The worst letting agent I've dealt…

The worst letting agent I've dealt with, do not reply to emails or phone calls and are just after their rent money.

A tenant they have housed has been setting off the fire alarm, blocking the toilet and trashing the house since December 2024 and Empire Lets has STILL not taken any action against this - just collecting their rent money.

Empire do not do any background checks on any of their tenants.

Stay away from this neglecting agent!

When I asked about a three bedroom…

When I asked about a three bedroom house, apparently they had no houses because they go really quickly. I thought ok, then it later occurred to me he said that because I'm a person of colour which of course is very odd considering. My advice: avoid at all costs.

Empire Lets, let us down badly both financially and professionally!

As new landlords with a beautifully renovated property to let out, we reached out to empire lets to guide and support us on our journey. We paid Jayne 1000 pounds upfront and where advised this was the norm. She advised us 6 weeks ago she had a perfect tenant and instructed us to implement additional upgrades and items in to the property following the tenant signing the tenancy. For the last 6 weeks we have been given the run around that the deposit was on its way, we consistently raised red flags with jayne once the tenant started saying the money was coming from a Swiss bank account, had failed a credit score check and had been bankrupt in the UK. We advised jayne that this tenant was unsuitable for our property and time again where assured everything was completely normal and we where actually being judgemental for not wanting a tenant in our property who had yet to pay a deposit, had prolonged and changed move in dates and most importantly failed credit checks and detailed issues with money coming from outside of the UK. All of these things seemed unusual and untoward in terms of tenant reliability and good standing. However jayne assured us time and again it was us that where in the wrong for taking a derogatory view of a potential tenant. She signed the tenancy on our behalf despite not being instructed to so so. Surprise surprise tenant pulled out as they didn't have any money in a Swiss bank account or elsewhere and we are now thousands out of pocket by foolishly being led and guided by a letting agent that we thought knew more than us. Jayne failed to take accountability or responsibility for her part in these failings and refuses to give a refund even in part. Completed 1 viewing in 6 weeks because she couldn't be bothered to do anymore,and chose to support an unscrupulous potential tenant rather than the landlords paying her fees. We are raising a complaint with trading standards among other governing bodies and I would urge any potential landlord not to touch this company with a barge pole !
