Extremely disappointing experience with Crabtree PM Limited. A straightforward lease enquiry regarding a pet licence under a medical needs clause turned into a 13-month cycle of delays, ignored emails, inconsistent responses, and additional requirements that do not appear anywhere within the lease itself.
Only after repeated chasing, legal escalation, and referral to The Property Ombudsman was any meaningful engagement provided.
Unfortunately, this has not been an isolated issue. The management of the building itself has also been extremely poor, including:
* broken entrance gates and ongoing security concerns;
* repeated break-ins and bike thefts within the property;
* intercom systems left unresolved for extended periods;
* periods without hot water;
* extremely delayed responses to residents; and
* cleaning standards that have been unacceptable despite service charges continuing to be collected.
As a leaseholder, I expected professionalism, transparency, and competent management of the property. Based on my experience, I would not recommend Crabtree PM Limited to leaseholders or freeholders seeking responsive and reliable property management services.

Very responsive and proactive in terms of dealing with issues. Our service charge has remained at a reasonable cost after 4+ years and the building is well run.
Absolute trash company. They should've never established this awful company & stayed out of managing properties. They stole our property that was not in the way of anything, we're forced to pay monthly rent to them for nothing in return. They play dumb/ignore our requests to fix the door that's janky.
If you're looking to buy an apartment, make sure to check if these freaks are running it. And avoid it. You're welcome.

If youre looking to purchase a property and find out this company is the management company, walk away. No home is that perfect to forgo having to deal with this lot.
Crabtree initially wasn't performing very well. Then we changed the POC to Rebecca. This complete change helped us resolve issues more quickly. Contracts started performing much better. She has been our POC for over a year, and the process has been much smoother. Overall grateful for all her support!
Called (10am) as the lock on the communal flat door had broken and no one could enter or exit the building (first floor flat with no fire exit). Advised that my partner has health issues and it’s imperative emergency services have access to the property.
Five further calls later and we finally receive a call from a locksmith (14:30) to advise an engineer will be onsite by 5pm. Finally arrives at 6:30pm (just the eight hours for a cancer patient to be a prisoner in their own home).
Engineer patched up the lock, but advised it was a temporary fix and he would be back to replace with a new lock the following day. Following day nobody shows up.
24 hours later lock breaks again so we call the locksmith to ask why the engineer didn’t return the previous day. Turns out Crabtree thought their quote was too expensive and cancelled the repair.
Several more calls to Crabtree and they decide it’s too late to now send out another engineer and, having managed to get the door open, their advice was to put sellotape over the lock to prevent it from sealing shut again. Not only would this negate our insurance, but is a massive red flag as anyone could walk in our building uninvited.
Further call this morning (18th) and still no response, despite me advising that I have to accompany my partner to a hospital appointment and do not feel comfortable leaving our flat empty with a broken front door (or knowing that we might not be able to get back in our home when we get back).
Crabtree have proved that they care more about penny pinching than the health and safety of the tenants they’re paid to look after, and we’ll be advising our landlord to withhold any further payments for the foreseeable.
Feb 18th pm: So we received a call from Crabtree at approximately 3pm to advise that an engineer would be attending the property at 4pm. At 6:30 we made our 17th call to Crabtree to ask where they were, only to be told that this issue was being dealt with by the day team and as this was now out of hours the advisor has no access to the ticket details.
Crabtree are quite simply the most deliberately useless company I’ve ever had the misfortune of having to deal with and I strongly recommend any companies thinking of engaging their services go elsewhere as your properties and tenants will be at risk.
I own properties in a few buildings managed by this company. As soon as I hear they have taken over the management of yet another building, my heart sinks. A few weeks later I know I will be receiving an invoice for problems they have found in accounts organised by the previous management. This always happens. And their teams are often so inefficient. I cannot recommend this company. There are several better ones out there
We have been very surprised at the responsiveness of our property manager Agatha Amos. My son usually lives in the flat but I deal with any issues and Agatha always goes above and beyond to sort out any issues - usually next business day!

I am selling my property but Crabtree are really risking my buyers pulling out as they just don’t deal with conveyancers enquiries.
We have been waiting for weeks now and even though my solicitors keep chasing for answers…..ABSOLUTELY NOTHING HAPPENS.
Seriously not good enough.
One star rating is too good…. sadly zero is not an option!!

Naina is always very helpful. I rang as I was very concerned that I couldn't get out of the communal front door and I had to leave via the fire escape.
This was a huge red flag in case of fire and I was very concerned for my elderly mum who is frail and would not have been able to get out vis the fire escape in case of fire. This issue has been reported several times to Crabtree property manager and nothing had been done. Thank you Naina you are always very helpful. You listen you are kind and most importantly you act. We don't want another Grenfill tragedy where people don't listen. Thank you

Whenever I have called Crabtree's account department and spoken with Tanweer, I have always found Tanweer to be extremely polite and professional. I have spoken with him on a few occasions and every time he has gone over and above to help me resolve my query. He has always used his initiative to contact all appropriate individuals who are able to give a definitive response to my questions.
Employees such as Tanweer should be appreciated and valued for it is not the company name but the people behind the company such as Tanweer that leave a lasting memory in clients minds of the service received.
I phones last week and spoke to Jay. C and had some issues with communication with my property manager. He was very helpful and send an email to myself including the property mangers contact details.
Rang up today and I was apprehensive calling as I have not had a good experience in the past, got through after waiting for very little time. Spoke to Jay. C who was a lovely sounding representative.
Raised an issue for me as I didn't know who my property manager was and he gave me their email address for future reference. Thank you Jay
I had occasion today to speak to Tanweer in Crabtree's accounts department and found him extremely helpful and knowledgeable about my query. He reassured me that all was ok.
Over 20 phone calls today alone, endless calls yesterday and six days waiting...the smoke alarm is sounding every few minutes and I cannot reach it, the ceiling is too high in the communal areas .anyone reading this from crabtree, please get someone to do their job and stop lying to your customers. After several calls to their out of hours service tonight and getting nowhere, the girl eventually confirmed it's a call centre in India and they sent an email for the urgent issue!! Told me to stop calling they're not going to fix it tonight and I need to raise with the UK office tomorrow. Day 7 tomorrow...angry doesn't come close at all.
Do not buy a property managed by this company as they do not manage the properties at all. If you are a company looking to use their services for your proerties, I would not recommend. Faulty smoke alarms not fixed. Items that need replacing I.e. entry fob systems are replaced after a decade of issues with downgraded products, going from video system to a call system with cheap unsightly handsets, and the system still does not work so anyone can gain entry to your property. It's just a mess, the list of issues is endless, always has been, will never change, they just want your money to do no work.
We recently had an incident with a bus crashing into our flat and could not thank Cansev enough as she has been extremely helpful and given us a lot of support since we had the incident with our flat and her support has meant a lot to us through this difficult time and can not fault her.
I would like to give Awais from Crabtree 10/10 score.
Awais was extremely polite & managed to fulfil my request for a street lamp which was flickering & disturbing my sleep to be replaced on the same day of my speaking to him. This is all the more poignant because I had first made this request 2 weeks ago with at least 3 follow up requests to no avail.
Tanweer was very helpful today. I was quite unhappy with my previous experiences with Crabtree, but Tanweer paitently explained everything and I was able to sort out my service charge which had been given me headaches for weeks.

Very incompetent property management company. We have been complaining about our main front door not shutting for the last three months. There has been no urgency to fix it. We have had to deal with homeless people sleeping under the stairs and parcels being stolen.
