What may be a free service for a landlord is a costly disservice for a tenant. This is a small company that is not accredited with the BBB, and therefore there is no recourse for the tenant for a reasonable resolution to a problem. And the biggest problem with this company are small “glitches” that may not be glitches at all. For example, when attempting to pay directly from a checking account, the user automatically gets an “insufficient funds” message in red, causing an unnecessary call to the bank to resolve a transaction that isn’t resolvable because a transaction did not even occur. Rather, it’s an automated redirect to a debit card (linked to the same account) with almost a 3% “convenience fee.” And that payment method works glitch free. Worse that becomes a false signal to a landlord that you can’t pay and/or are a problematic tenant (if you are unwilling to change your payment method and pay an unnecessary fee). And that’s after an overpriced application fee (with a “convenience fee” attached)… overpriced insurance that is not optional, yet can otherwise be purchased for less than half on the open market… and on and on. And through it all the tenant has provided all of their personal information. So when renter-related spam comes out of nowhere, both phone and email… it is unsettling. Just how much user information does Azibo sell? But you can’t get any of the above resolved or answered because the customer service # is a personal voicemail (to someone with an echo that sounds like they’re working out of their home garage)… and no call back. Not for the tenant anyway. In summary, this company is a disservice that’s costly for the tenant. And it’s not fair - who has the free time to deal with a company like this?

When you pay with a linked bank account, the system does a balance check to ensure the funds are in your account before attempting to remove the payment. If the balance check shows that you do not have the funds to pay the amount listed, you will get the NSF error you referred to. This is not a system error, but a case of funds not being available.

As a note - with a card (debit or credit), we are unable to do a balance check, so this method of payment will always originally allow for a payment to be attempted. It can still be returned as NSF after payment is attempted.

Regarding insurance, your property owner makes the decision on rental insurance requirements, and Azibo does not control this. If your property owner specifies you need to have rental insurance, Azibo will require you to upload proof of insurance or give the option to purchase through us. It is optional to purchase renter's insurance through Azibo.

For the renter related spam, we are unsure what you are referring to, so we have directly requested a screenshot of this so we are able to look into it. If you are referring to notifications from the platform around payments or feature enhancements, you may certainly opt out of those in-platform.

Lastly, regarding the customer service, I have checked our records and we have no phone messages received from you. If you hang up and do not leave a message, we are unable to return your inquiry. Please feel free to leave a message or write into our support team and we will get back to you as quickly as we are able.

We work very intentionally to provide a positive experience for both property owners AND our renters. We provide a vast array of benefits to our renters as well. We apologize that you have had a less than stellar experience and we will continue to work towards a better offering for all.

The platform has matured nicely…

The platform has matured nicely overtime.It offers a great service to landlords from rent collection to billing for ancillary items as they crop up. Tenants love the easy access and phone notification for payments. I highly recommend Azibo!!!

Does everything a landlord needs

Azibo is constantly improving and adding to its product. They make little but important changes, such as greatly reducing the time it takes to receive deposits. Easy to use and does everything a landlord needs.

Azibo's Support team is AMAZING!

Up front, let me state I have not used any other rental collection platform. Therefore, I cannot provide any comparison anecdotes for my 5-star review of Azibo. What I can say, since moving my tenants into Azibo back in September of 2021, Azibo has given me no reason to leave their platform. Why? How their Support team addresses issues with their platform or with my tenants is AMAZING! No inquiry has gone longer than 24 hours before there is a response or even a resolution to the issue. The Support team has even gotten on the phone with my tenants to resolve user issues. And here is the kicker: some of my tenants speak Portuguese, English is their second language.

The best for my landlord needs

I have tried and used many companies that help landlords manage their properties. I am using AZibo for several years as I find them to be the most flexible, the most adopting, and with the best carrying customer support. The company is constantly growing and adding new features. Receiving rent is fast and free, setting up leases is easy.

The overall aspects of this website is…

The overall aspects of this website is great, they have recently done an update that made one portion more difficult. And you're welcome to reach out to me for more information on that particular piece. The only way that I can see other than fixing the previous mentioned that this could be any better is if it was an actual app. Not a website or in addition to a website. As a landlord this has been absolutely fantastic very convenient for me as a landlord and for my tenants.

Renters also have the option to make rent payments with a debit/credit card with a 2.99% convenience fee.

Azibo was easy to orgainize. At first it was a little intimidating; however, with a remaining question or two, I reached out to their customer support. A short time later, I received a detailed answer clarifying my issues. This made me feel comfortable for future questions. So far, so good!

Azibo moves the speed of 21st Century!

Absolute essential for real estate investors/ pros in 2023! What impressed me the most is Azibo's absolute respect for precious time. the fact gathering phase and quote phase was the best I've seen in decades. i got an insurance product that i needed even thought i couldn't really articulate. Looking forward to doing more deals as i try to scale.
