Misleading ad and waste of time
After viewing an advertisement on Instagram, I proceeded to install the application and dutifully submitted all of my required documents. However, after a period of time, the application informed me that due to certain restrictions, they were unable to activate my account. This news came as a surprise to me, as the advertisement had explicitly stated that individuals from any country were eligible to invest. I find it somewhat unprofessional that such crucial information regarding country restrictions was not mentioned in the advertisement.

There are 2 exit mechanisms currently available on Stake:
1. Exit windows that take place twice a year for 2 weeks at a time, in May and November. You can sell your shares in the properties from your portfolio that are eligible to be sold as long as you've held your shares for at least 1 year.
2. Full exits which occur in the event that a property's value increases significantly (over 30% return on investment). Stake will immediately initiate a voting process amongst all the investors in that property on whether or not to sell, and if the majority opt to sell, Stake will then be instructed to initiate the sale process.

It's about building wealth and realizing appreciation over time.
Our advice has always been to hold the investment for 3-5 years until the full property sale to achieve optimal returns. We view real estate as a long-term investment due to its potential for appreciation over time, rental income generation, and the stability it offers as a tangible asset.

تخيل انك تستثمر مبلغ الف يورو في عقار معين وبعد اربعه اشهر تبدا باستلام الارباح شبه شهريه وقدرها اربعه الى ٨ يورو. ولا تستطيع الانسحاب او بيع حصتك الى بعد سنه
ولديك مده ١٢ يوم فقط لبيع حصتك. وعندما تطرح اسهمك للبيع لا احد يشتري منك هذه الاسهم الا بعد تخفيضها بنفسك يعني اذا اشتريت الفين سهم بملبغ ٥٠٠ يورو، لن تسطيع بيع هذه الاسهم بنفس المبلغ وتضطر ببيعها مع تخفيض كبير. يعني الارباح الشهريه المنخفضه جذا الي كنت تستلمها شبه شهريا راح تخسرها عند بيع حصتك. لا انصح بالاستثمار في هذا المنصه.
A very poor and bad platform, a failed investment experience from personal experience. Let me explain to you what this platform does based on a full two-year experience I've had.
Imagine investing a thousand euros in a specific property, and after four months, you start receiving semi-monthly profits ranging from four to eight euros. However, you cannot withdraw or sell your share until after a year, and you only have a 12-day window to sell your share. When you offer your shares for sale, no one buys them unless you reduce the price yourself. So, if you bought two thousand shares for 500 euros, you won't be able to sell them for the same amount and will be forced to sell them at a significant discount. This means the very low monthly profits you were receiving almost monthly will be lost when selling your share. I do not recommend investing in this platform.

Our data shows that properties listed with a discount of 5-10% are 6 times more likely to sell compared to those at market value, which reflects typical real estate market dynamics rather than a shortfall of our platform.
Regarding the discounts, while it’s true that selling at a lower price impacts immediate returns, this does not necessarily translate to a negative overall return on investment (ROI). This is a discount on the price at the time of sale, which is already likely to have appreciated from the initial purchase price. The rental dividends, which usually average around 5-6% annually, contribute to the ROI and are part of the longer-term benefits of real estate investing.
We always recommend a minimum investment period of five years to truly capitalize on real estate gains, and many of our investors have benefited from this approach. The exit window is an added feature for flexibility, not a guarantee of instant liquidity.
