Great service and experience
Claire and Uma were always available to explain the various topics related to the investment. It has been a seamless experience so far and I believe the DD carried out is at an exceptional level given there have been no defaults in what is otherwise a very difficult market.

Our Credit Committee do ensure extensive due diligence on each loan and as part of our COVID-19 impact mitigation procedures, all loans and security packages are under enhanced monitoring scrutiny by our Lending teams. We have factored in the current situation into our due diligence and terms for new loans and these are frequently being reassessed by our Credit Committee and the lending teams as the situation develops. We are stress testing and making sure our terms further mitigate any risks. We’re proud that despite the uncertainty of Covid-19, all of our investments remained/are currently on track.

Yes all good. The property repayment was delayed so the end of the investment period was extended. But it meant my investment also accrued as a result so no problem really.

Yes so sometimes it can often difficult to predict exact timings on when a loan will be repaid .There is a time when we expect the loan to be repaid , but it is not unusual for construction projects or property sales to take longer than anticipated . This is why historically we build in a buffer period between the expected loan repayment date and the investors bond hard stop date. This period is designed to allow us to work with the borrower to find a repayment solution and we will take a pragmatic view of course and be driven by the desire to ensure that all investors are repaid all their capital and return in full as soon as possible. With investments such as these it is very important that investors understand that there is always a risk that repayment may be delayed . That said CapitalRise would keep you informed of what is happening and what actions are being taken and you can rest assured that the CapitalRise team would be working closely with the borrower to try to ensure timely repayment of their loan, and yes returns continue to accrue during this period.

Very informative and helpful support and much more impressive than the other property innovative ISAs out there. I have already made an excellent return and invested in a couple of new investments with more to follow. After receiving a pathetic interest level for years on savings accounts this makes sense.

This was advertised as a 9% return and it turned out to be so. I got a little concerned when it didn't pay out as quickly as originally planned but I was aware that it was a high risk investment. Despite this I was kept regularly informed of progress and why there were delays and payment was made before the longstop deadline. Nothing hidden, risks made clear, frequent communication. My experience was positive.
