Worst company ever
Worst company ever, no wonder they bancrupted, they didn't finish half of the process, turns out they didnt register me on land registry and ground rent company, now i need to pay for another solicitor to finish everything they failed to do
Poor experience
My property completion was done one year ago. No one has bothers to update the post completion formalities and land registry details.
Not a pleasant experience.
Absolute Trash
Absolute Trash
They were terrible to deal with, went weeks with zero communication, they delayed and held up our chain free sale.
To add insult to injury they never completed the job and we now have to pay another firm to file the land registry.
Avoid at all cost!
Please PLEASE avoid!! Lie about cost and incompetent
Avoid at all costs! Please, please do not do this to yourself. Summary of my experience:
*Buying an empty 2 bedroom property with no chain and no other issues
*Initially quoted £850 for the conveyancing, ended up paying nearly £3000. Endless additional fees, it's a complete scam - more below.
*Instructed in March wanting to move ASAP. Did not end up completing until end of November!! Exactly on my mortgage offer expiration date.
*My conveyancer, Mohammad, disappeared for literally months at a time. This caused the above delays. On multiple occasions he didn't respond to 5+ emails from me, and only responded when I cc'd in every EricHSmith email I could find.
*Mohammad did not understand how a Lifetime ISA worked and so I had to essentially teach him/do it all myself. I was of course still charged extra for this.
*Mohammad also insisted that I do all of the communications with the bank. They would never give me any info because they only wanted to speak to my solicitor!! This made the process very difficult.
*The bank saw Mohammad/EricHSmith as so incompetent that they would not allow them to represent them, and so instructed separate representation. This resulted in additional legal fees for me and further delays to the process.
*I was pushing for exchanging/completing basically from the off, but EricHSmith delayed so much that I had to pay an additional £180 because my exchange was within 14 days of completion - when this was completely out of my control! Clearly their intention all along.
I beg you, do not be drawn in by whatever cheap quote you have received. It is a complete lie, you will pay far more than this and would be better off spending on a reputable firm who will definitely get you over the line smoothly.
Do not use!!!!
Let’s move conveyancing seem to use a third party- ERIC SMITH LAW.
We got quoted a good price from Let’s Move, as first time buyers, we thought we’d done a brilliant job finding someone cheap who seem to have 5* reviews.
Our details were passed to the above mentioned ERIC SMITH LAW and we were assigned a solicitor to the name of Ms Simone Joseph.
Everything seemed fine in the first instance, apart from not being able to call the office and taking a couple of days to get back to emails etc. Once again, as first time buyers, we thought this was just normal for solicitors.
We sent back all information requested by Simone and had no concerns at this time.
Yesterday, I received an email saying they wouldn’t be able to claim back our ISA payments due to their insurance running out as the business was closing on the 15th December, we had no knowledge of this ever being the case. Simone simply stated we couldn’t have our money back as the searches they had done weren’t free (money was supposed to be held on account until completion and we previously had conversations with let’s move who informed us in the case of no completion, we would be able to get our money back). Simone said she wouldn’t be monitoring her emails for much longer and that we had to find a new solicitor quickly so she could send our information over to the new solicitors.
In hindsight, it’s a good thing that we didn’t continue using this solicitor as our new solicitor found several planned amendments in our file that state they were going to add charges on top of what they had already quoted!
I sincerely hope you do not use these solicitors
Caused our house purchase to fall…
Caused our house purchase to fall through in May 2023 and refused to refund anything. Radio silence on communication. Really would suggest you pay more for a better solicitor. Avoid Eric Smith and Let's move legal group.
I would like to Eric Smith Law LT for…
I would like to Eric Smith Law LT for their assistance with my property purchase. Of note Stephen Ablett was a competent, friendly and patient solicitor who helped me through a particularly difficult transaction. He kept me up to date with regards to progress of the case and was excellent at troubleshooting issues which arose. I would recommend him to anyone undergoing a property purchase.

Normally I don't review Companies but I need to review Mohammad ANathanie he is very kind helpful towards his work my English is not very great but he guide me step by step even I make so many mistakes in Completion the paper work but Patiently he helped me he is a five star conversing solicitor he He represented his company very well
Would recommend Mohammad A Nathanie
Started off late as there was a problem in communication between Eric Smith and easy choice conveyancing who lined me up with them. My file was started over 3 weeks late until Mohammad A Nathanie took over my file. He worked hard and quickly to get the purchase done even emailing at 1am still working! The completion was done in 2 months from when he started. It could of been quicker but we opted for a later completion date to give our landlords enough notice.

Please avoid this firm...
This company were doing conveyancing and equity on purchase for me. They let me down big time- stringing me along for 5 weeks. The excuses were that 'Simone had larangitus' and could not call. They were abrupt with their e-mails. Lack of information. You cannot call them - the answer service is manned by monkeys. They often dont reply to your e mails. They are obviosly inexpereienced and unproffesional.
Mr Rashid, the so called manager sent me a frank email telling me after 5 weeks of knowing I was a london customer, that I was 'too remote to do the work needed' and that I 'should go to another firm'.They sent me the documents they had.
I had been copying my Este Agents and my Equity broker into the correspondence and they were both flabbergasted at the treatment that I and they had received from this firm.
I am proceeding with a proper solicitor now, more expensive, but they know what they are doing.
The new solicitors have since said the searches that Eric h Smith had done were not adequate. Also the equity company Konexo had not recieved any correspondence from them.
And now it may take up to six weeks. I may now lose the seller as she has a mortgage offer that may run out.
I am devastated and stressed by this and now I may lose my purchase.
No apology was issued and no refund or compensation is recieved. A disgraceful dishonest firm you will probably never come across.
DO NOT USE THIS FIRM.

