Great service

Great communication from booking the appointment to the home visit.

The surveyor gave us verbal detail for our survey, and pointed out few additional points, all of which was added to the written report along with photographs.

We would recommend this service and wouldn’t hesitate to use them again if we needed too.

Detailed survey and excellent support

Great experience with Allcott Surveyors for a Level 3 building survey. The report was very detailed and helped me make an informed decision about the property.

Nick Kelly was fantastic—his report was clear, and he took the time to answer my questions over the phone. Tim Allcott was also very helpful, providing expert reassurance after consulting internally about some concerns related to the age of the property.

Overall, a professional and supportive service. Highly recommended.

We decided to have a pre-refurbishment…

We decided to have a pre-refurbishment survey done on our house, which is over 100 years old. Initially, we were hesitant, but after reviewing the example Level 3 report on the Allcott website and following the easy booking process, we felt confident we chose the right team. This positive feeling was confirmed when Pete arrived, conducting the survey smoothly, with clear communication and a friendly, reassuring manner. Ultimately, Allcott, through Pete, provided us with the essential information. While not all news was positive, this transparent insight will help us identify where to start and prevent unnecessary costs. We would not hesitate to recommend Allcott and Pete.

Excellent customer support and service

I made enquiries for a specific structural survey. The response was very informative and an appointment was made. The engineer came out and surveyed the problem area on the house. He informed me of the cause of the problem and made me aware of the work that was needed to fix it. The visit was positive and I would recommend the company to others.

Very quick and detailed report

Very quick and got the report really quickly as well. We are first time buyers so can't compare with others but we were happy with the report. Only downside I'd say is we never spoke to anyone at all. I expected someone to call to arrange timings but they liased directly with the estate agents. No issues i guess just a bit strange to be so out of the process i suppose!

Structural engineers report.

Easy to book appointment, staff extremely helpful on phone call and the Engineer arrived on time.
Very professional and knowledgeable along with being friendly and approachable.
The report was received within a couple of days as promised.
The report was extensive regarding the specific points for which the report was to cover and presented well.
Overall nothing but positive feedback is due.

Excellent service

Absolutely brilliant experience with Allcott Associates. We’ve had two surveys done by them for 2 different properties. We weren’t 100% sure on the process as we were buying our first home. The level of information documented in the survey was really useful. We got a level 3, structural survey on both properties. Excellent customer service from all staff members! Definitely recommend.

Allcott Associates saved us money and heartache

We used Allcott Associates for a survey on a property we were looking to purchase. The service was awesome from start to finish. The report flagged up some issues with the property which eventually helped us with our decision to pull out of the purchase - I’m so glad that we had the survey done with Allcotts and thanks to Matt’s thorough work it has saved us future expense and heartache. We have since found a better property and we will of course be getting our survey done through Allcotts again. Highly recommend

Fantastic service - LVL 2 RICS Survey

Fantastic service - Alex and the team were incredibly professional and carried out the requested LVL 2 RICS survey on the property we were purchasing. The report itself was clear and detailed, and the turn around time was very quick. Furthermore, when we had additional questions regarding the final report, the team were really helpful in clarifying for us, with detailed and quick replies. We are going to book with Allcott again for a survey on some works we want to carry out, and I’d recommend them highly!

Procedural Failures, Governance Concerns and Poor Complaint Handling

Tim, it’s clear from your response that you haven’t read my review properly, as it highlights your own written complaint outcome.

In that response you:

• acknowledged procedural failings
• accepted that I was the lawful client and updated your records accordingly
• apologised for inappropriate third-party contact with the non-acting executor.

This differs significantly from what you've written here.

My concern was never about joint executors having equal standing. It relates to how authority verification, communication decisions and governance processes were handled in practice, and the real impact those decisions had during a sensitive probate situation.

My review reflects my direct experience and your documented complaint outcome. Readers are therefore able to compare both versions and draw their own conclusions.

A structural survey was commissioned by my sister as part of a probate matter. I was the named executor on the Grant of Probate and paid for the survey on behalf of the estate. Due to sensitive family dynamics, I requested that communication also be directed to me in my capacity as acting executor.

Despite repeatedly explaining this and offering formal documentation to confirm my role, my reasonable request for the firm to communicate with me appropriately was refused. Administrative staff instead contacted the non-acting executor to complain about me and my requests, which significantly escalated an already fragile situation.

The firm’s written complaint response acknowledged procedural failings, accepted that I was the lawful client, confirmed that records were updated, and apologised for inappropriate third-party contact. However, in subsequent public statements Allcott Associates presented events differently. This raises continued concerns regarding governance, record accuracy and consistency.

Following a Subject Access Request, almost no internal records relating to decision-making, authority verification, communication or complaint investigation were disclosed.

While the technical survey itself may have been adequate, the procedural handling, governance and complaint management fell significantly below what I would expect from a regulated professional firm.

The impact extended beyond inconvenience, contributing to emotional strain and financial consequences during an already difficult probate process.

If you are dealing with probate, joint executors, or any situation involving formal legal authority, I strongly recommend confirming at the outset how client status and communication authority will be verified and managed.

Based on my experience, I would not use this firm again.

Thank you for taking the time to share your feedback. We are genuinely sorry to hear that you feel dissatisfied with the way this matter was handled, particularly given the sensitive circumstances surrounding a probate instruction.

Where a property is owned by an estate and there are joint executors named on the Grant of Probate, our obligation is to ensure that we act strictly in accordance with the legal authority presented to us. Unless a single executor is formally appointed to act alone, or written authority is provided confirming one executor may act as the sole point of instruction, we are required to treat all appointed executors as having equal standing. That approach is not discretionary and is intended to protect the estate, the executors collectively, and the firm.

At no stage were decisions made lightly or without reference to our internal procedures. Communication was directed in accordance with the documentation available to us at the time and our understanding of the joint authority position. Where concerns were raised, they were reviewed promptly and responded to without delay. We refute the suggestion that governance or complaints procedures were not followed.

We also categorically reject any implication that administrative decisions were made outside of professional oversight. Authority and data handling are matters we treat seriously, particularly in probate cases where clarity of instruction is critical.
We do, however, recognise that probate matters can be emotionally charged and that differing expectations around communication can add to an already difficult period. It was never our intention to exacerbate family dynamics or cause additional stress.

As you note, the technical survey itself was not criticised. Our role in this instruction was limited to providing an independent assessment of the property’s condition for estate purposes. We remain confident that the professional service delivered in that respect met the required standard.

In the meantime, we continually review our processes to ensure clarity at the outset of instructions involving multiple parties, particularly where formal legal authority is shared.

We wish you well in concluding the administration of the estate.

The team were incredibly helpful and…

The team were incredibly helpful and informative. I needed a full structural survey on a 17th Century home, this era of house was new to me and wasn't sure on the requirements. However the team navigated me through the process and what was needed. The time frames were excellent, the survey conducted and report received within a week of the initial phone call. A very thorough and detailed report which was easy to understand.
