"Extremely Disappointed with Emaar's Dubai Hills Project

I recently purchased a villa in Dubai Hills, Unfortunately, the quality of construction is appalling. We experienced a major flood during the rain, resulting in hundreds of thousands of Dirhams in damages.

To make matters worse, the windows are defective, making popping and weird sounds. The after-sales service has been a nightmare, with delayed responses and a lack of concern for our issues.

For a developer of Emaar's caliber, this level of quality and service is unacceptable. Buyers beware!"

My neighboor has been doing construction for months now and no one told us thats going to happen.
I keep on complaining, no one does anything

Lack of empathy and common sense

I made a mistake buying my home in Dubai Creek Harbour. Emaar has grown so much that there brand quality and service has downfall a hill. There growth has had them subcontract everything and they are not able to control nothing efficiently. Security is ineffective. Concierges are not to service you. Staff changes endlessly, when something is running good goes down the hills with a new unskilled staff. The dogs barking and urinating everywhere (Emaar wants you to complain to Dubai Municipality, not to them), the retails disturbances inside the community, allowing retails to work 24/7 inside Floor 1 of a community because a retail tenant for them is more important than residents (again they want you complain to Dubai Municipality), the unattended children running and shouting on corridors without any adults (but Emaar refuses to do something, so the parents are basically sponsored to let this behavior go on, Emaar wants you to call the Police), the lack of enforcement of any basics like balcony etiquette (if your neighbor through water down they want you complain to the Police), EV charging (if residents abuse the charging station leaving the cars there also they want you to complain to the Police, never to them, they just refuse to manage any situation), poor maintenance of some infrastructure (like leakages for 2 years in the parking entrance and unlocked and banging doors). The banging of the metallic floor plates on the parking that tortures you if you live abobe M Floor. The disturbance from an uncontrolled number of holiday homes. They take good care only of landscape, to this we do have to praise them, (yet they will remove a tree to put a stick with cameras, when the tree didn’t block the camera), community looks like a 365 Christmas parade so you think this is a pretty place to live. IT’S A PLACE, IT’S NEVER GONNA BE HOME. Same issues, same lack of common sense. I would prefer pay my service charges to Dubai Municipality and Dubai Police, maybe they would manage better the community. What a shame, what a disappointment. What a mistake investing my hard earned money in this community.
I have being a decade in Dubai, and would have never thought this would have being my Emaar experience.

Emaar has being a total disappointment

I regret buying from them. Is probably the only and biggest mistake we have made while living in Dubai. Is incredible how all you get from them are automated emails and they just don’t care to our complains or problem (many of them just created by there poor management). I would have never imagine this. But I guess you have to live it to believe it.

I live in Act One Act Two in Downtown

I live in Act One Act Two in Downtown, and for months, we have been repeatedly complaining about a persistent noise coming from the water meter. The sound is extremely disturbing, making it feel like a form of daily torture. Despite our numerous complaints, no action has been taken, and the issue continues to worsen every day. It is deeply frustrating that our concerns are being ignored. We urge you to address this matter immediately and find a permanent solution.

Do Not buy any emaar property

We made a huge mistake and bought an expensive new apartment built by Emaar in Dubai
The apt has lots of issues, the major one being there r loud cracking/popping sounds coming from the window frames, the apartment is unliveable, the sound is very loud and happens unexpectedly and is repeated every 15-20 minutes and makes me jump every time(even at night). It has been greatly affecting my health since, I’m getting more and more stressed and nervous, I need to see a doctor now. The issue was reported 3 months ago, no resolution has followed since then, emaar keeps replying to my emails that it understands how frustrated I am and prefers ….to do nothing!
Emaar will take your money, give you an apartment made from the lowest quality materials to get more profit and will NOT be responsible for anything that will happen to you, your health, your children in that property. Stay away from emaar and be safe! Karma is coming for you, emaar

Worst delivery experience from Emmar

I have bought house in emaar south in July 2019 with a promise to be delivered by Sept 2022.
It has been delay of 2.5 years and there is no hope as no one is replying or taking accountability. I have put my money in dustbin without any return on it. I am keeps on paying the rent and seeking justice from #dld #emaarmanagement and #rera.

Somehow Emaar has connections with DLD where they are showing the project completed on Jan2024 itself but customers are struglling to get the glimps of it.

Please stop playing with customer emotions and spoiling the name of entire dubai real estate.

