Avoid This Company

I have been a condo owner for over 30 years of several condos along the Gulf Coast. Terrible process when collecting HOA fees because they don't provide quarterly coupons or reminders. They use an autopay service called click pay that charges owners $100.00/transaction and very unresponsive if there is a issue. So if you use this service expect to pay an additional $400/yr just to pay your HOA dues. If your payment gets lost in the mail, your fined to death with late fees. If I were in the market to purchase a condo, and this was the management company the HOA was using, I would look at another condo in a different complex. I can not recommend this company. Thirty years of owning condos, and this company is absolutely the worst.

Fraudulent use of HOA funds for bonuses and wage increases

With all these complaints about this FSResidential, the attorney general should be investigating this company. A group of us filed a complaint against FSRESIDENTIAL and the manager at Images for the outrageous increases of HOA they placed on the owners. Nearly a 200 percent increase in HOA. They send out letters persuading you to vote a certain way which is deceptive. The manager, Mrs Rubio gives herself a bonus and an increase every year meanwhile our HOA payment are being tripled and owners are going into financial ruins because of this. They don't take responsibility for anything. There is no security, our entrance sign has been removed for over a year and never replaced. You complain about something and it takes 6 months to fix it. I'm hoping the FL attorney general investigates

Terrible experience

My HOA has been (mis)managed by FSR for over a decade. They failed to perform so many of their responsibilities, and our recent recompetition of the contract revealed how far behind the competition they are. Even after losing the contract, FSR has found new lows to sink to in their final months, instead of exiting gracefully. I recommend avoiding FSR at all costs.

The worse service residential

The name of First Service Residential should be the worse service residential. Never answer calls or emails.
The service is extremely terrible. Under the re-pipe project under NBT, NO plan, NO execution, NO follow up. They should be fired.

I would give 0 stars if possible

I would give 0 stars if possible. I took ownership of my unit YESTERDAY and I have been trying to book the service elevator for weeks. They do not respond to emails and when they finally do, they are not helpful. The person who is supposed to process my registration and set up my portal to book the moving elevator is OOO until jan. 2, leaving me STRANDED over the holidays and unable to move into the home I just purchased. Not to mention my registration documents are sitting in their inbox, so no one at FirstService even knows I own the unit right now. I reached out to the head office and they were unable to find me in the system because of this. Then I ask the guy what I am supposed to do now and he literally told me to sleep on the street. Not kidding, the call is recorded. Absolutely horrendous, I have never been so infuriated in my life. These people should be sued for every penny they have and thrown in jail.

The worst

The worst. My condo flooded 4 months ago due to faulty sprinkler pipe on floor above. Not a “sorry”, offer of help, and I have YET to see a dime of insurance money. Incompetent, uncommunicative, and uncaring.

If you are looking to buy a condo that…

If you are looking to buy a condo that is managed by FirstService Residential, I would think twice. This management company is greedy and they are constantly hiring contractors to do unnecessary work because they get kickbacks. They pass these costs onto the condo owners disguised as special assessments, and they pocket the kickbacks. The cost to the condo owners is above and beyond the already high association fees. I am not against paying for improvements that are meaningful and add value to the property, or even to enhance the aesthetics. But when this association literally makes up work so they can get the financial windfall from kickbacks, it's very disenchanting.

Poor management slow response delay process lack of communication season period made residents suffering lack of safe and health issues. Lazy employees. Cannot manage properly. Not recommended to every condo residents to you will regret for this useless company.

