Avoid mortgage providers that use Connels
Do not get a mortgage with a provider that uses Connells.
We needed our home revalued for a new mortgage product and were shocked at how poor and unhelpful Connells were.
The valuer who came out did not have the faintest idea about the market in the local area and could not have been less impressive.
They then valued the house nearly twenty percent lower than it's previous mortgage valuation figure, despite the house having been improved since then.
The clueless surveyor based this figure on zero comparable data. There are no comparable properties in this area that have sold for the valuation they gave in over a decade.
We then appealed using multiple properties, all with the exact same footprint and this appeal was spuriously rejected because one property (that sold for £80,000 more than Connell's valuation of this house) wasn't in the exact same postcode despite being on the same block and less than 30 yards away.
We are seeing what else we can do going forward, but at present the number one priority is moving mortgages to a provider that doesn't use Connells. Avoid like the plague.

We are sorry that you were not satisfied with the outcome of the valuation. The valuation report was prepared for use by the mortgage lender who is our client and, therefore, we are legally restricted and cannot discuss this matter directly with you.
We would point out that it is quite normal for a mortgage valuation figure to differ from a marketing appraisal as these are based on different scenarios. Every valuation is supported by appropriate and robust comparable sales evidence that has to satisfy strict minimum standards criteria. Our valuation reports are compliant with RICS regulations and they are regularly audited to ensure compliance with each individual lender’s policy and criteria.
All our surveyors are highly trained professionals and each is required to adhere to RICS standards and ethics. All our surveyors are based locally in the area and all have considerable local experience and knowledge.