Non stop nonsense text messages from this company, iv never contacted them or heard of them. I only went Dubai on a 1 hour stop off. Seems like they got my details from airport stuff, so much for data protection. Looks like another scam company.

The decline of Springs

I've been living in Springs for around 18 years and have seen a steady decline. What used to be a good peaceful community keeps getting worse. Cleanliness, security and the biggest problem is speeding!! There are no rules and regulations followed and having written to Emaar several times, it is clear that they have no intention of solving this problem. Residents speed around, car dealers test their cars, delivery bikes, contractors working here and school buses all drive at ridiculously high speed. Even 'children' speed around the lake on bicycles and bikes. There is absolutely no order and pets get run over (this happened just a few days ago in fromt of my house and I know of other instances) and Emaar just does not care!! Solutions can be simple if the will to implement is there but sadly this is not the case.

Run away from them

I wanted to give a 0 but it seems to be impossible.

These guys gained fame and are now sleeping on it. I leave in Shemara Tower (Marina Promenade) which is supposed to be a "nice" tower to live in (at least it is an expensive one). For the last few years, I could see the quality of maintenance, service and generally speaking customer experience dropping a lot.

Common areas are dirty, whenever one has a problem, Security simply doesn't care (they tell you that there is nothing they can do), and there is constant drilling and hammering in the building as Emaar allows any kind of work to be done in the apartments. When you complain about the noise made by your neighbors refurbishing their apartments, they simply don't care. They even tell you to call the police if you are not happy with it. If you have kids at home or if you are planning to work from home, good luck.

As for their customer service or the so called "Emaar communities", forget it. A bunch of rude incompetent and lazy people.

I have honestly never experienced such a lack of respect and consideration for customers (yes Emaar staff, we are customers, do not forget it!)

Worst experience ever. By far.

EMAAR (THE WORST QUALITY/SERVICE)

Well everyone don’t be fascinated by the look!
Because the inner quality is horrible
It’s been only 2 months not even 2 and until now and from day 1 we have faced all the problems that could get into your mind
Lately MAJOR LEAKAGES (and yes in plural) it’s raining in my bedroom also the whole wall has been ruined that shows another problem beside the leakage issue which is the quality of the painting and please note I’m not the only one who’s complaining from leaking problem! What makes it worse is that u call EMAAR to tell about the problem more the 100 times and ZERO ACTION! Let’s not forget about the bad hinges and drawers they have and the doors that have ZERO soundproof and the lighting socket and and and etc… I will never end and all these mentioned above from day 1

I am a supplier and service provider but their customer service, their portal, their security is an embarrassment to say the least. It's like each individual working under them has their own entity and they do not communicate with each other.

Marassi. Egypt

This summer in Marassi has been one of the most humiliating. Owners were treated as if in a juvenile reform detention facility. 

I'll list here the most obtuse of such abuses.

For years it's been arranged that a beach is solely for owners (Safi). Another beach for owners and their guests during the week but not weekends (clubhouse). A 3rd beach for everyone all week including tenants. It was fine and understandable because Marassi gets really busy in the summer.

And that was the situation till 15th August 2024.

On that day and out of the blues we received posts through the app prohibiting us with our guests from entering almost all beaches in Marassi. (Posts attached). Posts were on a Friday and effective of the following Sunday. No one knows who had the authority to ban thousands of owners from using the beaches which by constitutional rights are available for all Egyptians and non Egyptians as long as they are legally in the country. It's the Egyptian border and under the authority of border guards not Emaar by any means. If Emaar has a licensce to operate that's within the boundaries of the constitution and law.

Can you imagine I have my cousin visiting and we can't sit on any beach just because someone in management felt like it?

The management in my opinion have things backwards. 

Management is meant to make life better for owners not abuse them and treat them like sheep or juveniles. 

Something else I discovered and documented it in an email to head of security. There are owners' cards that are circulating that don't belong to any owners. Seems the management issues them for God knows what or who. But I witnessed them used by total strangers entering beaches meant only for real owners. 

Now talking about double values. 

One last humiliating thing. There are chaps who are supposed to be affiliated to the cm are roaming around the buildings taking photos of our doorway without even us knowing by the excuse of documenting violations. I read the community guidelines. No doorways are mentioned anywhere let alone what are the so called violations. 

With the new photography apps I find this very intrusive and alarming. 

We have screen doors with cloth curtains. My kitchen window is right next to my doorway. 

Can anyone guarantee what photos are taken? Or where are they

I sent emails with such issues and they have been ignored
