City House - avoid at all costs

This agency is appalling. I rented a room in one of their houses from August 2024 to August 2025. They had just acquired the property and promised me, during my viewing, that a number of things would be sorted in time for me moving in.

When I moved in, I was missing a working dishwasher, had no WIFI for a week, and no sofa in the living room along with many other issues.

Gradually, most of the issues were resolved but this took many months and there were still some which were never sorted throughout the entire tenancy.

The manager of the company was patronising when he visited the house, and his staff do not answer emails. I had a few emails at the beginning and then a couple at the end of the tenancy, but also the emails I sent in between were ignored.

I was promised a measly compensation at the beginning of my tenancy after I complained about all the things which were not ready. I never received this compensation.

At the end of the tenancy, they emailed to tell me where to leave my keys (only after I emailed several times asking this), and promised to deal with the deposit the following week. It is now almost three months later, and I have still not heard anything about getting the deposit back despite multiple emails.

We also lost WIFI for a prolonged period in the middle of the tenancy, because they didn't pay the bill, and had weak WIFI throughout.

When it comes to solving issues, communicating and meeting the basic requirements of a rental agency, City House is awful. I strongly discourage anyone else from using their services as I have never experienced such poor service from any rental agency I have used in my entire life.

SCAM AGENCY!!!

SCAM AGENCY!!!! AVOID AT ALL COSTS

They have owed me back months of rent, over £200 since April. They have ignored all my communications asking for it back and now I’m having to take them to court. This comes after they didn’t fix our broken boiler for months over winter and I had to emergency move out due to getting ill from the awful living conditions.

They are scammers and operate illegally, the contract stated 2 weeks to return deposits / outstanding rent.

It’s now been over 5 months and they ignore all my requests.

SCAM AVOID!!!!

Absolute zero support

Unresponsive and negligent.

Once they get your money and give you the keys, they stop responding to your emails. Bad communication and management of tenants placed. You have to email them multiple times just to get them to acknowledge your email. They refused to provide a contact number of someone I could speak regarding issues around the house. They insisted I email their ops and legal team but I have reported multiple repairs that haven’t been picked up. They only ever responded to one of my repairs regarding the washing machine, and after 4 weeks the contractor called me to say they haven’t paid him for the job and they aren’t responding to his emails or calls! They also refused to give me the address to their office so you can’t even visit in person when they are ignoring you. My Roomate recently moved in and they have stopped responding to her enquires and she’s sent multiple emails and calls. Avoid this company if you can.

Unresponsive and Delayed

While the rental itself was fine, dealing with this agency has been unnecessarily stressful. It’s extremely frustrating when a company lacks professionalism and accountability, especially when it comes to financial matters.

I would strongly advise future tenants to be cautious and document everything carefully. Unfortunately, based on my experience, I cannot recommend this agency.

Communication was inconsistent, and getting things sorted took much longer than expected. While the living experience itself was acceptable, the lack of efficiency and professionalism in handling administrative matters made the process frustrating.

I would not recommend this agency to others, especially for those who value reliable communication and smooth service.

City in the Sky

I've had an exceptional experience with CITYHOUSE. The team is incredibly kind and polite, always willing to go above and beyond for their tenants. I faced a few challenges, and they were very considerate and reassuring, offering support and guidance that I was truly grateful for. Mike, in particular, was an amazing agent—he made the entire process smooth and stress-free. I can't recommend CITYHOUSE enough for anyone looking for a compassionate and dedicated property management team.

Best agency in London to rent from for young professionals

I previously rented with Cityhouse, and I have to say, the experience was incredibly smooth! They’re one of the few agencies where the rooms look exactly like they do in the photos, which is a rarity nowadays unfortunately. They are also one of the only agencies that do NOT require 6 month upfront payments, guarantors and crazy deposits. 100/10

Communication and ownership

Update.. I’ve lived with Cityhouse as my “agent” or whatever they want to call themself since they always say “we are not an agency” for 10 months now. If they don’t lease apartments to tenants then what are they? Besides bad people!
I have had so many issues with them over my time here and the latest one is no hot water or heating for 5 days!
They constantly gaslight you and threaten you saying it will be your cost but when a representative for the owner of the apartment comes to inspect the broken boiler, he himself is shocked at how they have let this go on for so long and confirmed that it is not our issues and they should have acted once we made them aware. But all they want to do is take your money and make excuses. I get angry and I say I am paying my bills and your not providing a service and mikes reply is: this isn’t a bill related issue? We have emailed them time and time again asking if they can send someone over only to be ignored and told to fix it ourself even after we have expressed we don’t know how to look at it or understand the workings of a boiler.
Once my lease is over in April I will be running far away but also be careful when you have to sign your end of lease agreement the last paragraph reads “I agree not to make a claim or take proceedings against CITYHOUSE” so suddenly I am forced to sign something that I do not agree with because I want to leave this terrible agency? Surly that isn’t legal? I will be seeking legal advice about this point. RUN far away!
The below review I was convinced to change after I gave them a 1 star review and mentioned our previous issues where people have walked into our apartment unannounced, to fix things or bring new people for inspections but looking at the reviews now I can see my apartment of 4 girls is not the only ones being scammed. I am now changing my review back to 1star.
Do not sign any agreement with Mike seymour and his team!!
Keep everything documented in writing, keep a trail of what you have signed and what money you have sent them, because they will try to take advantage of you if you’re not on top of it. If they say there is a cleaner after you move out refuse to pay that or ask for an official invoice because no one has ever showed up and I’ve had 3 room mates move out but no cleaner.

Cityhouse are a newer company, they are a small team which sometimes causes delays in reply. They take weeks to reply and/or fix things in your apartment that should not be compromised.
The team is small and are all kind however they really need to take ownership and not pass you around because they don’t want to deal with an issue which comes at their cost. I understand the team is growing and learning but honest communication with tenants should be a basic skill when it comes to the health and safety within your apartment.
I hope to continue an open relationship with Mike however at times it is challenging to get any message across. I have received an apology for the lack of communication but there is always room for growth.

He made me feel comfortable and constantly communicated, even outside 9-5 hours.
I was accompanied on the tour by Vanessa, who was clear and accommodating.
I have now moved into my apartment and hope to start a fruitful year with CityHouse
The whole team communicated efficiently and are still communicating with me to make sure my move and settling in goes as smoothly as possible.

My problem was resolved

UPDATE: I got my money back, the CEO of the company reached out and apologized and offered an Amazon gift card, which I accepted. I’m quite satisfied with the way this was resolved.

It began with Vanessa being late and not even having the keys to the house. We had to reschedule. Once I saw the place the next day I was sent a contract. They took my deposit only to tell me someone else beat me to it after the fact. Their internal communication is horrible. They stopped replying and taking my calls immediately after they got the money. I've wrote emails to their legal and finance team and got automated responses about them being on vacation. Over WhatsApp the person replying disclosed I've been dealing with two different people without knowing and bluntly refused to help me. Furthermore the person that showed me the house is not the same I chatted with to coordinate the visit and I have no way of getting in touch with her. Mike did not even have the professionalism to own the mistake and blamed her college whom as I mentioned is on vacation.
