Satisfied landlord

I have been with HML for a few years now,
As a landlord, I feel they deal with any issues I have promptly and efficiently alway extremely helpful. when I was introduced to HML. Linda came to my property and advised me what was needed to do. I was extremely grateful. She’s always at the end of a phone whenever I’ve had an issue as are the rest of the team, I would highly recommend them

I have always felt heard and made to feel valued as a tenant. Virgina Bartley has always been amazing and does all she can to help with any needs of the property. I can call any time for any concern and Virgina is always ready to help. All positive and good experience with HML lettings

I had a shocking experience with HML…

I had a shocking experience with HML Lettings. When I moved in to my home managed by them, there was disrepair throughout including a hole in the hallway, no curtain pole, holes in the window sill, skirting, cracks in the ceiling and insects.

I asked the agent to put this right only to be either ignored or they used cowboy builders and contractors. The so called pest controller even asked me to investigate my own insect problem, asking me to knock on neighbour's doors to find out what the problem was! He filled in one tiny skirting area and charged the landlord £50! Needless to say there was still a continued problem with silverfish etc. I had to get my own professional tradesman to fill in some of the disrepair that HML was supposed to manage. Then HML Lettings sent another cowboy contractor to fill in some of the disrepair. He is not a carpenter, joiner or plasterer but a landscape gardener! His idea to fix the problem in some cases was to fill the holes with a tissue! He did an incomplete job.

I still have a flaking ceiling with debris coming off. I was not informed that there was a leaking ceiling and if they were to send a contractor to fix it it would be futile as the roof leak would need to be fixed first. If they had been professional and honest they could have easily coordinated the necessary work with the management agents of the block which is HML Group.

I understand that the landlord may be partially to blame but also HML Lettings management is very poor.

They don't answer phone calls, WhatsApp messages or emails, only on rare occasions.

I have made a complaint to the Head of Asset Management here but rather than seek redress he is trying to deflect blame and comes across as rude and arrogant.

Don't take the other reviews at face value, they are often made up by the staff and employees of HML, just judge for yourself.

HML lettings customer service is about as flaky as my ceiling!

Money grabbers

Money grabbers. Refuse to lower my rent when:

- 24/7 gym opens opposite. I now have 18 treadmills pointing at my bedroom and living room windows.

- Daycare opened up next door. Causing lots of noise during the week and weekend days. I can't hear my colleagues or clients when I WFH.

- Severe pollution - Every shop on the high street that requires tangible product has their HGV drive past my flat. This includes Salisbury's and M&S and they can go past at 2am.

- I have asked them some questions around my rent, the value of the property and the living conditions. They say they are aware but after 8 attempts they flatly refuse to answer my questions.

May can't come soon enough. They're inccreasing my rent and doing this now in Jan 2026 as they know they won't be able to evict me should I challenge a rent increase when the new laws come in.

Awful company, awful service, will tell you they value you, they don't. They value the money you pay them, that is all.

Support with re-possession

When needing to unexpectedly re-possess our property HML supported us through the lengthy legal process keeping us abreast of communications with the tenant, representing us at court hearings and co-ordinating with our solicitors and the local council. The team were personable and professional throughout.

HML Lettings awesome!!

Been a customer of HML for 8 years. Never had any issues. Really good communication. If there is an issue they are quick to rectify the problem and really helpful. Sharon Reed does our property checks and is always polite friendly and personable. When I hear stories from people I know about the issues they have trying to get a problem rectified it’s quite a scary so I’m glad I have a honest and trustworthy company to contact.