Stay away nothing but stress they're unaccountable f

First services residential North Las Vegas Nevada has let our homeowners association property go extremely downhill. We have exterior light for building hanging by wires for years, pool light broken to the side not standing up. Pet waste receptacle severely damaged and not refilled in years. Dead trees plants everywhere throughout the association for almost a year now, irrigation problems. parts of the building fell to the ground, signs destroyed, FSR they don't treat one homeowner the same as the other favoritism. Plaster coming off jacuzzi. 2 Windows broken they were advised they took no action. Numerous addresses that are on the building you can't read the address sun damage. Exterior shutters throughout the community the paint is severely peeling off unsightly. Oil stains in the driveways HOA takes no action. There's only one sidewalk on one side of the street and the numerous cars are parking on the sidewalks because their driveway is short they have garages but they choose to park on the sidewalks HOA takes no action children elderly people cannot walk on the sidewalk nor can dogs they burn their feet and almost get hit by cars numerous times throughout the year because the FSR not following ccnr's. FSR the communication is terrible they hardly ever get back to you it's very stressful living in this HOA everything's gone downhill and there's no accountability with FSR. They keep saying that they don't have any money to fix numerous items. They're getting $302.50 per month from each 150 units. Plus all the interest from the money that they have in the bank. I pay $3,600 a year and all I hear is they don't have the money to fix anything they keep raising the association fees.
It took FSR 6 months to fix the pedestrian gate the handle was broken off and it was unsecured. We have graffiti in our association that's not being taken care of. They will ignore your concerns and bully you.
Special assessments and raise association fees and let your property values go down and association go down from unkept. They are responsible for the outside of the building the exterior and everything I listed in this email shows that they're not maintaining the HOA property.

Terrible

Agree with all of the one star reviews here. Would not recommend this property manager for any community. Lack of maintenance and management skills. Will drive costs up as the people they hire do not have the skills to negotiate contacts effectively. Will let vendors gauge the community. Notice communities they manage and the fee increases those communities experience.

I'm based in Maitland

I'm based in Maitland, Florida. Natasha who answers the emails has always returned promptly to my concerns and any questions I have. She's patient and allows me the time to fix any issues that arise with tenants. I couldn't ask for a better person to be on the other end of the phone/emails. I don't know much about the company but I can only gibe you my experience about Natasha and tell you how helpful she is.

any positive reviews were posted by FSR employees and their cronies

Any star above one for this company Was almost 100% written by one of their own employees or One of the many LLCs they’ve Created to help them steal more money from their customers. Seriously, all of these management companies are insanely corrupt, but FSR and associa Are the leaders. I literally was the board president and did not receive responses from several FSR employees. They broke a number of state laws and stole all the money from my association for over 15 years knowing that by doing so we would not be able to pursue a lawsuit. What’s worse is that these communities make up 80% percent of residential Properties across the nation and I know that what they did to my community, they have done and continue to do to others. They stole over $1 million from my Association fraudulent sham work, And what’s more concerning is that in my opinion it seems like a lot of money, but in reality, that should be multiplied by AT LEAST 15 Because as I mentioned, I know this is not just happening in my community. I’ve spoken to people across the country and I’m part of a group of advocates for this industry.

First City Residential

First City Residential, the company managing HOAs in California, increased the monthly dues without proper notification and then charged late fees to the balance every month. There were also no notifications to homeowners that there was a late fee balance that compounded interest. They sent an email on 2 November 2023 with an attachment. The attachment in the fine print said that the fees for next year will be $340 compared to the previous year's $325. Nothing in the body of the email said fees were going up, nor was anything in the subject line about an increase. Most of the time, I don't open attachments from senders because they might contain malicious code or viruses, which is why I didn't open the attachment when I got the email.

Many people probably didn't know the fees were going up and were not notified that there was an outstanding balance. They are collecting many late payments, and FirstService Residential must inform the residents of the fees.

Bellow was their response.

Dear Customer: We received your follow up to the original complaint you submitted to the BBB regarding the 2024 monthly assessment increase for the Treviana at Lomas Verdes Homeowners Association and alleged improper notification sent to the members. Please note, FirstService Residential ("FirstService") is a third-party management company that provides contract management services to Treviana at Lomas Verdes Homeowners Association at the direction of the Association's Board of Directors. The Board of Directors are elected officials, who have the decision-making authority to respond to all requests from Members of the Association.

Do Nothing

I have had the unfortunate pleasure of living in a community where the HOA is run by Firstservice Residential, and my experience has been terrible. First the fee is ridiculous for the small area and location of the property. Secondly, I don't know what they do to the companies they hire to work the area, but they quit every other week. Finally, they never find anything that is their responsibility. There has been plumbing, road, and lawn problems they say oh we don't cover that, but I do get that enormous bill every 1st for the fee and the reminder on the 3rd "you haven't pain". I would not recommend this company.
