Can I give them zero stars? They are a bunch of incompetent staff who cannot solve any problem in our condo building. Their gross negligence, misuse of funds, and unsafe living conditions made them the worst property management company ever.
Neglected roof not repaired for a year.
I own a condo in Arizona managed by FirstService Residential. For a 500sqft condo, my monthly HOA fee goes up every year and now is nearly $400 a month. I had a terrible rain storm and my roof is so old that it flooded the inside of my property with close to $10,000 estimated damages. This damage occurred last year in August and my roof still hasn't been repaired, leaving the ceiling in my bathroom sagged and had to be completely torn out, but it can't be replaced because the roof still leaks! I had to seek legal counsel. It has been 9 months and nothing done on the roof, but they patched up ONE hole! Not adequate maintainance. This is neglect of the exterior. Then, I found out recently that the HOA is not insurance compliant, so no one can finance a condo only must pay cash. I tried desperately to have the office manager call me two weeks ago about this situation. They are not calling me back! But, they insist that we all pay this ridiculous high HOA fee or we will be in big trouble. I believe this should go to Arizona State Attorney.

I don't understand when i question the management about why part of the rules & regulations are not being followed i hit violation. Many times the building i live in which has 72 cameras and a 24 doorman has allowed people into the building unannounced and knocking on my door. I worry about my safety as well as the other seniors who live here. i don't understand how its my vault.

This company is the worse. I can’t believe they can charge outrageous fees for dead plants or weeds and the park is bad and worse kept than my yard.. I was fixing my kitchen replacing showers I spent 30,000 on the inside and they are charging me 6000 for debrie and equipment.. yeh we made major upgrades .. in 2 months

This is my follow up review from Google. Terri from First Residential told me to email her at an email that doesn't even work. This company is so beyond clueless. I emailed twice, postmaster email saying that there is no email. I have been managing these properties for 10-15 years, 750 van ness and 300 Ivy. They are asking us to provide a property management agreement. They have had this information for 10-15 years. Our windows are STILL broken, the tenant's name is still not on the screen. I still don't have access to Virtual Doorman. This is totally unacceptable.

They towed my father’s car today. There is an app but this time they simply forgot. They come twice a month to watch our son. No warning other than the sign. What makes it worse is the access gate is broken and left open for over a week. The property signs are stripping off, the coming area clubhouse is always locked yet it is supposed to be public.

Don’t give these guys your money. Their distain for the very residents whose fee- money pay for their salaries and ridiculous overhead is palpable. Hard-earned money deserves a more professional management company.

I don't know that I've ever had a good property management company, but FirstService is among the worst I've dealt with. Rules do not make logical sense, but they are treated with more care and concern than any human being they deal with. They have no drive to find solutions or help anyone other than themselves.

We have lived at AquaSol in Miami Beach since 2003 and during that time our community has gone through several management companies. Our current property manager, Jackie Gonzales has the dedication, professionalism and expertise that is significantly contributing to the success of our property. She is the most hard working manager we have had, and with this property being over 50 years old and in need, of many updates, Jackie has exceptional skills in dealing with residents and tenants.
Her staff respects her and she runs a well organized office. The staff's proactive approach to problem-solving and ability to coordinate contractors, vendors and providers is keeping this older building on an upward turn.
As a business owner, I can see where Jackie handles challenges, and has guided her staff to handle these with calm and a professional demeanor. Always striving for a positive experience for the community. My husband and I have the upmost respect for Jackie.

Useless
They frequently misplace checks and HOA or strata payments without notifying you, leading to late fees. Even after multiple calls to confirm they would process the payment, they fail to do so, resulting in unexpected charges. Their finance team lacks basic financial knowledge. No building should do business with them, and if they do, the building or strata team should be more understanding of the issues this company causes.

Do not recommend. They manage our condo and gaslight and ignore resident requests. Refused to release security footage after mass break in.
Senior property manager also lied directly to a resident in writing. Lie was reported to FSR's regional manager who said there was nothing wrong with the action. So this company is ok with its employees lying to residents. Do not do business with them
Fraudulent Practices
This company should not be allowed to operate. We live in an HOA area which is 'managed' by First Service Residential. We have listed our property for sale and need the disclosure, transfer and capital improvement fees to inform potential buyers. This is a legal requirement.
There is no way to contact this company. I have tried multiple phone numbers and every time I land up in an automated system which has 2 options, both of which route to a payments company call center which are based in the Philippines. They have no idea what I'm talking about and tell me to contact my property management company.
Firstly, I never consented to allow this foreign business to have my personal information including bank details.
Secondly, why is this company hiding behind a Philippines based company and refuse to provide their legal obligations.
The people at the HOA Community Center have no information and keep telling me to contact First Service Residential.
Looks like I'm going to be forced to take legal action.

Horrendous - should be sued over and over and not in operation
They are complete idiots and only want their bank holidays. Today being Presidents Day while everyone else is at work, they are taking today off. Our buildings have too many units and too many problems and issues which they ignore and only care about their holidays. They are getting paid enormous amounts of money and don't work They don't follow through, or follow up, they ignore emails. The person in customer service could not do simple math to figure out the 3 payments showing not paid added up to the amount that was due. She told me I had to call the my bldg office to let them know I paid and that FSR cashed my checks. I told her no, you need to call them. So they cash my checks and don't bother to debit my account. Crooks. I told the Regional manager they all suck and should not be in business and that the executives of the company make sure they are unreachable, and that is because they are in 'hiding'. I've reported them to DBPR. FSR has lost all of our records in the office, they cannot find any records or just don't want to. I could go on and on how awful they are. The blame one party out of a conflict without hearing the other sides story. Quick to blame and fine without knowing the facts what transpired. And on and on and on....
