I work with a well know charity as a Case Manager on a Home Office Refugee programme. One of my clients was a tenant and is facing issues with eviction etc. Every time I contact this company, both in writing and via phone, trying to understand the situation or facilitate a resolution I was faced by rude and unprofessional staff. Despite introducing my self at the start of every call, last response from the agent over the phone was totally inappropriate and lack respect.
After reading all the negative reviews, it's obvious you have a lot of issues that you need to work on.

I can confirm that tenants and landlords are not treated fairly, honestly, or justly, based on my experiences as a compassionate landlord. Renting out my property to a company has been a challenging experience, despite the guaranteed rent being below market rate. I was misled by the person I dealt with, Nish Kotacha, who falsely claimed that the tenants would be professionals and allowed for vetting, but turned out to be individuals with serious mental health issues referred by local authorities.

Dealing with this company has been frustrating due to lack of communication and the need to personally handle issues with tenants, even involving the police and local council. The company does not seem to prioritize suitable tenants, leading me to take extra steps to ensure that tenants were rehoused appropriately by the local authority. In some instances, the company placed single mothers with young babies on the third floor without a lift.

The company's tenants have caused significant damage to the property, such as renting out their space on Airbnb while receiving benefits and running a bike repair business in a shared area, resulting in costly repairs. I had to negotiate extensively with managing agents to address these issues and was ultimately charged for the repairs.

The property has sustained damages multiple times, and the company is now affiliated with Unity Housing, which has similar negative reviews. During my final 6 monthd of notice, Nish Kotecha withheld rent, citing concerns about previous landlords failing to return deposits, likely due to the damages left behind. The company's lack of organization and honesty, as well as their disregard for property damage, has led me to consider pursuing court action for damages and lost rent. The reality of dealing with this company has been far from the positive image portrayed on their website, and the overall experience has been overwhelming and concerning.

They are thieves. They illigaly broke to my renting house .rent paid on time! They stolen few stuff which I realised after moving in to new property!

I wish i could give a zero rating. Fraudulent company, changing name all the time, saying i have a 3,500 debt of rent arrears. Never been told about rent increase. This will be the third time in 9 years they have said i have rent arrears. I have not been told about a rent increase, i have not agreed to a rent increase and i have not signed anything to say i agree to a rent increase. In 2016 when i received my 2nd letter saying i owed money, it took me a while of chasing, but i got in writing that it was an "error" and i do not owe any money. I am sick of them. I am taking this further with housing ombudsman, property ombudsman and citizens advice. Next step will be watchdog! My 9 year old has additional needs and she is scared that we will have to sleep in the streets. They have caused us so much stress. And continue to do so.

Worst company known to man. Ignoring my calls, blocking my number leading me to have to call on no caller ID. Had me waiting for them to collect dirty smelly furniture for 10 hours!!! They had me waiting 6 days for the keys to my property. The carpets in the property were absolutely vile, they did not care about this. They are so rude on the phone, they do not greet you they just says “yes” when they answer the phone. The worst company I have ever felt with I am truly disgusted

I struggle to believe this company. They are avoiding refusing to return my deposit. Alex Shah (I don't believe it is his real name) communicated with me via email. His grammar and spelling is atrocious. I had to read his one line emails several times before I could grasp what it meant and he was contradicting what he stated previously. He is not afraid of being threatened with a CCJ which probably means he has no assets that belongs to the company that could be confiscated. I am aghast at his behaviour.
Anyone who reads this please please do not use this company. I think they are making their money from housing benefit claimants too.

They are crooks for both housing benefit and the people who are entitled to it.. any “Good” reviews on this site is written by the family of this company and the name has already been stated. They have a couple of days to return my deposit which in good faith was promised and even in writing and then I will be taking the legal route. It has become more than just a deposit now, these companies will not get away with it. It won’t be long before the company closes down and opens up a new one under a different name but for the time being STAY AWAY FROM THESE COWBOYS! THEY ARE A JOKE ! There name is out there now and thanks to certain things in place searches etc they will eventually be caught!

Landlords avoid at all costs.

This company sublet my flat to their tenants and their tenants upset all of the residents in the block of flats by fly tipping their commercial waste into the bushes of the communal gardens as well as threw all their commercial waste into the residential bins. The agents then did nothing about it. The locks on my flat have also been changed and they have not allowed my agents access to the property for inspection as per the terms of the T&Cs. I am now having to go through the whole complaints procedure so that I can log an official complaint with The Property Ombudsman..... they're a joke. In my opinion I wouldn't touch them with a bargepole.

WORST LETTING COMPANY ALSO ACCORDING TO GOOGLE MAPS
LANDLORDS BE AWARE OF THIS COMPANY - This is definitely THE WORST letting company we have ever worked with. We have read here in google maps that our negative experience is common with many other landlords.
We searched “rent guaranteed london” and this company appeared in the search. We called the number indicated in the website, we met with a representative of this company and we liked the promise of guaranteed rent and then we signed a contract. The name of the company in the contract was not COUNTY PRIVATE CLIENT LIMITED but EXCLUSIVE HOUSING SOLUTIONS LIMITED. In fact, there are various company names in the same addresses with the same directors: Friars Mead, Old Church Lane, Stanmore, HA7 2RD and Moran House, High Road, Willesden, NW10 2JJ. In most of these companies the directors are Mr Viren Kotecha and Mr Amit Kotecha. We don't know if these companies are under the same umbrella, anyway some of them have the same directors, so they may be connected. It is important to verify.
They placed a DSS council tenant in our flat in London N4 and:
1) they forgot to pay over GBP 1000 of rent and they paid only when I complained with them
2) they did not pay me approximately one month of rent only because I took a longer time to give them the new keys of the hallway
3) the council tenant didn't pay over GBP 1800 of utility bills and does not reply to my communications
4) they sublet to this tenant who changed the keys of the flat and creatied nuisance to the other tenants.
Now i can't enter in my apartment and I am thinking if I will make a Claim at the Property Ombudsman or at the Court to recover the damages. Please see also in google maps "COUNTY PRIVATE CLIENT LIMITED" how many landlords had a very negative experience with them.