My experience with Stephen at Eric…
My experience with Stephen at Eric Smith Solicitors was very inclusive , with an amazing service . Kept me up to date with every searches and took his time to make sure the process was not rushed and was happy about the process and findings . I would recommend anytime .
I'd avoid this company like the plague.
I'd avoid this company like the plague.
If you have any concerns you cannot actually speak to anyone, you have to email. And this is from the last email we received:
Regarding calls- we operate an online service. I will make an appt if I need to speak to you but for now you need to email unless you have a disability, and I will arrange an appt with you in a few weeks.
Nazea has left which leaves me and unfortunately, I cannot speak whereby you can understand me.
I appreciate your understanding.
An absolutely godawful experience
An absolutely godawful experience. Go wit this lot and you'll be working with a bunch of incompetent morons.
Imran Rashid, Harjeet Singh Bhalru & Noemi Marchillo are all dangerous crooks. They cost us thousands of pounds by failing to inform us of a planning application they received notice of from the vendors before we exchanged.
Their communication was terrible throughout and they're all impossible to reach by phone.
I wouldn't wish anyone to go through what we went through and I would urge anyone who has had issues with Eric Smith to report them to the SRA.
Excellent experience with Stephen
Our case was assigned to Stephen Ablett. Stephen managed the conveyancing for our house purchase and was excellent. He got things moving along quickly, responded promptly to any enquiries and was just very nice and clear in his communications. I would definitely recommend him to others.
A bunch of totally useless imbeciles!!
Awful awful experience, no one deserves such a poor service, they had no excuses. The person who represented me turned out not to even been qualified!! So the issues we experienced with them had to be escalated to Imran - who is the owner and director of this pathetic excuse of a law firm, but by then it was already too late, the damage had already been done and Imran was just as hopeless as his employees were. It was no surprise why the company was is in such a dire state, after we spoke to him. He didn't have a clue what was going on. Everyone that seems to work for this company seems to completely incompetent, disinterested... they don't know how to answer their phones, and they always seem to be on holiday. They ignore you no matter what, all they do is take your money, and run.
I would not recommend Eric Smith to my worst enemy. They are so unprofessional they should not even exist. I am getting the SRA involved with my case, and I sincerely hope they put them out of business. I wish I'd never even found them. They let me down time and time again...and an ape would have done a better job than they did.
Avoid! I would never ever agreed for them to act on my behalf again
The overall experience was just awful. Not responsive, still haven’t found out about the land registry document as Harjeet is not responding to me despite chasing on a few occasions. The fees were almost 1k more than initially advised- just don’t. They gonna add unnecessary stress to your experience.
Mohammad A Nathanie
My case was assigned to Mohammad and he was fantastic from start to finish. He was very helpful, knowledgeable, and polite. We had issues on the sale side of my property but Mohammad managed to sort everything out really well. Thanks to Mohammad we were able to complete in good time and move into our new home without any issues.
Mohammad A Nathanie
I instructed Eric Smith Solicitors to act on my behalf for the purchase of my second home and was assigned Mohammad Nathanie as the Conveyancing Executive for my case.
Mohammad was attentive and communicative at all times and helped to guide us through the process from start to finish without any issues. We met our target handover date and were moved in the next day. I highly recommend Eric Smith Solicitors and moreover Mohammad, as he was helpful, professional, and concise at all times, which helped to guide us through what is often a stressful period.
Stephen has been an amazing solicitor
Stephen has been an amazing solicitor, extremely efficient, professional, and listened to my needs as a client. Stephen supported me through 2 house moves as I had to pull out of a property due to the seller not waiting to exchange contacts, because the seller was caught up in a probate. On a personal level this was a very stressful difficult decision. Stephen supported my decision and pushed to move everything forward for another property with no chain.
Moving home has been difficult and had its challenges, Stephen has kept to his word, when completing tasks.
I would highly recommend Stephen to anyone.
First time buyers
We were first time buyers and the London team assigned to us at Eric Smith Solicitors were brilliant, they were always quick to respond to any emails we sent and were happy to keep us updated on any progress that was made during the process, especially when the sellers' solicitors were being difficult. This was when we were most grateful to have a competent legal team on our side as with any less, the sale could have fallen through. They ensured we had peace of mind.
The fees were also very transparent and reasonable given the amount of work that was carried out. I would recommend them to anyone buying a house.
Great experience. High transparency and efficient communication via emails. Very meticulous descriptions of each step I had to take.
I could not fault them one bit. They were always on top of everything with no delays, kept me constantly updated and always answered any question I had. Their quote was actually cheaper than other quotes I had received so was wary at first but extremely glad I chose them and would highly recommend them to anyone else looking for a Solicitor.
