment- which is a LOT of money. And so far there’s nothing to show for it and no sign of seeing it again! No due diligence was done and no attempt to try and advise us how we can get our money back. Anyone in the same boat as me please google Westminster park Liverpool on Reddit and find details of WhatsApp group committee for support.

Based on my personal experience, I have serious concerns about Alesco Property. I paid a £5,000 reservation fee for an already tenanted apartment at the Gibson House development, only for the seller/developer to enter administration partway through the process.
I later discovered this is not an isolated incident and that other developments associated with Alesco have also run into serious issues. While I was fortunate to lose “only” the reservation fee, I genuinely feel for buyers who committed to off-plan purchases and potentially lost far more.
The overall experience has left me questioning the due diligence carried out and the integrity of the company. Given how easily online reviews can be manipulated, I would strongly urge anyone considering Alesco to do very thorough independent checks before proceeding.

Please stay away from this company. It operates as a professional front that promotes scammers.
Their sales team is highly skilled at selling and presenting everything as a dream investment. They guide you through the process and remain extremely friendly—right up until contracts are signed and contacts are exchanged. After that, you are handed over to the Operations team, who are supposedly responsible for providing quarterly updates until completion. In reality, this never happens.
You are forced to chase them for information, only to receive misleading or outright fabricated updates. They repeatedly provide false assurances until you eventually discover that none of it is true.
Please do not fall into this trap, as many investors already have. We are just some of them. If you are in the same situation, you can find a community of affected investors on Reddit (search “Alesco”). Many of us invested our life savings—earned through years of hard work—and are now facing devastating losses.
If you are considering investing with this company: stay away.

Initial experience when first committing to my off plan investment into the Westminster Park development (block B) was good. The process was smooth and efficient. However, as soon as my deposit was paid and I moved to the aftercare team contact has pretty much stopped! There is no aftercare. They rely on you as the investor to continually chase them up for updates and information. Their customer service, once they have secured your money is non-existent. For anyone considering an off-plan purchase please have the contract checked thoroughly by an independent solicitor, one local to you and not tied to the development in any way. You need to know for sure where your deposit money is being held and at what point during the development it gets released to the developer. My money was released immediately before any groundwork’s even started. That should not happen. Alesco should ensure they are representing their clients best interests by making them fully aware of this particular point in the contract.

The Documentary Evidence proves otherwise:
Misleading: Alesco's own Reservation Form listed the Vendor as "Sourced" (a reputable brand). The Contract they then issued listed the Vendor as "Bevington".
Control: The Director of "Bevington" is Joanne Karen Waller. She is banned by the SRA for dishonesty. Checking the Vendor's background is the primary duty of an agent. It was fully within their control to check the SRA register before selling this to me. They failed.
Original Review: I paid a £5,000 fee for a unit at Westminster Park. My refund request is now with The Property Ombudsman and National Trading Standards.
We were sold the deal on the basis of "Deposit Protection". The panel solicitors (Prosperity Law) have admitted in writing (Jan 2026) that they never saw an insurance policy.
This is not just a "failed project". This is an agency taking fees to facilitate contracts for banned individuals. I have reported this to Action Fraud (Ref provided to Agent).
Ask yourself: Why did their paperwork hide the true Vendor's name?

Alesco have distanced themselves from any responsibility, and is not assisting their investors as a collective to recover this money. They have also pocketed the reservation fees that they charged all the investors and have not taken any responsibility for this. There is a whatsapp group for all of us that have lost our money so if you are reading this and you are in the same situation, please Google about Source Development Group and Westminster park and you will find a Facebook page and Reddit thread which will guide you on how to join the Whatsapp Group.
If you are looking to invest with Alesco, please do your due diligence. I will admit that in hindsight I should have been more cautious, and i'm sure i'm not alone in kicking myself at choosing Alesco for my investments, and not doing more detailed research. Avoid, and pick a different investment company if you are looking at off plan property investment.

Unfortunately I can only echo everything that is said about Alesco and my investment in the Westminster Park development in Liverpool. I paid £45,000 in 2021 and I found out through my own research that the developer has gone into receivership. Alesco continues to say that the project will be finished. They are either ill-informed or incompetent. Do not use them. They are just salesmen with no moral/ care for their clients.
